So You've got an accepted offer on your House? - 09:09 AM
Most Home Owners think that once they have an accepted offer on their house the process is over.  Far from the real truth about Real Estate in Wisconsin.
1) Earnest Money - the glue that holds a deal together
2) Home Inspection - many times a deal will fall apart because of defect issues regarding the house and buyer and seller cannot come to terms on who should be responsible for the repair and to what extent.
3) Radon
4) Loan Appraisal - if the home doesn't appraise high enough, there may have to be a price reduction or the buyer will … (2 comments)

Selling your Home during the Holidays - 09:16 AM
Thanksgiving is over and Christmas is staring us in the face.  Why not sell your house now?  Many Home Sellers don't believe that this is a good time to sell a home in Wisconsin.  The realty is that even though there is a lot less people looking to purschase a home. the buyer who is looking now IS A SERIOUS BUYER!  The #1 month of the year for relocation home purchases is January.  When do you think those buyers are looking for homes?  You guessed it.  So don't think that selling a home in November or December is mission impossible.  There … (2 comments)

I Love to Sell Real Estate - 09:24 AM
I love to sell Real Estate in Wisconsin.  It is such a privelage to represent Sellers and Buyers in one of the most important decision of their lives.  For most people in Wisconsin, the selling or buying of real estate is a complex problem and it is my duty to make it as simple for them as possible.  You do this by explaing the real estate market to them in detail.  Next, by keeping your buyers and sellers informed along the way and keeping them updated with market reports and an update as to their competition. Then guiding them through the accepted … (2 comments)

A Beautiful Morning in Germantown Wisconsin - 09:31 AM
Today it is sunny and about 35 degrees out.  Just enough a delicious Thanksgiving dinner yesterday and everyone is going crazy today at the malls.  I fine great comfort to instead relax in my home by the fire and reflect on all the good that has transpired over this past year.  Real Estate has seen another tough year, but we have helped a great many families in the Purchase or the Sale of their home.  Every success brings some joy to all.  Today is that day to sit back and be thankfull for everything good that has happened over the year … (0 comments)

Selling Wisconsin Real Estate in November is Slow? - 09:41 AM
I was always told that selling Real Estate in Wisconsin was slow. So far this November I have gotten accepted offers on:
Home in Lisbon - I represented both the Seller and Buyer.
Lot in Germantown - I represented the Seller and Buyer.
House in Germantown - I represented the Seller.
House in West Bend - I represented a Short Sale Seller.
House in Hartford - I represented a Short Sale Seller.
House in Richfield - I represented a Buyer.
House in Menomonee Falls - I represented a Buyer
And on the last day of the month I am showing a commercial property … (0 comments)

Winterize Your Home - 09:48 AM
Wake up it!  Did you forget to do something this Fall?  Winterize your home now!  There is plenty of Winter ahead of you to ignore any winterization.  Have you replace your screens with windows?  Have you called the HVAC repair person to check over your furnace?  Have you had your chimney swepted? Haveyou added any extra insulation in the attic?  What you waiting for?  Now is the time to protect your Real Estate Investment and your pocket book.  Nothing like feeling safe and comforable in your home.

Why do people Buy Real Estate - 10:07 AM
Why do people buy Real Estate?  For most persons it is because of a life change.  It could be a growing family. It could be a shrinking family.  It could be because of a divorce.  It could be because of a job transfer.  Whatever the reason for the move the most important reason comes from the pride of ownership and wanting to give your family a place they can call theirs.  Nothing like doing projects in the basement or in the house that you and your family will enjoy.  There is no way to measure the value of that emotion.  Owning … (0 comments)

Are you Stressed? - 10:24 AM
* You can totally eliminate the atress of the day through the use of meditation.
* Meditation means focusiing on a word or idea repetitively with your eyes closed in a relaxed position.
*Do this in a quiet setting.
* It is best done while sitting in an easy chair.
*If you lie down you will probably go to sleep.
*Uncross arms, legs and hands.
*Close your eyes.
*Plan on 15 - 20 minutes of meditation time.
*The affirmative statement or word selected will prompt a slower brain rhythm activity known as "alpha".
*Your head will normaly dip toward your chest.

Determining Factors of a Qualified Prospect - 12:36 PM
Do they want it? Do they have to have it? Those are the key questions to review in your head while talking with the prospect. If they are hoping for or would like something to happen, the likelihood of it happening diminishes.

1. Strong motivation
Motivation is simply the desire to do something. The stronger the desires on the part of the Buyer, the easier it will be for you to satisfy or even exceed their expectations. The stronger the motivation, the lower the expectations they will have for a property or your service. A low motivation prospect is willing … (4 comments)

Can you trust your Realtor or your Inspector? - 03:18 PM
It's been bothering me for weeks now.
I got into an online exchange (or maybe it was a spirited debate, no - I think this qualified as an argument) with another inspector about a very basic concept.
Specifically, it was his core belief that Realtors are all money hungry bastards whom buyers shouldn't trust, and any inspector referred by a Realtor is a corrupt puppet who also isn't to be trusted. (Ok, I am paraphrasing there, but that is the gist of it).
Needless to say, since my wife is a Realtor and I am a Home Inspector, I got pretty … (195 comments)

Split faced concrete block problems, the second phase. - 11:56 AM
I have blogged before about a type of masonry called split faced concrete block. It looks like the old cinder block, but has a rough exterior surface so that it looks like stone. The problem is that in this area (the Chicagoland area) it is not compatable with our local weather conditions. We are too wet and too humid in Chicago.
The original set of problems was water intrusion through the block, water stained walls, water leaking from above the windows and mold formation. Now we are starting to see problems with structural failure. We are seeing the water in the … (0 comments)

Paying it Forward - and was Thanked! - 12:01 PM
Many of us will highlight local features, restaurants, stores, etc which we like and think others might have the same opinion.
In September, Benicia had a Handicraft Fair.  Local vendors and vendors from far flung locales comes with their products to entice the shoppers to try.  I blogged for several days on my finds.
One of the products I bought and just love are the Whitehall Candles.
Lo and behold recently I received a handwritten note thanking me for the blog.  It was one thing to pay it forward, but to be thanked when you least expect it, is very special.

What Do You Do With That Leftover Turkey? - 09:20 AM
The day was grand...all the family ate all they wanted and got out of there.
You were left with a kitchen that looked like a war zone. You laugh now... but you had earlier been pondering whether you had baked a large enough turkey. God forbid that you run out of turkey while the relatives are filling their plates!
What is left as your tired eyes survey the carnage, is loads of turkey meat left in the platter.
Your stomach is probably telling you that it can't take any more suffering. I know my belly felt like a balloon last night … (17 comments)
