Success in the Rain - 06:43 PM
Have you ever had one of those days where it all just came apart? From morning to noon to night it feels like the world is against you. They are few and far between but occasionally they do happen. We are all learning as we go, aren't we? I strongly believe you can turn a bad situation into a good one....or at least a better one. If you look at the situation, disect it, and learn from it then you've done your due diligence in trying to do just that. Don't forget to embrace the lesson for this is how you

Not a REALTOR®? Never been a REALTOR®? You Won't Understand! - 06:18 PM
Not a REALTOR®? Never been a REALTOR®? You won't understand! That's right, unless you are currently working as a REALTOR® or have been one in a prior life it is very possible that you will not understand the difference in the gross compensation and the net compensation received by those of us working as REALTORS®. You know about one number...what we supposedly earn from a transaction where we represent one or both parties. It sounds exorbitant to some, perfectly acceptable to others. What many do not learn about (and this goes for those that are thinking of becoming real estate agents because they

Pay it Forward by Sharing Information With Fellow AR Members - 09:51 AM
Pay it Forward by Sharing Information With Fellow AR Members If you've been an AR member for longer than 10 minutes, you've noticed that there's a wealth of information on here to help with just about everything that you may be looking for info on... You may be thinking that you're not an expert in anything so you don't have information or knowledge to share. When I read the posts written by Broker Bryant or Katerina, for examples.. they have so much knowledge that they are sharing on a daily basis... that I don't feel I have much to share.

Marketing Advantages Of A Facebook Page - 08:25 PM
Lady Gaga has a big one. So does Vin Deisel. Sarah Palin uses hers quite a bit. Texas Hold'em might just have the biggest. Everyone seems to be on Facebook, and many entities have Facebook pages. There are many marketing advantages with a Facebook Page. Seamless Use Facebook pages work very similar to Facebook itself. Pages can be opened in less than a minute, just like a regular account. Furthermore, fans, customers, clients; or whatever the case may be, can interact with you, just as easy as a friend on a conventional Facebook account can. Adding photos, comments, and updating status

I'm looking for a FRIEND... Can you Show Me Some Houses? - 07:19 PM
She wanted me to show her houses. She's not buying, she's not approved and she's not looking for herself, but for her sister's friend. And no, she's not a Realtor. Realtors are very reluctant to show houses to friends, lovers, buddies and co-workers of a buyer. The actual BUYER is the one we want to meet. The 3rd party member might be respected and trusted by the buyer, but they aren't the buyer. Here's why we usually don't show most 3rd party members. 1. We don't trust all the public. In a world of scams, shams and swindlers we have

All She Wanted Was A Little Honest Help - 03:46 PM
I got into the home inspection business because I felt, do feel, it is noble profession. I have the opportunity every time I inspect a home to help someone. I provide insight and information on the home so that my client can make their final purchase decision. My help doesn't stop after the inspection is complete. I tell my clients to contact me with questions after they have moved in. Most don't, but some do. I got a call yesterday from a woman that I had done an inspection for this past summer. The home was a townhouse style condo built

Are You A Normal Realtor®??? - 03:07 AM
Are you a normal Realtor®? These stats are for the state of Florida but I believe that they are going to be similar throughout most of the states. The average Realtor® in 2009 in the state of Florida: Closed 8 transactions in 2009 56% of the Realtors® in Florida are women. 81% specialize in residential sales. 2/3 of the agents have websites. Half of the agents use social media. 1 out of 10 agents say they have a blog. ( But do they blog?) The median gross income of an agent was $34,400. The average agent is 54 years

Then and Now... - 07:22 PM
I've been feeling a little nostalgic this week...perhaps dreaming of "simpler" times?..(whenever that was). Lot's of negative press out there...folks scrambling to make sense of the current issues surrounding our economy and wondering when everything is going to "straighten" out again. Well...it is what it is. Sure, we have a "say" (to some degree), and with a little momentum and time...ahh, time...we'll all cycle through to the next phase (whatever that may be). Interesting aspect...time that is. Sometimes all you have to do is find an old newspaper from the past to see which "sky" had fallen when, and "who" came

