“It’s safe to say that HAMP isn’t meeting its goal of preventing foreclosures,” Representative Maxine Waters said at a House Financial Services subcommittee hearing after the Treasury provided a preview of a report by the U.S. Treasury Department. I Am A Local Real Estate Expert - Zillow Is Not - 02:23 PM
This advice from an associate in Wake Forest, NC, is worth your reading before you decide on the price you want to ask or what you want to offer.   There's a lot of useful information on Zillow, well presented, but Leesa is right - Zillow doesn't "know" as much as the local expert about details of condition and improvements, area amenities, etc.   Use it if you like, but let me back it up with details and listen to me when my detailed analysis differs from what you got there.

When Agents Change Brokerages there is more to consider than a new office or how much is the split!
It seems that agents only want to know what's in it for them, when changing brokerages.  The fact is the other side of the coin is also true. 
Brokers go down a list of wants and needs just like agents.  So if you are an agent thinking of changing brokerages maybe you should also consider the "flip side" of the interview.
Brokers wonder how the agent will increase his or her income.  Take these thoughts into consideration that a broker may be evaluating.

Flying in the "No Fly Zone" for some agents and broker is a business model.
As "Realtors® we subscribe and follow a code of ethics.  Not every agent or broker follows the rules and those that are not part of the "National Association of Realtors" are not bound by our code of ethics.

Have you struggled with a buyer or seller agent not communicating to finalize a sale?
It seems to me in a slow market agents would be on top of every opportunity to close a sale.  Communication can help close a sale faster.  Many agents are involved with other pursuits to maintain income.  This lack of communication creates delays.  The lack of communication shifts the burden to the other agent to do multiple calls, memos, emails and more to represent their clients interest.

Are you the "Bug" or the "Windshield" in your real estate career?
You may not have thought of yourself in such graphic terms.  Sometimes I am the bug and other times I am the windshield.  Other times I am both in the same day!
So let's look at this analogy a little closer.  A bug gets smashed on your windshield.  I don't think I literally get splattered...but the fact that someone else gains control of my situation makes me the bug!

When Buyer's Don't Show it isn't an appreciation of your time or profession.
Some issues come with the business of real estate but it doesn't mean we have to like it!
Do you consider your time important?  I do!  Do you consider your services valuable?  I do!  Do you feel a responsibility to show up on time for appointments?  Of course, if we run late we call to let the client know.  It is time management.
