Cedar City Localism Post...The Wizz.... - 12:25 PM
Do you remember that great toy store when you were a kid that had those toys that you couldn't find in any other stores?  When I was a kid growing up in the Bountiful, Utah area, that store was Hammond Toys.  Now here in Cedar City, that store is The Wizz.
The Wizz is located at 490 South Main Street in Cedar City.
This is the store to go when you don't want to give a gift that everyone else may be getting.  They have all sorts of unique stuff.  You really need to go and experience it for yourself!

Follow up on the Storybook Cavalcade and the Christmas Parade.... - 09:06 PM
It was such a beautiful day today, warm nearly 50 degrees.  While Darcy worked at the office, I went to the Storybook Cavalcade and Christmas Parade here in Cedar City.  Nothing like a good parade to take in on a Saturday afternoon.  It was a great parade, unfortunately the temperature got colder, and I didn't take a coat, so I left early.  I had to, the camera was shaking!
Here are some photos that I took while I was able to control the camera:

About Plastic Surgery and Postponing a Trustee's Auction - 10:38 AM
Before I get into a conversation about making an offer on a short sale a week prior to the foreclosure auction, I want to talk about plastic surgery. Specifically, a face lift. Oh, I know you've all seen those Sacramento Magazine articles about plastic surgery. I mean, it's the main reason to pick up Sacramento Magazine, right? Except for the Sac Mag edition with all those paid advertisements for Master's Club, which I get suckered into paying for every year. And why? So I can have my photo plastered among a bunch of other agents who are all hoping they have … (10 comments)

NEVER GIVE UP - even if they say you are crazy. (Part 2) - 03:49 PM

Continued......

When I tried to explain the situation to Negotiator A that Negotiator B was out sick and I would try to get the approval to him before 10 AM the following morning, he told me it was too late.  He assured me that because I missed the deadline he gave me, he could not stop the sale.  I refused to concede and told him I would get it to him before the sale, even if it was too late and a waste of time.  I would not give up my effort or hope.

31 Days of December Challenge - Day 4 - 09:27 PM
Today was a real challenge. I sat looking at my inbox, choaked with emails that really needed sorted, filed or deleted. I decided today was the day to start the clean out/up. I couldn't believe how I had let so many emails sit, from old webinars to products I may think about buying sometime, it felt SO good and productive making headway from 980 inbox emails that I was kicking around from 2 months, to now halfway through. I can compare this to pieces of paper, that can pile up on your desk - for a couple months or more, then … (1 comments)

If you live 5 hours away shouldn't you refer your client? - 12:11 AM
Dear Realtor
How can you represent your client in a fiduciary capacity when you try to sell them a property in a city at least 5 hours away.
You can't do a CMA, you don't know the area, you don't have access to our MLS, you don't have a key to get in and show the house to 'your buyer'................are you serious!
Wow you found listings on the internet, called each agent and scheduled an appointment for us to meet your client at our listing so you can write their offer after doing what for them and knowing what about the … (9 comments)

Frederick Short Sales Expert Specialist - 03:13 PM

Frederick  Short Sales Expert Specialist QUESTIONS AND ANSWERS
Q: Are short sale properties selling for any type of “discount” versus the real market value?
Short sale offers must be in line with current market values to produce net proceeds to the investor more than what they would expect to recover through foreclosure. As a result, approved short sale prices average at or near the actual market value.
Q: Why does the short sale process take so long?
In a traditional short sale, the review process doesn’t begin until an executed purchase contract is received.
Acceptable and complete documentation of the … (1 comments)

Southside Village Holiday Walk - 09:10 AM
Southside Village in Sarasota was bustling with activity last night from 6:00 pm  til 9:00 pm as the Holiday lights were turned on at 7:00 pm to kick off the season.  To everyone's delight, Santa arrived in a golf cart.  There was music and dancing on the street.  Local artists displayed their work as well as face painters, raffles and prices.
Restaurants were busy as shoppers stopped from something warm to sip.  The holiday spirit was definitely in the air.  We heard that Gecko's parking lot was turned into a winter wonderland with SNOW although we didn't get over that part of … (0 comments)

"All Things Google" - FREE Webinar - December 8th at 11am Eastern - 03:25 PM
If you have an hour to spend on Wednesday morning, I would like to encourage you to join us for a free webinar about Google tools. Google has done a phenomenal job of creating useful platforms and ideas, none of which cost a thing, and many of which can help you with your online marketing, blogging, and social media efforts.
Jeremy and I both use these tools extensively, so we wanted to help impart some of our knowledge to our friends.  Consider it an early Christmas present from 210 Consulting.
As with most of the stuff we do, think “free … (20 comments)

Grasp the Opportunity - 10:39 AM
Think in terms of what can be and you begin to see things in a difference light. Looks that things with the attitude of what can be and you'll see opportunity.
I think that we also have to look at people in terms of what can be... ourselves included.
To recognize potential in situations and to recognize potential in people allows both to be more than they currently are based upon the opportunity presented.
Thanks to Lou for another great "think about it" post.

Curb Appeal During Winter in Oswego, IL - 12:49 PM
I have just come in from shoveling my driveway.  We have just had our first significant snow storm here in the Midwest somewhere in the vicinity of 3 to 6 inches will fall.  I have to do my driveway in sessions especially when its as heavy as it is today.
I have also had some showings scheduled today for a few of my listings.  One cancelled and the other one is showing the home.  A motivated buyer is a precious thing in this market so kudos to the agent that perserved in showing today during this snowstorm.
Which brings me to … (2 comments)

Realtors Are Rolling In Dough! - 06:38 PM
If you were wondering how your realtor gets paid this blog explains it.  Although each individual realtor may have a different scenario depending if they are the broker or work for a broker so that commission that the seller pays is split between the listing agent and the buyer's agent.  They then may have to  split their side of the commission with their broker.  Then pay taxes, expenses, etc.
That slice of the pie gets cut many ways so we need to sell many homes to make all those millions that so many people think we make.

Market Activity - November 2010 vs November 2009 - Oswego, IL & Surrounding Towns - 11:57 PM
The year is almost over and the numbers for my local area are in.  With both Naperville (5th largest city in IL) and Aurora (2nd largest city in IL) the small towns surrounding these two major cities still face some of the same issues.

Client appreciation party was a great learning tool! - 05:16 PM
A couple of agents in my office got to together to hold a client appreciation party or as we called it Cookies with Santa.  This was a first for us and unchartered territory so we were all a bit nervous. It was a learning process for all of us.   Now that the event is over and everything cleaned up, I have sat down and relaxed..and realized a few things.
First and most important, my database is not complete.  All throughout the day I realized I should of invited this person or that person.  That proves I need to work on my database!
The second thing … (9 comments)

Calculate how much will your Christmas Lights cost you this holiday season? - 04:06 PM
Ever wonder just how much you are spending on your energy bill for your holiday decorations? Think of all the dollars going up in colored lights we spend to make our homes look extra pretty and festive for the Holidays.
Of course, now the latest and the greatest are the new led lights, which will save us a few bucks here and there, but my thought is how much extra do we have to spend on the LED lights? When we all know every year when we get our decorations out of storage and dust them off, there are ALWAYS a … (3 comments)
