Email addresses are typically not something a lot of us give enough time creating.  Too often, we "Accept" a default email address or just use one we have used forever.
You already know all the sayings about first impressions and dress for success; yet have you ever considered what type of first impression your email address makes?
Many Realtors are control freaks, yet surprisingly, they don't take control of their email address!f  I hope to show you the reasons to change this!

Why do Buyers Make Lowball Offers? - 10:00 PM
I am often asked by seller clients "what are these people thinking?" when a low offer comes in. I can only speak of what I see in my marketplace (Westchester and other suburban New York counties), and it is easy to answer "they AREN'T thinking," but the real truth is far more complex. At the heart of it all is always self interest, which is the very same reason why sellers want the most they can get themselves.

I spoke with a colleague yesterday and he informed me of this experience. He was on a phone call last week regarding a transaction where he is the listing agent. Do You Have Written Permission to Divulge Information? - 12:05 PM
It is our fiduciary duty to NOT divulge personal information about our clients without permission. WE protect and promote our clients' interests while treating all parties honestly.  There are just some personal things that a client does not want the public to know or feels it's none of their business.
Their life, their reasons for selling, their family life are all personal and it is not up to a Realtor® to give out that information unless the seller gives specific instructions to do so.  We protect their interests.

With all the news about the declines in residential real estate, I thought it would be good to remember that home values have remained unchanged, and, in fact, haven’t changed in decades. In the midst of a recession, and with real estate prices plummeting across the country, how can that be?
 
It’s all a matter of understanding value and the difference between value and price. While home prices have dropped, home values have remained unchanged. Home prices are determined by the market; home values, by the family residing there.

Steering?  You Tell Me.  I Say, BUYER BEWARE. Without breaking the Code of Ethics and calling out one particular firm/agent, I would like to voice my concern about a practice in our business that I feel is completely unethical.
I was recently at a listing interview when the seller asked me what form of compensation my firm is offering our agents to sell our own listings.  Of course, that was all that I needed to hear to realize for whom my competition works!

My Cient Called Me Crying She had been a wonderful client from day one.  She's a widow and her health has deteriated.  Her son and his family live in another state.  They have a guest cottage on the grounds and they want her to come live with them.    At last…some satisfaction!!! I had my first closing on Thursday and man was it a long time coming. I broke into the real estate business last October with the firm knowledge that it could take me 6 months to get to my first closing.

My fingertips would turn cold, my voice would slightly shake, and my eyes would shift faster than normal. While rushing through my routine I'd catch myself stumbling over my words, repeating myself. My listing appointment sounded nervous, rushed and not so normal. Those were the days, not anymore.
I used to be nervous with certain types of sellers, especially FBI agents, CEO's or Directors of something. These situations made feel isolated as if I was in the hot seat, like being in the boardroom. My Opinion Of Monetary Agent Participation....Most Will Not Agree, I'm Sure - 08:16 AM
There have been several blogs regarding monetary agent participation with repairs and other issues that come to light after the home inspection or at the closing table.  This is my opinion on that topic, and I'm sure it won't be a popular one.  When a purchase and sales agreement is signed between a buyer and a seller, it's the responsibility of the listing agent to make sure that property closes.  When I was actively listing property (I refer everything to my team members now,) I would dog-ear a certain dollar amount of my expected commission to resolve whatever minor problems surfaced.  I considered it … (118 comments)

As we get into spring and out of mud season, horse shows start popping up like wildflowers.  One of these is the Heart of Texas Morgan Horse Club (HOTMHC) Open Fun Show, of which I have been Show Secretary for the past few years.  This year, it is April 9-10 at the Diamond F Arena in Seguin, Texas.  While it's a Morgan Show, it's also an open show, and as the name attests, it's lots of fun!  I hope those of you in the area with horses of whatever persuasion, or those who just like to watch horses in action, will … (0 comments)

Glenview , IL Real Estate Market Trends 2005 - 2009 - 12:01 AM
I collected all the data about Glenview, IL from MLS and made this easy to understand chart so we can see the real estate market trends for the past five years.
As we can see below, there were 466 properties sold in 2009 in Glenview, IL with an average market time of 211 days. Average sold price was $467,077. Before the bubble burst, the home value was 26% higher in 2007 comparing with today's average home value in Glenview, IL. There were 34 more homes sold in 2009 compared to 2008.
