Time is money. One of the oldest marketing techniques involves creating an overwhelming sense of urgency that compels fence sitting consumers to take immediate action.
The “If you snooze you lose” mindset of deadlines and incentives is intended to foment a frenzy of furious activity.
But is a real estate market driven more by complacency than immediacy, it is a challenge to keep buyers inspired to take action. And all too often these days, the only effective marketing tool is undercutting price.

Last week I blogged about not caulking at the base of storm windows, which is a simple no-brainer. Another place that should never be caulked is the space between the siding and the flashing above a window; this piece of flashing is often referred to as drip flashing, drip cap, or head flashing.  Caulking this opening shut is a very common defect, even on new construction.

One of my pet peeves is driving through neighborhoods, trying to locate the house I am to inspect, and see no visible address numbers from the street.  That, or they are cleverly placed in the same illogical spot on every house, but not at all visible from the road.
Such was the case with this house.
Do you see an address?  I don't either.  But it's there.
I knew it was the right house because the one next door had a very visible address.  But not this one.

No, it's not Christmas time, but I guess the government feels like it's time to spend again. Do you have a spot in line for your handout?  The economy is not growing quickly enough, so the economists and the Federal Reserve feel the need to spend more. Besides, there is good fear of deflation and the need for keeping prices higher. So what is Quantitative Easing? -  Quantitative Easing from wikipedia - And we have been through this before. when the government spent an initial $600 billion in November of 2008. Four months later, the Fed added another 1.8 trillion.

I saw two articles that got my attention today. In the first article, Realtors Ask Mortgage Industry to Ease Underwriting Policies, Jann Swanson noted that the National Association of Realtors (NAR) and its President, Vicki Cox Golder, recently "appealed primarily to FHA, Fannie Mae, and Freddie Mac" to make the approval of mortgages easier so that qualified buyers could become homeowners. The second article was the Senior Loan Officer Survey, in which author Adam Quinones expressed that mortgage lenders expect standards to remain tight. Flat out… If a seller expects to earn money from a short sale transaction, you need to re-route their expectations or walk away!

It used to be unspoken under-the-table practice to juice a seller in a short sale transaction.  You know, the 1973 couch is suddenly worth ten thousand on a bill of sale.
But, we must remember that a seller is asking for their lender to take less than is owed.  The mortgage debt that they will potentially walk away from is the only way they profit from the deal.

I was reading AR Ambassador Richard Wessier's recent post "Creating a sense of urgency amid a sea of complaceny" and it got me thinking about the typical attitude of sales people. I must warn you; I am generalizing a bit but I don't think I'm too far off from the truth.
Weisser mentions creating the sense of "overwhelming urgency" to make move people into a buying decision. Making an offer in New York is different from most parts of the country because purchase and sale contracts are not prepared by agents, but by attorneys after agreement and inspections. A few years back, an acquaintance called and asked me to sell his property.   I agreed, I mean...I didn't have to twist his arm or anything.
3 weeks later and after a bit of leg work with my buyer, I had an offer for him.  BUT...so did another agent.  I set a time with the seller and the other buyers agent to meet with myself.
