Short Sales Are a WIN-WIN-WIN-WIN Situation Anywhere  You Turn it. . .

Is it really that simple?
A WINI WIN WIN WIN Situation?
You bet!
The key to successful short sales is to understand the mindset of every person  involved and make the transaction  appealing to each entity.
WIN #1 The Homeowner(s): They have to be on board and properly educated. Their goal is avoiding a foreclosure at all costs and a short sale is the venue.
WIN #2 The Bank:  Who wants to get a bad debt off its books and simply go on. .

Who Benefits If An Investor Does Your Short Sale? - 07:05 AM

Question Of The Week: Fernando, An investor says he can buy my house and negotiate a short sale directly with my bank -  Is this okay?
ANSWER:
Unfortunately this is very common tactic used by investors to try to buy houses.
Do not fall for it!
Why do you think they would want to do this?
Because they want to make money and they have nothing to lose. . .I can assure you . . .YOU DO!
The first thing they will do is send a low offer to the bank, possibly misrepresent the condition of your property and if the bank … (6 comments)

Bedford NH Real Estate Office in Reconstructed Cape Style Property - 10:05 AM
Bedford NH  Real Estate Office in Reconstructed Cape Style Property
In the Spring of 2010, the newly constructed Cape Style office and rebuilt barn at the corner of Route 101 and Hardy Road, was completed and open for business. The buildings are a delight, reconstructed with the detail and feel of a true New England Cape style reproduction.  It was rebuilt on the original footprint and  sits quite close to Route 101.  Step inside and you will be impressed with the quality of construction as well as the attention to detail. The colors selected are soft and true to the colonial period.  Step … (2 comments)

A nice little camera for real estate pics - 10:54 AM
I have the big fancy Sony we use for shooting our listings and I wanted to pick up one that I could keep in my purse for those last minute photos or "opportunities" that pop up.
I went to Walmart and purchased a Sony Cyber-shot which is 14.1 megapixels, has an optical 4X Zoom and here it is real estate friends, a 26 MM wide angle lens.
It also has a Carl Zeiss lens.
Boy was this camera made for me...talk about point and shoot, "easy breezy" as Ralph G. says.
Has some fancy features too and takes video.

Understanding the NH Property Tax Cycle - 01:47 PM
Understanding the NH Real Estate Property Tax Cycle In the State of New Hampshire, NH real estate taxes are assessed by the local town assessing office.
The annual tax is based on a tax year from April 1 through March 31, with tax bills generated usually in June and December.
The June bill covers the period April 1 through September 30.
The December bill covers the period October 1 through March 31
The June bill has the taxpapyer pay one half of the estimated annual tax due. The Town will have established its tax rate by the second billing done in … (3 comments)

You Need Back-Up Heat - 04:03 AM
How did you like the wind storm last week? Lots of people lost power because of that howling wind. Some places were without power for days. Most heating systems require electricity to operate so these people were without heat as well.

If you have a gas fireplace you might be able to keep your house tolerably warm with that minimal heater…but what if you didn’t have gas?
One of these days we are going to lose our gas supply through a major line breakage, cause by an accident, or an earthquake, or perhaps just because of deterioration of the system. … (3 comments)

Welcome to Peacock Lane: A Christmas tradition since 1929 - 01:16 AM

Located between SE Stark and Belmont, one block north of 39th, lies a quiet street… at least most of the year. But during the month of December, since 1929, Peacock Lane has become a holiday tradition for families across Portland.

Peacock Lane is a street where every family, since 1929, has a Christmas light show on their homes. There are literally 100s of families walking and driving down Peacock Lane on any given night. If you are here in Oregon during the month of December, I suggest you check out this wonderful neighborhood tradition.

Real Estate Jargon - What are We Really Talking About? - 06:25 PM
***REBLOG***
I loved this post by Claudette because it couldn't be more true. Every industry has it's acronyms and sayings, and Real Estate is no stranger to odd language.
Some of it may be regional, but a lot of it is universal. Maybe we should just chalk it up to "editorial license."

Words of Wisdom for the Holiday Food Table - 09:48 PM
***REBLOG***
I never met Mike Bergin, who wrote the post below, but he has summarized my life between now and January 2nd.
Make sure you read the quote on the bottom of the post.

Words of Wisdom for the Holiday Food Table 1. Avoid carrot sticks. Anyone who puts carrots on a holiday buffet table knows nothing of the Christmas spirit. In fact, if you see carrots, leave immediately. Go next door, where they're serving rum balls. 2. … (7 comments)

Back to the Basics - 11:52 AM
As we are fast approaching the new year; thinking about how business might be in 2011 is a bit scary for some.  Many loan officers have been relying mainly on refinances to make a living and forgot about their bread and butter.  These are their referal partner realtors, financial planners, divorce attorneys and insurance agents for example.  If I am talking about you then this is a good time to pick up the phone and start making appointments to meet with your relationship.  If you don't rest assure someone else will be.  We as loan officers need to get back to … (0 comments)
