It is human nature to become defensive when provoked. There are many times when someone does something that irritates, annoys, or devolves to the point of making us angry.
And often our response to being rebuked is to fire back.This can escalate into an adversarial posture that is beyond reconciliation.
But there is no benefit to be derived from a severed relationship. Zero, Zilch. Nadda. None!
As long as the bridge remains unburned, there is still an opportunity to extract something positive at some point in time. There is nothing to lose and everything to gain.

As a builder we always had someone on the job called “Gofer.”  You know the guy---that has to “gofer this” and “gofer that?”  As a worker, before starting my own business, I paid my dues as a gofer too.
One of the best gofer stories I remember is when I was being a gofer for my dad.  My Uncle Bob---who worked for my dad----sent one of the newest gofers (with less seniority than me) down to the local auto repair shop to get a muffler belt.  Another time is was to the hardware for ten pounds of 17 penny nails.

It sometimes seems like Monday's come really really fast. The weekend screams by and bam the beginning of another work week. I kind of like Monday's even though they're often hectic and "all over the place". I like a new start. I like beginning a week that has some things already sketched in, but I can also plug some apointments in that just involve me and my family. I can also set aside time for long term strategic planning.
So bring it on Monday - I want to organize and plan the rest of my week!!

Well, we've all had them. Here in Windsor, CT, or where ever you are, we've all had them. Those "buyers" who call us and want to see a house....now....or at least VERY soon.  My policy is to ask first if they are either
1.  working with an agent
2.  pre-qualified or pre-approved by a lender
Of course, those are the same two questions I know most of us ask first. And then we will get into a conversation about the property they called on, what they are looking for, time frame to buy, wants, needs, price range, etc. etc.

Here's What You Can Do With Your "Drive by" BPO! - 08:00 AM
We all get them.  You know, calls from evaluation or foreclosure services that want a "simple drive by BPO"?  For you folks not in the business, BPO stands for brokers price opinion.  
I've done these forever and they use to really be "drive by" and I could send in my "opinion" of market value on one sheet of paper I typed myself and I was paid a whopping $35.00 and sometimes I even hit the big time and got $50.00.

Winterize Your Hose Bibs - 05:34 AM
Every winter, and depending on where you live maybe even before right now, you must winterize your exterior hose bibs.  That demands that you turn off the handle of the interior valve which services each hose inside.  Then you must open the handle of the hose bib outside.  And if you loosen or remove the cap of the bleeder valve inside it will break the vacuum inside the pipe and drain any water out.

I haven't delved into the world of YouTube videos just yet but I am many, many steps closer. Since I started paying attention to YouTube testimonials, the pros and cons of video advertising and the realization that not enough Realtors use this tool in their marketing arsenal, I've come to the conclusion that YouTube is a must, or at least it's a must for me!

Fear, uncertainty and doubt - the triumvirate that make up FUD seems to be the order of the day in the housing market and indeed in the country's mood overall.
I can't say that I blame people for being fearful about things, maybe about the future. I think the people who do the "Fear This" signs for the back of pickup trucks should do one with Senator Mitch McConell's picture on it. 195,376 Members as of November 8, 2010.  It's a HUGE number, but 200,000 members is just around the corner and the number will grow further.But of that membership, how many people do we REALLY interact with?  100?  200?  A 1000? OK...Most of us (at one point) have had to write an offer for a client without actually having seen the property ourselves.  I can count about 3 times where this has happened, and in two of those instances we ratified successfully.  As i recall, there wasn't much drama...the homes were fairly straight forward and the disclosure packages were complete (enough) to go in with a well calculated bid given the surrounding comps, etc. 
Then there was TODAY.

While so many people gravitate toward Facebook and Twitter, we believe it is still important to have a presence on LinkedIn so you can get noticed by future clients, the local business community, and even other agents.
A lot of agents I know seem to feel that LinkedIn is a waste of their time. The say that Facebook is a better use of their efforts and don't see a need to spread themselves too thin. I have this friend.  She and her boyfriend are looking for a home in Howard County, MD, and they have a specific budget in mind.  Here's the issue:  $300,000 in Howard County doesn't go far.  I know this from personal experience with my own recent home search.

There are two things in real estate that are undeniable. This business often comes down to who is the last person standing. And like most things in life, quality almost always wins out over quantity. If you are a survivor, you will get to enjoy that quality. It may be working with that difficult client, or dealing in a super competitive market. This past week I received a contract on one of my properties that was a hand written one page contract.  In trying to decide how to deal with it (which is another blog forthcoming some time soon) I was reminded of a contact from a few years ago that is in a file in the bottom of my credenza.

It started with a phone call from a friend.  She told me the story of a man in her church who was in dire straits.  No longer able to stay in his house with dwindling funds and limited income, something had to be done and it had to be done now.  My first visit to the little house was in early March.  The weather was so cold, my breath hung in the morning air.  A sweater under my down jacket and a scarf around my neck warmed my torso, knee high boots, and gloves protected my extremities,

Winterize Your Hose Bibs - 05:48 AM
From the "don't believe everything you read" school....just do it...even the ones advertised to withstand cold temps...ewww...maybe not.  Just do it.  Better safe than sorry.

Every winter, and depending on where you live maybe even before right now, you must winterize your exterior hose bibs.  That demands that you turn off the handle of the interior valve which services each hose inside.  Then you must open the handle of the hose bib outside.  And if you loosen or remove the cap of the bleeder valve inside it will break the vacuum inside the pipe … (2 comments)

Why not YOUR HOME for the Holidays.....Feed it Forward... - 06:08 AM
      It is easier than ever to be a little thoughtful....these days in some places things are a little harder than they have been in years gone by.  It would seem that there are  more divorces...some people are less able to travel with less or no time away from work...or no work to have time away from....
   We know that you know someone who is....recently separated, widowed or divorced, has family that lives too far away to come home for Thanksgiving....may not have the financial means to celebrate with all the trimmings....needs to be a welcome guest with friendly people.

October 2010 Darien, CT Real Estate Stats - 04:45 PM
The Real Estate picture is turning around nicely for Darien, CT.  So far for the first 10 months of 2010 we are seeing a rebound in the median home price which fell from a high of $1,437,000 in 2007 to $1,143,500 in 2009. This year so far it is closely back to 2008 levels at $1,325,000.
In 2007 the sales volume was 342 home sale for the year falling to 187 &182 for years 2008 & 2009. This year, trending with the median home price, volume so far is 216.  This is definately a market on the rebound!
