5 Tips to Prepare Your Home for Sale - 02:42 PM
5 Tips to Prepare Your Home for Sale

Selling a home in this market may seem difficult for some homeowners but it's not impossible! If you're planning on selling your home in 2012, consider these five tips to get your home ready, doing so will increase its value and shorten your sales time.
1. Should I have a home inspection?
It all depends. If you have a newer home, say a house that was built within the last ten years, we don't think it's necessary for you to get your home inspected. However, if you have an older home and you know there … (4 comments)

My Own Christmas Gift ~ What Could be Better than this! - 03:33 PM
It's been a rough year, a very rough year (you know what I mean). But despite the challenges of 2010 we are very happy. Happy because two months ago we had a beautiful baby boy, his name is Carson James and we want to share the joy with you!
We're going "low-key" on Christmas gifts this year for obvious reasons, but this is our very own Christmas Gift and what could be better than that! We're healthy, happy and complete!
So with that being said, we say Merry Christmas everybody! We're wishing you all a brilliant new year. Let's go get-em...there's little mouths depending … (3 comments)

Work that Matters! - 11:29 PM
"Art is hard. Selling is hard. Writing is hard. Making a difference is hard.
When you're doing hard work, getting rejected, failing, working it out--
this is a dumb time to make a situational decision about whether it's time for a nap or a day off or a coffee break."
Gosh this man is so brainy! I read Seth Godin's Blog this morning and had to cut and paste and PRINT this very simple but hard core message about working on things that matter.
He goes on by suggesting "make your schedule before you start. Don't allow setbacks or blocks or anxiety to … (0 comments)

31 Days of December Challenge: Days 20 and 21 - 07:23 PM
31 Days of December Challenge:  Days 20 and 21
Day 20:  Monday... Early in the morning I received a phone call from a Canadian prospect regarding properties in a specific community and emailed him some information.  He should be here after the holidays.  Also prepared and posted market reports for some of our communities.
Day 21:  I remembered why I don't normally do rentals that much... had to email the lease agreement with some changes back to the landlord who is currently out of the country and rescheduled meeting with tenants.
In the afternoon, I attended a broker's open house.  It … (4 comments)

Christmas Photo Challenge: Everyone loves a Parade! - 08:06 PM
Christmas Photo Challenge:  Everyone loves a Parade!
These photos are from the Brooksville Christmas Parade that took place last weekend in Brooksville, Florida.  No parade is complete without the various musical contributions and of course, the school bands!
Elvis rocked the Jingle Bell Rock and the members of the Central High School Band brought down the house!

31 Days of December Challenge - Days 19 & 20 - Work, Work, Work - 09:30 PM

I am taking Jennifer Prestwich's challenge of doing 31 one things in 31 days.
Are you up for a Challenge? 31 Days of December Challenge What do you have to do?  Do 1 thing per day that would further your business.  This might be a blog post, Facebook note, tweet, text, phone call or email.  It could be a newsletter, event, or postcard. In my opinion, you should be doing this many times a day, besides your normal business, if it were showing homes or doing mortgage applications. Keeping in front of people daily is marketing and branding. But in my opinion, … (4 comments)

Create your Wellness Report Card - 02:54 PM
Thank you Paul for this great post on wellness.  With the New Year coming up this is some great advice.

Via Paul Newell at Balanced Wellness:
I was listening to a Robert Kiosaki CD and he mentioned that adults should have a financial report card.  Yeah, that's right, a financial report card!  Its actually a pretty creative way of assessing where you really are in your financial education.
From our elementary school days, we have always been graded on our understanding of course material and in some cases our application of what we've learned.  As we go through high school … (1 comments)

Demanding Sellers Waste Your Time - 01:10 AM
Not really sure that I agree with every single point in this post: but overall I think the author makes some fair points: what do you thinK?
Via Ricki Eichler,Broker,GRI,ABR,TAHS,ePRO your Texas Hill Country connection (Ricki Eichler Real Estate LLC):
We all have sellers that occassionally waste our time with unreasonable requests for us to do something special with their property. I understand they are concerned and just trying to help us do our job, but are they really helping?  Most of the time, they do not understand what is going on and what we are doing to market their property.  The requests they make … (3 comments)

The Buying Triangle - 01:14 AM
thanks to the author there are some really great points here about buyers in this market: the graphic works really well too: I say bring on the buyers in this market and lets sell something!
Via Valerie Zinger (Royal Lepage Gale Ottawa-Ontario-Canada):
Almost all of my Buyers have struggled with making a purchase decision.  Around and around we would go, looking for houses in their price range but none of them suited because the locations were too far from the centre of the city and the commute too long.  So we moved in closer but the older homes in the price range … (2 comments)

Winter Winter - 01:18 AM
Winter is here in Maine as the first snow of the Season in Portland has fallen: reminds me that being a Realtor here in the State of Maine in the winter is really awesome: I actually like getting out with the buyers and looking at homes: I find the winter season to be relaxing and buyers really seem to appreciate the fact that you are getting "out with them".
I do wonder though, how many other Realtors out there feel the same way:  I have sold more houses historically in the past four years from Dec- May than any other time … (4 comments)

Trip to the beach anyone? - 01:22 AM
I was wondering what other Realtors (Especially those in the North East) feel/think about offering to raffle off to any of their buyers a free trip (AKA air fare) to their buyers: I had heard of other Realtors in other states doing this- and I just wanted to see if there was any feed back from anyone on if they thought that this was a good idea or not:

free snow plowing for listings? - 01:26 AM
Here is a thought: offering free snow plowing services to sellers who list with you during the winter: it can be a win win: you network with plowing companies that will give you discounts, your sellers will love it and you don't have to worry about the driveway not being clear for showings/open houses: now of course this might not be the perfect fit for everyone- but you have to admit for houses that are empty and the seller has already moved, or never lived at the premise this could be a win win for everyone: small price to pay for … (4 comments)

Tablet? - 01:33 AM
I cannot stop from thinking how helpful a Tablet PC (Ipad, or other) would be so helpful to my brokerage *if the Maine MLS would work on it:  I know that the Ipad doesn't have Internet Explorer on it and our MLS requires IE or the brand new MAC work around which I found painfully slow- and doesn't work on the Ipad anyway: and other devices running Android operating are using Chrome:
When will someone come out with a tablet that is perfect for Realtors in Maine?  I'd love to have all that info at my finger tips: to actually search … (7 comments)
