The short sale time-line is completely  subject to your Lender(s). We are fortunate that in Maryland , finding a buyer for a well priced home is not too difficult. So the time lapse for a short sale is always in your lender's hands. Many banks are overwhelmed right now with short sale requests. Unnecessary delays can be avoided by sending a complete short sale package. This is the key.

Can an owner profit from a Short Sale?  The seller cannot profit monetarily from a pre-foreclosure short sale period. But the key word here is "MONETARILY"  Meaning that the benefits the seller will get from a short sale far exceeds the value of a few thousands of dollars at closing. Be aware that a deficiency judgment against the owner if the property goes into foreclosure could be hundreds of thousands of dollars that could be averted in a short sale. That justification almost always will not hold water when questioned.
Are you late to meet clients due to traffic, but you know that at 4:30 on Stateline Drive, the traffic is terrible, and you need to either leave early or take a different route... but you didn't plan that into your schedule?

The first month of 2010 is behind us and the numbers for my area and surrounding communities are in.
This is just a sampling of results for the following towns & cities:  Aurora, Montgomery, Naperville, Oswego and Yorkville.  I have included bank owned (REO or foreclosures) and short sales.  Only detached and attached homes are listed or single family homes and condos/duplex/townhomes.
The most obvious trend is the increase in Bank owned properties compared to 2009.  Some increases in closed in most of the towns compared to 2009.  Bank ownd properties are usually on the market for less time than … (3 comments)

A good question to ask especially on Active Rain where many who read your blog posts are peers in your industry. Granted many external consumers read Active Rain as well. But what image do you put forth? What about religious or political views? Moral stands, lack of morals, too much information in other parts of your life. For the most part when bloggers have met in person they feel like they have known each other even prior to meeting.

I find it so interesting what my colleagues are sharing on Linked In about OPEN houses.  Some say they absolutely love holding them, others say they don't work.  I read the discussion for every single agent and here is my thought orcomment on OPEN HOUSES.  "I truly believe that it all depends on the area you're in. NY, Chicago and other areas seem to do very well with open houses. I usually do AGENT luncheons instead of OPEN houses to the PUBLIC.
