Being in Property Management BY ITSELF is a huge chunk to deal with especially at this time of the year.  No matter how well the tenants have been screened, it seems to NEVER FAIL that managers report a lag in payments in this season at a rate of 10 to 20% of late or NO collections!  From the rents expected to recover, some may not be seen until income tax refunds come in from rapid filing!  Tsk The Season!

Of course we all know that granite countertops are popular.  Granite is so popular that it is now popular to be against granite countertops.  Solid granite, no matter the thickness, is expensive to install.  Some people think that installing granite tiles is just as good and most people will equate it with a sheet of granite.  Sadly, not so, buckoo.  It might be granite but there are grout lines. 

I personally dislike tile countertops - ceramic being the most popular - because of the grout issue.  The tiles look wonderful but all I see is raw poultry liquids being absorbed into the grout and … (51 comments)

it's not enough to be known by your friends, family and co-workers.   If your name is known by only 100 to 1000 people in your city it's not enough.  It's not necessary that they know you personally, but it is vital they know your name and associate it directly with real estate.
This is branding.   It's making your name synonymous with your profession.  When people think of hamburgers they automatically think of McDonald's..  When they think of facial tissue, Kleenex comes instantly to mind.   You get the idea.

The Crazy offer we all get them..........So the other day I received a crazy offer I have on a short sale I start to review the offer and here is the offer (basically)
Offer price $158,000, asking $179,000

I was visiting with one of my former clients, and we started talking about listings.  She shared with me that she sees a lot of websites online with listings of homes in our area.  We had her home listed but unfornately did not get it sold.  She next talked about how inexpensive it must be to list a home nowadays with all of the online technology.  I quickly corrected her by running the cost we real estate professionals incur when listing a home for sale.

I took a continuing education class taught by Barbara Dawson yesterday about Historic Homes and Historical Districts in Boise, Idaho.  It was interesting to know that facades of buildings can be identified and appraised and then set in perpituity, so that the owner of the building is still required to maintain the exterior, even though a not-for-profit now owns the facade.

Recently, John Paulson declared that today's record-low interest rates made this the best time to buy homes in fifty years.

Did you know…the first known Thanksgiving took place on September 8th, 1565 in Saint Augustine, Florida when Spanish settlers held a Mass of Thanksgiving after arriving safely in the New World?  
 
English settlers in the Virginia Colony held a similar day of thanks in 1619. Two-years after that, the colonists at Plymouth Plantation celebrated the most famous Thanksgiving, during 1621.

Balancing the news: National vs. local home prices - 07:21 AM

 
We’ll likely hear a lot of this over the next few days; “National home prices down 29% from April 2006 peak”.   This is according to CoreLogic’s* September Home Price Index (HPI), released yesterday. 
While this makes for a shocking good headline, you probably won’t see it put into context.  In other words, of what use is this statistic to you, the consumer?  The answer is, probably very little.
