Big Rapids Foreclosures - 03:10 PM
Good key points. Starting with PICKING THE RIGHT REALTOR®
Via Randy Ostrander-Realtor® (Lake and Lodge Realty LLC):
Big Rapids Foreclosures
Every November hunters take through the woods to hunt the elusive white tail deer. While there are always bucks the odds of getting a chance at a trophy are far and few between. In today's real estate market most buyers are looking for the classic repo they can buy cheap, put little to nothing into and then flip for enormous profits. Those houses are out there but a lot like the trophy white tail it takes time and experience to track … (1 comments)

Lender Shenanigans and Chase's new MO for 2nds - 02:12 PM
The question that comes to my mind these days is When does a lender qualify as doing illegal dealings in this mortgage crisis debacle?  I see outrageous things that make you go hummm....  Take the foreclosed upon house for instance. I pull title and see that say RESMAE Mortgage Corp owned the  $200K loan that foreclosed, however, when the foreclosure recorded it showed as a SALE to Deutsche Bank for $1000 at a Trustee Sale. This property was actually an REO being serviced and sold by Ocwen. FYI- This title now creates a Red Flag on the new buyer who now gets to … (2 comments)

Daily Update Feb 22, 2010 - 11:52 AM
Mortgage Bonds are better this week after fallin below support last week.
With the lack of any major economic reports due today the markets should be calm today, but there will be plenty of news to watch this week. A number of reports as well as Fed Chairman Ben Bernanke's testimony on monetary policy before Congress on Wednesday and Thursday. Treasury auctions are also spread throughout the week and could move the markets depending on how they're received.
For now, I recommend floating. But with all the news that's in store this week, things could change quickly.

New Dowtown Austin condos coming? - 04:03 PM
Wow! 2 downtown condo projects previously shelved are getting new attention.  One on the south shore of Lady Bird Lake and another in the area of 7th of Rio Grande.  Even if those projects get started, it would be a couple of years for the units to deliver to the market.  By then, we could probably see the need for more units.
Apparently there are also plans in the works for a new office building downtown.  Sites being considered are on W. 6th near Lamar.   A downtown law firm would be the tenant.
Downtown Austin continues to draw huge amounts of … (1 comments)

Short Sales and your credit - 02:38 PM
I received this the other day from a friend of mine that is a mortgage advisor and thought I would pass it on:
What is a short sale and if my borrower had one in the past, what are the requirements they must meet for re-establishing credit for conventional financing?
A short sale or pre-foreclosure sale involves the sale of a property by the borrower to a third party for less than the total amount necessary to satisfy the delinquent mortgage obligation, as agreed to by the lender, investor and mortgage insurer.  This will show on the credit report as a … (2 comments)

More About Those Tax Credits - 01:42 AM
•1.       Did you know that the dates of April 30, 2010 (under contract) and June 30, 2010 (close of escrow) for both the "first-time" and "repeat" buyer programs can be extended through the same dates in 2011 if the buyer is in the military and on a tour of duty for over 90 days and is at least 50 miles away?
•2.       Ownership of a vacation home or rental property, which is not used as a principal residence, does not disqualify a buyer as a "first-time" buyer.
•3.       This program not only applies to houses and condos, but also to mobile … (1 comments)

As I begin my real estate career in my new home state, I find myself recreating myself for the better. I have been "successful" selling real estate the last 6 years in my home state of Virginia with many local board accolades, but moving to sunny southern California has me starting from the beginning. Of course, I pull from my past experiences but I feel it is very important to have a solid foundation. To aid me in getting back to real estate glory, I did a google search on "how to become a successful real estate agent."
After reading several articles, … (13 comments)

After training dozens of real estate agents across the country on doing BPOs, I have come to the conclusion that view few do a BPO correctly!
Let me clarify: you may do a BPO correctly for the company you do BPOs for, but did you know there is a higher standard? Safeguard your home from Burglars - 06:19 AM
I found this great blog by Fred, a home inspector out of Long Beach and felt compelled to pass the message along.
Via Fred Sweezer Sr. (Home Inspection Services):
Safeguard Your Home from Burglars

Some interesting statistics concerning break-ins in the United States:

•23% enter through a first-floor window;
•22% enter through the … (3 comments)

I look like a 'rookie' but I'm not a 'rookie' - 11:06 PM
It is nothing I can help, but I look extremely young. When I first started out in real estate over 6 years ago, I was 22 and I looked like I was 16 in my first real estate picture! I listened to everyone and plastered my face on all my marketing. To my surprise, the only comments I received were in the lines of, "are you a little young to be selling real estate?" I laugh now thinking about those days, but it was a large challenge for me when I didn't have the knowledge. Now after 6 years in this … (7 comments)

Organic Sicilian Olive Oil : an healthy choice! | Sicilian Olive Oil - 01:25 PM
There are many different oils available on the supermarket shelf. One popular option is Extra Virgin Olive Oil. The “Extra” indicates that it is the highest quality of any olive oil. EVOO is also the highest quality of any oil available today. It is proven that in countries where olive oil is used generously, primarily in the place of other fats, there is a much lower rate of diabetes, atherosclerosis, heart disease, colon cancer and asthma. Extra Virgin Olive Oil also contains Vitamin-E, which protects Vitamin A as well as essential fatty acids from oxidation in the body’s cells, and also … (0 comments)

Sensible Staging Sellls - 10:35 AM
Sensible, common-sense staging is what the average home seller is looking for today. Stagers need to remember that the reason home sellers use stagers is to SAVE MONEY!  Sellers want to do as little as possible, and spend as little as possible.
When a seller hires a Home Stager - they want to end up with an attractive home and yard.  They want the house to sell very quickly.  And, they want to get all of this for very little money.
The Home Stager can be a realtor's best ally.  When the realtor uses a Home Stager, he or she can avoid being … (6 comments)

To Short Sale or not to Short Sale. That is the question. - 10:24 PM
When you bought your home, you signed a lot of documents that day. But one of those documents is the Promissory Note (3 page document) which is your personal liability and the Deed of Trust (18 page doc) which is personal liability secured by your house.  This is where the bank really digs their teeth into your property.  Virginia is a Deed of Trust state in that a trustee is assigned to you. In event of default, the trustee is activated. And if bank wants to foreclose, the bank transfers power to their attorney (for example Sam White, a Virginia foreclosure … (6 comments)
