I left my purse in the cart in the parking lot with CASH in the wallet - 11:48 AM
I was Christmas shoping and loaded my bundles into my car...Off I went to run another errand and get eveyrthing done before another appointment. In about 2 minutes after I had left the store parking lot, I thought....where is my purse?
I stopped and searched the car and the bundles and thought back and clearly remembered it sitting in the shopping cart.  In my haste, I had left it in the cart.I pulled a quick U-EY (sp?) and drove back to the lot..the cart was exactly where I left it and no purse in sight... Oh well, heavy sigh, let me go … (14 comments)

Excellent Customer Service Is Like Walking Inside A Beautiful Home - 02:05 PM
Excellent Customer Service Is Like Walking Inside A Beautiful Home.
You feel it. And it feels VERY GOOD. Phone calls are returned the same day. Emails are returned within several hours. You make your face to face client a priority when with them. Your staff and voice mail all work in partnership to provide you a great image. You periodically stay in touch with clients by mail, email, or send articles, ideas, and point them to resources that are non promotional.

ALWAYS be soft selling, nurturing clients, and provide nothing less than "white glove service." Your clients will feel they are … (11 comments)

November 2010 Market Statistics - 08:03 PM
Livingston County Michigan stats for November 2010 are as follows:
For homes, 154 units sold. The average per month sold (inlcuding November) is 175.8 units, so it was definitely a slower month.  With 1,199 homes listed, this reperesents a 6.8 month supply of homes from which buyers can choose. The largest price segment as far as supply is in the $400,000 and higher market.  Homes priced under $150,000 move much faster.
With condominiums, 26 units were sold in November.  This is right at the 12 month moving avverage of 25.3 units sold.  There were 136 condominiums on the market in November, … (0 comments)

MR. CONSUMER, ARE YOU REALLY INTERESTED IN BUYING A HOME? OR, ARE YOU JUST PLAYING A BOARD GAME? - 07:25 AM
More great insight from Lenn!
you are so right. These pretend buyers waste everybody's time including their own. IMO, if they value their own time that little,,,what could they possible think of mine?????
I don't have time or paitence for these folks,,,,besides, they can make you look like the "agent who always low balls". This can hurt your Real Buyers & cost them in the long run.

Competition heats up in Beaverton for the under $150,000 homes - 01:06 PM

Competition is heating up in Beaverton for the under $150,000 homes. More and more renters are getting their new lease agreements and realizing that their landlords are raising their rent. Combine that with the prices still dropping in Beaverton and you have more and more people seeing that they can get more home for the same money if they buy.

There is only one problem! When you have more buyers than sellers you get the traditional supply and demand model where prices start to rise. But, this time there was something that the normal supply and demand model doesn’t … (6 comments)

How times have changed! What happened? - 04:47 PM

Can you imagine growing up in this I’m guessing around 600 sqft home with mom, dad and 4 brothers and sisters? That is exactly what a lot of families did in the 1800s, the house was a shelter and a place to sleep nothing more. If you wanted to have fun you went outside and played, there was no TV, Video games. What happened to those times?

Looking to Recoup Your Home’s Lost Value? It’s not Happening—Ever! - 11:04 PM
***REBLOG***
John has a sobering message in his post below. Homeowners who used their homes as piggy banks, or retirement plans, will never recover the lost equity.
There will be a steady progression of home price increases, but nothing like we saw a few short years ago.
This is excellent information to share with your sellers.

I’m still surprised by the number of people who believe that home values will magically return to those of 5 years ago; and if you are one of those looking to recoup … (5 comments)

PENDING HOME SALES SURGE IN OCTOBER - 02:12 PM
The National Association of Realtors’ Pending Home Sales Index jumped 10.4 percent in October, continuing an upward trend since bottoming in June. The index, based on signed contracts during the month, is 20.5 percent below last year’s level, which was elevated due to the homebuyer tax credit. Lawrence Yun, NAR’s chief economist, said it was encouraging to see double-digit gains and feels the market, though uneven at times, is clearly in a recovery phase. More here and here.

