Sellers, I feel your pain.  I know how frustrating it can be to have a potential buyer view your home 2-3 times, spend an hour on one of those visits, have their agent ask all the "right" questions.  And then, nothing.  Zip. Nada. Zilch.

In the olden days the brick siding you saw on houses was structural.  There were two layers of brick, into what was tied structural members.  The brick was structural, the wood was interior. 
Currently the brick siding you see is a facade, sometimes called a "veneer," and the wood interior is the structural part of the house.
Various construction materials combine to create this newer method, but essentially the brick is set off of the wood interior and exterior sheathing, which is all protected by some form of vapor retardation.
The brick is virtually strapped to the house.

In the past few weeks I simply tried to nod intelligently when I heard "QE2". I tried to decipher the sound "keweeetoo" but didn't get anywhere. Then when I saw the acronym "QE2", I guessed that it had to with the idea of turning around a battleship because a cruise ship is as big as a battleship. What, if anything, does this have to do with the real estate market?

In The Box Applications - 07:13 PM
The title is a play on words because this is really an advanced in-the-field application that is out-of-the-box, but it involves a company called "box.net." I currently use box.net's free application which allows storage of 5GB of data and is being expanded to 50 - it's great for storing and sharing large files as well as getting a collaberative effort  without sending the data to everyone involved.
The video below is an informercial of sorts for box.net's app for the iPad. They took iPads and distributed them to a construction company, and this is a 4 minute documentary/commercial for what transpired.

Should a seller pay for a professional home inspection prior to listing their home? - 12:19 AM
This issue has been brought up numerous times here on Activerain about the benefits of a seller getting a home inspection done BEFORE putting their home on the market.  But I have a couple of questions.

Since all home inspectors must be certified, is the home inspection paid by the seller transferable to the potential buyer?
Is it an actual incentive to be able to say in MLS:  home has been professionally inspected and all items of concern corrected?
What happens if the home buyer insists on his/her/their own inspector who comes up with some "major" items needing correction that … (79 comments)

It is pretty typical to meet buyers at open houses, but I wonder how many agents realize that these encounters are really job interviews? 
Next week my buyers will close on their new home, and I think their story is worth telling.
I met my buyers at an open house back in February.  I could tell by their questions they were serious and qualified buyers.  I stayed in touch with them, but not aggressively.  What I didn't know was they were making a list of potential buyer agents from their open house interviews. Pretty smart!

Robert Swetz (Vegas Bob) wrote 2 interesting posts in the last two days that addressed what he says is the declining number of comments left on posts.   He could be right!  I don't have any stats so I have only my own experience to judge the accuracy of his posts.

CNNMoney has published a piece entitled It Doesn't Pay to Remodel Your Home. Overall, I couldn't agree more, and I have banged this drum for a while. Am I against home remodeling? Of course not. I am against the expectation that you'll cash out handsomely in the current economy. One of the toughest jobs I have had the past few years is convincing home sellers that their improvements did not raise the value of their home, and that their value often declined.

Today I opened an email from my favorate Title Company asking once again if I will be charging a Transaction Fee on our Upcoming closing.  Once again I said "No. I dont believe in them."  A short while later she calls me to get Mr. Sellers new mailing address and laughing she said "I know you dont charge a fee but I still need to check."

Almost every short sale I handle in Sacramento is a rejected loan modification. So, it is rare to have sellers call to say the bank has offered them a loan modification in the middle of a short sale but sometimes it happens. When they ask for my opinion, should they do a loan modification or a short sale, that's really up to them.

        I recently read an article by an agent that essentially argued that part time agents should be considered just as viable of an option as full time agents. On the surface this seems reasonable and she makes some good points, however, her position quickly loses credibility when one understands the difference between a good full time agent and a good part time agent (an agent that is better than bad).

Buyers, or wanna be buyers, sometimes just want to see homes without getting involved in any details. There are plenty of agents who will jump in their car and show a house without first discussing financing and qualifications to purchase. Good for them ;)

We listed a great Short Sale property on Wednesday last week. It was priced just under market value and it was drop-dead pretty--properly staged and showed well. 
As with all our Short Sale listings, we upload a Short Sale Offer Guidelines Document that lays out how we work and the best way to put an offer together.
We were slammed with showings with a total of 17 between Wednesday and Sunday. By Sunday we had four offers for review.  We reviewed them and evaluated them not only in terms of net price but against our Short Sale Offer Guidelines as well.

Home Mortgage Interest Rates Are Heading Up - 04:58 PM
No one has a crystal ball of course, but interest rates are heading up on home mortgages and likely will not come back down to the low 4's for a very long time.
Interest rates are still excellent at approx 4.5% for 30 year money, but considering they was close to 4% or even a bit below for a short time, 4.5% is starting to sound high. It is my opinion that rates are going to be heading up, and certainly anyone knows that they will not stay this low forever.

I am on my MLS's Board of Directors.  Over the past few months we have seen the demo's and sales pitches for all three of these vendors.   I have read reports from WAV and CMLS.  What I am missing is feedback from those who are actually using these products.  Our MLS board is in the process of making a decision on all three of these products within the next few weeks.
