Cedar City Localism Post...The Garden House Restaurant.... - 02:41 AM
The Garden House is a great restaurant in Cedar City.  The building is one of the great older homes in Cedar City.  It is a couple of blocks East of Southern Utah University.  It offers contemporary faire with some fun twists.  It is a medium priced restaurant, by that I mean that Darcy and I can usually eat for for around $45.  There are some menu items that may raise this a few dollars, but it is still very reasonably priced.
The interior is quaint, they do have a room large enough to accomodate small business meetings, and in the Winter … (16 comments)

Buyer's Agents are the Unsung Heroes of Short Sales in Sacramento - 10:50 AM
Keeping buyer's agents happy is a huge part of my job. Because if a buyer's agent ain't happy, that short sale ain't closing. Buyers agents have an enormous job in any Sacramento short sale. They are the magical key. They are the hard-working, behind-the-scenes guys who manage buyer expectations. They can dance on the head of a pin barefoot -- and I'm sure to some agents it feels that way.
Because waiting for short sale approval can sometimes be a long and scary road for a buyer. A buyer needs to rely on his or her agent for support. That agent, … (8 comments)

Big Name, Tiny Name Brokerages - Each to His/Her Own: Agents & Consumers alike - 08:03 AM
So 2 featured posts this morning already had my brain running at 100mph. That's why I love checking in on AR as the first order of business. You guys are too brilliant and I'd love to join the pact.
Scott Peterson talked about the Death of the Franchise. Then, my awesome friend, Tom Branch shared his opinion on Another Perspective of the Death of the Franchise. There is no right or wrong. Some agents get to keep more income at the end of the day because there are no franchise related costs to pay. But then, there are some agents like … (53 comments)

Know Why You Want To Say Something BEFORE You Spit It Out!
Have you ever said something to someone and the reaction or the words that came back to you were TOTALLY NOT what you expected?
Have you ever said something to someone and the reaction or words that came back to you were TOTALLY what you expected BUT YOU'RE NOT HAPPY WITH YOURSELF FOR DOING IT?
Have you ever disclosed something about someone to make yourself look better?

Chester County's Best Kept Secret for a Great Price! - 03:50 PM
With a large family, of 8 kids, we are always looking for something to do together as a family to get the most bang for our buck. Think about it, if we go to the movies at $8 a piece, and everyone gets popcorn and a drink, we are way over $100, for a two hour afternoon. Also, with age variance in our kids from 4 to 17, it is difficult to please them all at once. (if not impossible :)
As winter drew near last year, I loathed the thought of being stuck in the house all winter, as the … (1 comments)

Congratulations Town of Amherst holds line on property tax rate - 06:13 AM
With many towns and cities in New Hampshire and across the country feeling the bite from the recession and spending cuts and revenue losses, we applaud the hard work of the folks at the Town of Amherst who held the line on spending and held taxes to a small increase for Amherst residents.

The new tax rate is $20.48 per $1000, an increase of just $.29 from last year.
In Amherst, the small increase is largely due to a drop in the county portion of the bill, along with minor increases of a combined 33 cents per $1,000 … (10 comments)

Greenleaf Street Merrimack NH - One lot left in this neighborhood - 11:39 AM
We just went under agreement with another wonder couple on Greenleaf and have one 2.25 acre lot left. This is the last unbuilt lot in the subdivision.   These are custom built homes by North View Homes of Merrimack.  This has been a very desirable neighborhood - its location and access to highways and Southern Merrimack and Nashua make it a sought after new neighborhood in Merrimack.
This is an example of what your new home on Greenleaf Street Merrimack NH can look like.
Call Rene for details, plans and specs-or bring us your plans and we'll price them for you.

Sexiness Is SO In The Eye Of The Beholder - 11:13 AM
PEOPLE magazine recently came out again with their annual SEXINESS MAN ALIVE issue. Each year they pick one man to prop up their sales supposedly for their WOMEN buyers. It is cheesecake (beefcake?) of course and I always wonder where the Sexiest Woman Alive issue is. I guess that is the Swimsuit edition of Sports Illustrated for the guys in FEBRUARY.
But translating this to real estate,
Sexiness Is SO In The Eye Of The Beholder.
Walking into that WOW dream house, especially for the woman buyer, THEY JUST KNOW. Sexiness and beauty is very individualistic, and you can be fooled … (14 comments)

Are You Becoming A Chessmaster Of Your Business? - 03:48 PM
The ranks of the real estate agents and others in the housing-related industry are being thinned due to a tough economy. There is also shifting demographics to the younger buyer as well who finds you, finds properties, and communicates differently than previous generations.
Are You Becoming A Chessmaster of Your Business?
In other words, working smarter, embracing new tools, remaining open minded, and moving on from old school techniques that are not nearly as effective as once were? If you were developing a course to be a chessmaster, a real thinker in your business and not just playing tiddly winks thinking … (16 comments)

The Gray Area of Hyperlocal Blogging - 10:54 PM
Hyperlocal blogging has so much room for misinterpretation.  When you are writing to promote a local Chamber of Commerce event, the annual holiday parade in your city, or the grand opening of a new restaurant in your town, someone who finds your wonderful hyperlocal post could easily perceive the content of the blog and YOU as one and the same.  In other words, if you are creating awareness of a particular upcoming event in your local area, that must mean that YOU are the event organizer or representative!  Afterall, the webpage has your photo and contact information mentioned on the righthand side.  What else … (9 comments)

Before you get started with all your Thanksgiving Day traditions, start a new tradition and head out to Columbia Park in Kennewick for the 7th Annual Turkey Trot. The Turkey Trot is a great way to get the whole family out for a little bit of exercise and fun as well as a way to help out a local organization, the Benton Franklin Chapter of the American Red Cross. Photography Webinar from REALTOR.org - 07:30 PM
Can you believe I had to find about a REALTOR.org photography webinar from Flickr?  The group I found this on is for professional real estate photographers so they didn't think much of it.  This webinar is not going to teach you how to take photos just like your local professional photographer, but it just may help improve your listing photos.  I don't agree with these guys on every point, but overall they give good advice and tips.

I’m not ready… What to do when you become old and your kids decide to grow up without permission - 02:11 AM

This week was a hard week for me, despite being on vacation. Business is good, life was good… until I got the email from a friend who said his son was wanting my daughter’s email address. That is when panic hit me, my daughter is growing up.
Now, the only thing that is keeping my mind at ease is that they are 2 states away. But, they are thinking about moving back to Oregon this next year. I think I may have to sabotage my first home sale. I’m not ready to have a boy in the same state … (23 comments)

It may be hard, but don’t let you home get lost among all the others this winter…SELL IT! - 04:44 PM

There are many homes for sale at this time here in the Beaverton area of Washington County, but that doesn’t mean yours has to stay one for very long. When there is a lot of competition, you need to make sure you hold your hand up high and get noticed above the crowd.

What does that mean? It means that you have to make sure when someone sees your house, it is the one they remember when it comes time to write an offer at the end of the day.  Most homes are the perfect one, but most buyers … (8 comments)
