31 Day of December Challenge - Refrigerator calendars! - 11:00 PM
I'm a little late to the party but I just read the post about the 31 day of December challenge.  This does tend to be a slow month for real estate so what the heck I will give this a shot.  I don't have a problem with coming up with 31 things to do for my business but 5 post a week will be a stretch for me.

2nd lender wants more money- Now what? - 07:51 PM
It was just too good to be true, getting a Short Sale approval within 3 weeks of submitting an offer. Woo hoo. All the conditions were worked out and agreeable AND there was $6000 for the 2nd position lender.
Yesterday the response was received from the 2nd position. THEY WANT MORE MONEY.They don't want a promissory note and they don't care how they get it, but they want $13,000 above and beyond the $6000 and they want it before they agree to settle.
The seller certainly does not have it and the buyer is not willing to blindly write a check … (7 comments)

Christmas Reflections - 09:16 AM
Every year about this time, I read a book that continually shapes my thinking about Christmas each year. The book is, "God Came Near" by Max Lucado.  This little paper back book had become a bit dog-eared and worn, but is full of truth and interesting descriptions of what was going on at the birth of Jesus and just how real is really was.  We tend to glamorize being born in a barn, but it really wasn't all that glamorous, but the Baby born there sure did finish his time on earth very strong. 31 Days of December Challenge--Day 4 - 07:44 PM
Day 4 of the challenge and still going strong. Today I joined a new group to network with & sent e-mails to 6 new leads in my data base.  I also set up auto e-mail for those 6 new leads so they receive new listings via e-mail automatically as they come available.

I already felt behind but thats a good thing.  On day one I created a complete of 31 tasks that I'm planning on doing as part of this challenge but things changed when I received a call from one of my old asset managers that I havent talked to for over a year she starting with another company and she needed a favorite of a simple BPO.

Is Speed Really Important? - 12:20 AM
On AR we have an option of reblogging. How about re-commenting? We do not have it. So, how about writing a blog about the comment?

But first a little introduction. First AR placed their official post We're On It!, and claimed that they are on top of it in regard to getting close to a halt on the superhighway. How Far Would I Go? - 11:26 AM
This is hopefully my last blog about speed. It is not as much about slow AR, just a general idea of speed, time and distance.
It started for me with the discussion of AR being unreasonably slow. I understand that this is a very sizable database and it is challenging to manage and maintain it to say the least.
We also know that it has value, and part of getting this value is to spend more time getting it on AR than the customer is expecting to spend on similar activity in this day and age.

Earlier today, I saw a friend's status update on Facebook announcing that she was changing her avatar to a cartoon character from her childhood in response to a call to join the fight against child abuse. You also may have seen the update:

Do You Have Issues With Agents Sending Their Clients To You For a Showing? - 10:39 AM
This is a question to the community...what do you do when you have agents who send clients to listing agents...to get the listing agent to show the home...then you receive a call from the agent in question asking you for disclosures because the client wishes to put in an offer. These agents are not showing the home...have no knowledge of the potential issues the home may have...and are not giving true representation to the client. We have all kinds of incredible shopping options in or near Highlands Ranch...I thought I would help out and make a list for all those just getting started on Christmas shopping...or those of you who are new to town.
Highlands Ranch Town Center: From the mall itself (an outdoor walking style mall which includes toy stores, book stores, and places to get your hair ready for the holidays...to places to get a quick drink or a glass of wine...the Highlands Ranch Town Center is a great place to start your shopping. South Windsor Pancake Breakfast
Santa Claus is going to be making a stop by at South Windsor's fire headquarters at 1175 Ellington Road to talk with children as well as help raise money for the neighborhood food bank.  On Dec. 12 throughout the Democratic town committee's yearly Santa Pancake Breakfast, local and area residents are invited to come see Santa Claus and have a pancake breakfast that includes toppings, bacon, doughnuts, coffee and juice. A donation shall be collected and all proceeds is going to be given to the food bank.
The breakfast runs from 8 a.m. to noon.

Receiving is Good Too - 08:45 AM
The common thought is "to give is better than to recieve" and I believe this true, but, pointed out to me decades ago when I was a rebelious youth, on the threshold of my independence, that allowing my mother to do something for me gave her that satisfaction within that I never realized until I became a parent. Let those in your life you need to demonstrate your self sufficient do something for you on occassion.

Health Care should be the Responsibility of the individual. At some point society decided to accept the responsibility of individuals personal habits such as eating, exercise, smoking etc. Why should I be responnsible for anothers eating habits and laziness. Just heard of the 31 Days of December Challenge - Great idea!
This is a great idea to post what we are doing this month to start 2011 off with a bang of momentum.  In addition to keep us all motivated, I am sure it will give others new ideas for them as well.
Here's what I was up to this week
Day 1 -  Called 3 past clients that had mentioned a move may be needed early 2011 to touch base and see where they were at thought wise.