Maine Land For Sale Means Always Supersized, Big Amounts For Little Money, Bought Cheaply. - 08:56 AM
It's no secret anymore that when you find a property listing of Maine land for sale, it is a given that like McDonald's without being asked, it is super sized, big quantity. No one goes away hungry when you buy Maine land. It's a given, nothing new just always this way. Just established long ago due to big supply, being a little bit up the pike, Interstate 95.
Examples from the Maine real estate land property listings chocolate box.  Here is nearly 200 acres of Maine land for in the $70's price bracket.
Thinking this is like the Big Box stores and their … (6 comments)

Redeem Those Active Rain Points For A Deluxe Toaster, Blender, Monogramed Golf Bag. - 03:03 PM
The points you accumulate on Active Rain just blogging consistently on your real estate, your local area and showing who the heck you are, the peddler of the property listing taxi up here in Maine. Wouldn't it be neat to redeem them for special prizes, sea cruises like you do with credit cards?
And used to do in the age of green and gold stamps as a kid with your mom to get a new baseball glove for two and a quarter books.
(Gulping down a glass of cold fresh Maine water, the kind without floride or tasting/smelling like Chlorox.)Well, hopping … (4 comments)

You Want The Good News Or Bad News About This Maine Dutch Colonial Home Property Listing? - 05:41 PM
Earlier in our 30 year real estate career we listed, sold this 64 Military Street Houlton Maine home, and it was top knotch, loved, pampered, spotless, maintained. Always. That's the good news. That is was better built, and had much of its life with folk, a family on board who took good care of it.
Ready for the bad news?
Year ago, the new family that owned it that had one heck of a little league pitcher on our Mooers Realty baseball team that helped win the team the town championship. But then everyone in the family picked up, moved away, quickly, … (2 comments)

Finding Information on Snow Closings and Delays for Fairfax County Residents - 07:38 AM
Finding Information on Snow Closings and Delays for  Fairfax County Residents is not difficult, but it can be helpful to know exactly where to go when the snow hits the ground. For the second morning in a row, I woke up to winter weather information. Both days, the snow missed my community entirely,  but it prompted me to gather the necessary information about school closings. Snow on the ground will often create a 1 or 2 hour delay for Fairfax County Public Schools. Don't assume that the story ends there; Officials will sometimes revise the plan as the morning goes on and they get more … (5 comments)

Delaware Mortgage Rates - Tuesday - December 14, 2010 - 12:58 PM
Delaware Mortgage Rate Advisory for Tuesday December 14, 2010
Tuesday's bond market has opened in negative territory following much stronger than expected economic data. The stock markets have reacted favorably to the data, but not by as much as I would have expected after seeing the data. The Dow is currently up 55 points while the Nasdaq has gained 9 points. The bond market is currently down 12/32, which will likely push this morning's Delaware mortgage rates slightly higher than yesterday's morning pricing. Preventing more of an increase was strength in trading late yesterday. The first of this morning's two highly important reports … (0 comments)

Short Refi Program is Here! - 04:43 PM
Short Refi Program is Here!
We are now starting a Short Refinance Program (aka negative equity refi or underwater refi).  This means people who owe more than their value can refinance to 97.75% of today's appraised value and today's low rates.  The hard part is negotiating with your current lender to reduce the debt.  Because of this, we will only start with 5 in the entire office until we start to see the success.  We currently do this for Reverse Mortgage, but it is much harder to tell a current lender to accept 60% of the value and lose money they are … (1 comments)

Some Positivity from a Mortgage Professional - 04:44 PM
Some Positivity from a Mortgage Professional
Yes, I know it’s rare in today’s market to hear some positive words coming from a Mortgage Professional, but the truth it I couldn’t be more excited about the future of MY business.  I helped our company start a specialization in the Reverse Mortgage almost 3 years ago.  We were only 3 Mortgage Loan Originators (this is our new name, MLOs), and grew to 15 and were ranked #2 in Florida and #25 in the US among Reverse Mortgage lenders for our activity in early 2010.
So we had huge success during 2 of the … (0 comments)

Are you a Buyer that Google's the property addresses? - 04:24 PM
If you are searching for homes that are on the market and utilizing websites that are not giving you the "full story" you might want to re-think your approach.
If you have an agent working for you - GREAT - if they are doing a good job and staying in contact with you - that is rare indeed.
Let them work for you - they know the best way to find the homes that match your criteria.  With all of the Real Estate websites that are in operation, there is no guarantee that what you are looking at is actually available for … (3 comments)
