Is Home affordable Modification Program (HAMP) dead? It seems so, here in Orlando, Fl. - 09:32 AM
“It’s safe to say that HAMP isn’t meeting its goal of preventing foreclosures,” Representative Maxine Waters said at a House Financial Services subcommittee hearing after the Treasury provided a preview of a report by the U.S. Treasury Department. According to the report, homeowners are dropping out of the Obama administration’s foreclosure prevention program at a faster rate than they are joining it. Bankers, housing regulators and members of Congress agreed on this much in the week's second congressional hearing on foreclosure problems: The system needs fixing. Borrowers aided by the Home Affordable Modification Program grew to nearly 520,000 in October, up (0 comments)

I Am A Local Real Estate Expert - Zillow Is Not - 02:23 PM
This advice from an associate in Wake Forest, NC, is worth your reading before you decide on the price you want to ask or what you want to offer. There's a lot of useful information on Zillow, well presented, but Leesa is right - Zillow doesn't "know" as much as the local expert about details of condition and improvements, area amenities, etc. Use it if you like, but let me back it up with details and listen to me when my detailed analysis differs from what you got there. I can't even generalize about the accuracy, because I've seen some Zestimates that (1 comments)
Serendipity - Steve's Mom and the Contractor - 03:39 PM
Is this kind of story appropriate for Active Rain, and where should it go? Or what else should I do with it? I have dozens, and I expect every agent has some to contribute. I'd love to see a lot of them. Over the years, I've had a wonderful time with serendipities - the unecpected coming together of people and needs that keep life fascinating. Some are funny, some are moving, some are puzzling, and some are providential. Here's one from the collection. STEVE'S MOM AND THE CONTRACTOR Mrs. C. was nearly blind and very hard of hearing, and she had recently lost (2 comments)

When Agents Change Brokerages - 11:46 AM
When Agents Change Brokerages there is more to consider than a new office or how much is the split! It seems that agents only want to know what's in it for them, when changing brokerages. The fact is the other side of the coin is also true. Brokers go down a list of wants and needs just like agents. So if you are an agent thinking of changing brokerages maybe you should also consider the "flip side" of the interview. Brokers wonder how the agent will increase his or her income. Take these thoughts into consideration that a broker may be evaluating. (8 comments)
Flying in the "No Fly Zone" - 12:42 PM
Flying in the "No Fly Zone" for some agents and broker is a business model. As "Realtors® we subscribe and follow a code of ethics. Not every agent or broker follows the rules and those that are not part of the "National Association of Realtors" are not bound by our code of ethics. Recently a small broker gained access to a property without permission. No one was home and the home was in the foreclosure process. The next step by the fearless broker was to remove all the belongings in the home and discard them. The lender (out of state) told the (4 comments)
Underwhelmed with Agent Communication? - 01:22 PM
Have you struggled with a buyer or seller agent not communicating to finalize a sale? It seems to me in a slow market agents would be on top of every opportunity to close a sale. Communication can help close a sale faster. Many agents are involved with other pursuits to maintain income. This lack of communication creates delays. The lack of communication shifts the burden to the other agent to do multiple calls, memos, emails and more to represent their clients interest. This can create anxiety for the other party in the transaction. This can also cause a client to abandon the (8 comments)
Are you the Bug or the Windshield? - 02:14 PM
Are you the "Bug" or the "Windshield" in your real estate career? You may not have thought of yourself in such graphic terms. Sometimes I am the bug and other times I am the windshield. Other times I am both in the same day! So let's look at this analogy a little closer. A bug gets smashed on your windshield. I don't think I literally get splattered...but the fact that someone else gains control of my situation makes me the bug! When I maintain control I am the windshield. I know what is happening and orchestrate the selling or buying process (4 comments)
When Buyer's Don't Show! - 02:48 PM
When Buyer's Don't Show it isn't an appreciation of your time or profession. Some issues come with the business of real estate but it doesn't mean we have to like it! Do you consider your time important? I do! Do you consider your services valuable? I do! Do you feel a responsibility to show up on time for appointments? Of course, if we run late we call to let the client know. It is time management. When clients don't show and do not call...unless they have a very good reason...I have them find other representation. My time is valuable. My personal thoughts (5 comments)

Making an Offer on an FHA/HUD Short Sale - 01:15 PM
HUD's PFS (Pre Foreclosure Sale) Program is unexpectedly straightforward. Especially given the myriad of conventional short sale horror stories we've been reading and hearing about over the past three years. Three, clearly written pages providing guidance on how to achieve a successful FHA/HUD Short Sale. What a great tool for both Seller AND Buyer agents! HUD's PFS Program is, and has been, FHA's clear cut version of the complicated, non-enforceable, HAFA Program. If you're the listing agent, you can request a copy of the lender's FHA appraisal and then, simply do the math. FHA As-Is Fair Market Appraisal = $150,000 Home (0 comments)
Refi and Rent Out to Buy New? What Not to Do ... - 03:11 PM
Buying a new home and renting out the old one Realty Q&A - MarketWatch. Written By: Lew Sichelman. The author and nationally syndicated columnist is also a contributor to RealtyTimes® and HouseLogic ... the latter being a subsidiary of the National Association of Realtors®. Did Mr Sichelman really write and recommend the following strategy? "... But the only way you can pull $50,000 out of your present abode is to refinance. And to do that, you’ll have to certify that you will occupy the place. So don’t let anyone in on your plan, especially your loan officer. And don’t buy your (1 comments)
National Diabetes Awareness Month Continues - 04:15 AM
National Diabetes Awareness Month Continues and there is still time to make a difference. This is a very important cause as diabetes is a chronic illness that kills an estimated 200 people per day across the United States. Without proper treatment and management of the disease, diabetes can lead to heart, kidney and eye disease, erectile dysfunction, nerve damage, and eventual death. There are a number of organizations that have pledged to lend their support to educating the public and finding a cure. You can help them by conducting your routine business with these Companies. Reblog of Richard Zaretsky: SAVE A LIFE AND YOU SAVE THE WORLD - DO OUR CLIENTS NEED US TO AVOID DISPARE? - 09:27 AM
Richard Zaretsky does a great job in this post of telling how recession is a very personal matter, more than it is just a set of statistics mouthed by media pundits. Many Americans have "hit bottom" very hard, and stats are not adequate to tell their stories. NOTE: If you find the story Richard relates touching or compelling, I suggest you pop over to his blog and "Suggest" it. . . . . . __________________________________________________________________