Like Me, Love Me - 11:00 AM
Maybe it started with the emperors thumbs up or thumbs down in the Roman Coliseum. Maybe it culminated with Fonzie. Or Sally Field. Or Facebook. Nobody knows, but the human fascination with rating each other is well-documented. In light of Zillow's new agent rating system, I am moved to opine on the online versions of how we rate, like, love, endorse and otherwise measure the performance of those with whom we do business, as even a Facebook remark can be liked as much as a business. I LIKE approval and high ratings. I love to be loved. As I have blogged before,

SELLER TIPS: Purchase Offer Points to Ponder for Your Charlotte Home for Sale - 03:13 PM
SELLER TIPS: Points to Ponder on Your Offer to Purchase for Your Charlotte Home for Sale You’re represented by a Realtor® (hopefully), who can skillfully walk you through your purchase Offer but, when dealing with a purchase Contract for your Charlotte home for sale, you need to look carefully within the document for a few things before you sign on the dotted line. Your Realtor® and/or attorney will be able to point out glaring deficiencies, inconsistencies or other things not in your best interest. However, the more you know about the purchase Contract yourself, the better chances you have of

The Game Of Life - 10:25 AM
Have you ever played the game ‘Snakes & Ladders’? It’s a bit like life. Snakes take you down or backwards, and ladders take you up or forwards. In life, after you have experienced the exhilaration of a ladder, it is quite possible that you could bump into a snake. But on the flip-side, after experiencing the humbling emitted by an encounter with a snake, your next move could land you at the foot of a ladder. However, at the end of the day, it’s not the number of ladders or snakes that you face in your life that will determine your

You Have References From Your Potential Realtor....But You Don't Know What To Ask? - 02:53 PM
You Have References From Your Potential Realtor....But You Don't Know What To Ask? Let's face it....if you knew everything that could go wrong/right with a real estate transaction, and how to handle it, you wouldn't need a Realtor®. You are considering a real estate professional for that very reason...to handle it for you. You need someone you can trust and want to do your due diligence to make sure that you are making the right decision. So, you've asked for references. Of course no one gives out negative references (actually, I do) so you expect to make a phone call

Are You Giving Away Your Client's Position? - 05:38 PM
When you are representing a buyer in a real estate sale, do you remember who your client is? I recently had an agent call to let me know he was sending me an offer on one of my listings. We chatted a bit, and I mentioned how much I liked the property. He said, "So does my buyer. In fact, when she walked in she said 'I HAVE to have this home!'" Bingo. I knew I was going to sell it. Now I was armed with confidential information - the buyer's motivation. The offer came an hour later. It was 15% lower than list

How Much Time Does It Take To Change Listing Status! - 05:00 PM
What happens when you don't change a listing status in a timely fashion? Maybe it isn't really an ethical violation but it sure is frustrating to others. I just spent two hours putting together an offer for a young military couple on an inexpensive first-time buyer home. We toured it last evening with a freshly printed Active MLS listing and Disclosure Statement in hand. So I contact the listing Agent to let him know the offer will be on its way shortly and to ask permission to present it myself. Hold on says the Agent - I've had a signed sales agreement on

To Comment Or Not To Comment...That Is The Question! - 06:46 AM
Recently, we had a discussion with another Rain Member regarding commenting. We actually go out of our way and try to comment on every member's blog post who has commented on ours and try to return equal comments to comments. Now, we are not talking about answering them under their comment on our site. We, in fact, mean going over to their blog post also. We read on the rain where some members will only reciprocate if they have something worthwhile to say or some that don't bother answering back at all. Isn't it common courtesy to return the compliment. You know, not every comment has

How To Successfully Buy Bank Owned Foreclosed Homes - 07:57 AM
When a homeowner fails to fulfill his loan obligations with the bank, the latter is forced to repossess his property in order to avoid losing a large sum of money to a bad loan. With many foreclosures happening in the country, banks have become a major source of real estate properties that one can buy as investment. Properties which have reverted to the bank’s ownership are called bank owned foreclosed homes. These properties were offered but were not sold at an auction. In order to recover their money, banks would then sell these properties to interested buyers who would, in turn,

