Firefighter Training in Putnam County- - 03:50 PM
As some of you know in the past year my daughter finished Firefighter I class and also became an EMT.  She will soon be enrolling in paramedic school (she is taking a pre-requisite class in about a week).  Recently she was in a firefighter II training class and they did a propane burn.  Had it not been VERY cold I might have gone to watch as it was less than two miles from my house.  But I'm not a fan of the cold.

A Cool Bath Vent - 09:21 AM
One problem I find again and again is to do with bathroom ventilation. The most common problem is the fan vents into the attic, not to the exterior. Believe it or not the building codes say a window or a fan is acceptable ventilation. In my opinion a window is not good ventilation and is no substitute for a fan. Who is going to open a window in December when it's 20 degrees outside? The other problem with opening a window is it doesn't remove the steam, but instead creates more condensation.

BACKGROUND:  Liz and Bill Spearoffer an outline for real estate agents operating under an INDEPENDENT CONTRACTOR AGREEMENT.  I disagree profoundly with their views although I realize that their view prevails in a huge percentage of real estate agents. 
Agents often believe that the Independent Contractor Agreement gives the total "independence" to operate as they wish.  Unfortunately, many brokers abdicate their "duty to supervise" neglect to provide guidance to agents and permit agents to make their own decisions, especially if the agent is producing.

Are Banks outsourcing Short sale negotiations - 10:56 AM
Is your bank outsourcing their short sale negotiations?
On of my buyers put in an offer on a short sale and are now waiting for the banks to review the offer and negotiate with the lender of the second.  IndyMac, the first lender, outsourced the loss mitigation to ServiceLink, a lender for Fidelity National Financial.  They are giving themselves 30 days to respond back to the sellers.  I have not dealt with ServiceLink before on a short sale.

I only began as an active member of AR recently.  I've followed the tips and suggestions and in a short time have amassed nearly 60,000 points.  But, it's become less about points and so much more about learning and developing relationships.
I'm still learning as there's a lot to know just as far as the AR community is concerned and how it all works, never mind the content that enriches me from the blogs I read daily.

Bank Approved Short Sale - How Low Will It Go? - 10:20 AM

Buyers and their agents never cease to amaze me. I have a short sale listing located in a great golf course community.  The bank has approved the sale at a certain price. We have the property listed at that price and a note in the MLS that "the listing price is bank-approved." Note the property will appraise for at least 15 percent more than the bank-approved price.

Yesterday was one of those days.  We had two agent calls on the property.

My Outlook for Austin Real Estate in 2011 - 02:58 PM
Money will remain cheap, but rates may go above 5%.  Not much more to add to that.
Mortgages will continue to be difficult to qualify for.  Lending standards will continue to be tight.  Many people have been negatively affected by the recession and either have little cash to put down or have marginal credit.  Lenders will continue to be hit with foreclosures and they really don't want to get into bad loans.  Si standards will continue to be tight and mortgages will continue to be hard to get.

31 Days of December Challenge - Day 27 - 07:10 PM
This was a day I would have given anything to be able to twitch my nose and make the snow go away.  Instead I began my day early, digging out the five steps to the backyard so my dogs could venture out to play and do their business.  At 7 something, with the wind swirling, blowing the last vestiges of the storm around just enough to make the day even more miserable, the last thing I wanted to do was find the missing steps.

Today I received a call that I found to be very sad (and scary, to say the least).  It was from a BRAND NEW agent who had chosen to go with a 100% firm.  You know the kind - pay $295 per transaction and you get to keep 100% of your commission.