Bite Your Tongue When You Post Those Negative Comments on Someone Else's Blog! - 11:20 AM
I would like to share a few thoughts on the lack of professional courtesy of some of the comments I have seen on other blog sites recently...including a couple I saw here recently. On AR, most of the comments are very helpful and valuable either from a business or social point of view. Some are short and to the point while some are long enough to be turned into another blog...which does happen. Although, some of the authors and comments on AR can get a little heated...for the most, the way the forum is set up, we know who the other person is and I

My clients and prospects aren't using social media - 05:14 PM
Refusal to believe until proof is given is a rational position; denial of all outside of our own limited experience is absurd. - Annie Besant My clients and prospects aren't using social media Are you saying this to yourself? I do hear real estate agents say, "My clients and prospects aren't using social media," usually as an excuse of why they aren't using social media and to justify their not learning new tactics. The reality is, your clients and prospects are using social media, you just don't know who they are. This basically goes back to knowing who your audience is.

The Scoop on Seller Contributions - 11:36 PM
Have you ever been at the table drawing up a purchase & sale contract and trying to remember what the max seller contributions are on FHA or Conventional loans and how much down the borrower has to come up with in order to get the credit? When I was a real estate agent I had this happen to me a couple times and so I thought it might be useful to outline the correct percentages for each loan product. Conventional contributions are looked at a little differently than FHA. Instead of having a fixed amount, the percent a seller can contribute

I'M NOT READY FOR THAT ROCKING CHAIR AND NEITHER ARE YOU! - 11:27 AM

Success is not promised to anyone, and I don't know about you, but I'M NOT READY FOR THAT ROCKING CHAIR AND NEITHER ARE YOU! Can you feel it? Investors are returning to Hawaii and buying properties in force. In the last couple of weeks the phone calls have been coming in almost daily by investors looking for a place to park their money. Condotels such as Ala Moana are regaining their luster. What's Turning the Tide with Hawaii Condotels? Our economy - at least here in Hawaii, is on the mend. Hawaii's economic engine - tourism, is picking up. Five Shows that Suffered Early Deaths! - 07:55 PM
Here are 5 TV Shows that suffered an early death in seasons one or two, only one getting two full seasons. I only watched 3 of them first run - can you guess which 3? Sports Night - An Aaron Sorkin product. A lot of his political bias is in the show, but very funny. ABC could not make it work. Firefly - The best Sci Fi show to ever hit television. The science was generic, but not as bad as some. However, the characters and the plot was fantasitic. This is from the brilliant and twisted mind of Joss Whedon.

31 Days of December-Day 1 and 2 - 12:06 AM
I just found this wonderful new contest on ActiveRain where I am to write one thing I do to help my business. It should be very beneficial for everyone and lots of new ideas will come out of this. Day 1-worked with an investor from New York and sent him homes that would make good investments for him. He is planning to purchase several properties in our area since prices are so low and we have so many foreclosures. Day 2-talked to a property manager for the new investor. He sent me his management package which I sent to my

31 Days of December-Day 3 - 08:16 PM
Today I called agents to verify if the properties I am showing tomorrow are still available. We will be seeing all but one of the choices by my buyer. It was already under contract. I tell buyers that the best properties are selling and they need to be ready to make a decision when they see them. I think we have some good properties to look at tomorrow and hopefully, this first time homebuyer will like one of the ones we see and be ready to make an offer. They have their pre-qualification letter and I've educated them about looking in

31 Days of December Challenge - Day 3 - 08:34 PM
In the past couple of months I've received a few referrals for future listingsin the area. Though I've already done the initial CMA and walk through on the properties, I called one of the owners tonight to touch base. His dilemma was whether to sell the home as-is or put some money into updating it, to try to maximize the dollars he walks away with. We tried to connect about two weeks ago, but never quite did so I thought I'd give him a call to see if he needed any further information from me to make his decision about which
