TOP 10 QUESTIONS TO ASK THE SHORT SALE LISTING AGENT BEFORE MAKING AN OFFER - 09:45 PM

HOW TO EVALUATE A LISTING AGENT IF YOU ARE REPRESENTING A BUYER

 1. What is your experience representing sellers in short sales?

Dealing with a knowledgeable and experienced agent who has successfully closed many short sales is the sine qua non for a successful short sale.

Thousands of agents are now taking short sale certification programs and presenting themselves as short sale specialists.  Many of these agents have never closed a short sale in their lives.  In fact many of the people teaching certification classes have themselves never closed a short sale.

Whatcha Lookin At? Take Advantage of Active Rain University. - 08:37 PM
Whatcha Lookin At? Take Advantage of Active Rain University.
Actively being on Active Rain lately and reading many BLOGS I noticed who has costumed BLOGs and who doesn't. I really liked all the custom BLOGS and so... wanted to have one myself. I will be the first to admit that I am technology challenged. I came across a recent BLOG by Jeremy Blanton entitled ActiveRain University Presents Customizing Your ActiveRain Blog. After I saw the post I immediately signed up for the the Active Rain University class given by him.
In one hour Jeremy showed me how to make a custom … (44 comments)

Realtors are not inspectors - 08:26 AM
Recently on one of those "Ask the Realtor"-type websites (that rhymes with Droolia), a Realtor answered a question about viewing homes without your Realtor with this response:
1. Your Realtor should view all homes with you to ensure the home is in good working order and that you are getting a good home.
"To ensure your home is in good working order..."?
While I, as a Realtor, know a great deal about homes, having attended many, many inspections (and learning something new from each and every one)... I do not sell my services as an inspector.  I am not qualified to … (129 comments)

When Brad asked me to lead a session at Active Rain University, I was psyched! When Brad told me to look at the schedule for a date, I was IMPRESSED.
I must admit that I thought Active Rain University was something that was held once a week and focused on how to use Active Rain.  Boy was I wrong!  Check out the schedule here for yourself!  Some days they are even holding multiple sessions, with knock out speakers on a wide range of topics.  This is an incredible service to members.

Lousy Cell Reception at your home, office, or the home you want to buy? - 11:20 PM
In our modern ever connected world quality cell reception is key.  I need my Crackberry fix constantly so I need good reception.  I live somewhere near the edge of the world or so the lousy cell reception at my house would lead you to believe. I joke constantly I have Sprint "The You Can't Hear Me Now" Network.  Honestly I live in a town of almost 30,000 people in the northeast, why the reception near my house is so lousy no one can explain.  Sprint has been out to my house with their super duper signal finding truck and claim to … (83 comments)

Do You Play To Win? We're not talking sports recreation. - 02:20 PM
A recent example brought this to my attention as I have not acted in this capacity before. This experience rendered me speechless.......
A former co-worker decided to buy a home, called me to assist him. He's interested in an area where I know nothing about, so I declined to be his Realtor(R). I hooked him up with my Lender and they are planning to do business together. I couldn't find a referral for him so he contacted this agent. He described her as helpful and he likes her. Good.
As a friend and someone who keeps in touch, I cordially called … (59 comments)

I'm an Internet Consultant, Not a Telemarketer...There's a Difference - 10:38 PM
It's inevitable that when I am real freaking busy I get the calls I don't want. You too? Sort of a Murphy's Law kind of thing.
Some calls I never want. But sometimes I get caught unawares. It happened yesterday.
A voice mail popped up on my laptop when I was on another call (that's Voice Cloud working). It was from a woman named S----- who was "just on your website and have a few questions. Please call me when you can." Cool. That sounds like someone who needed help. Out of state number...perhaps a relo?
Rang up the number and … (88 comments)

The trouble with Real Estate... - 02:01 PM
Yes, I said trouble.  Everywhere I look there's trouble, conflicting information, mis-information, lack of information & too much information.  Confused? So am I.
I listened to a life coach yesterday for a couple of hours spew his wisdom to a crowded room of Realtor's and Loan officers.  Wisdom & experience that I am sure has worked for him but in the process he knocked what everyone else was/is doing & what might be working for them.
His first piece of advice was to "stay off the internet", he went on to say that "the percentages of what folks have made on the … (97 comments)

Why Your $430,000 Offer on My $575,000 Listing Hurts You More Than it Hurts Us - 10:31 PM
Dear Buyer and Buyer Agent:
My clients and I are in receipt of your lowb-, um, offer. We are grateful that you are interested in the home- it has served my clients well for years. I can only hope that if you live there too that it will be the source of much joy and many happy years for you and your family should we do business. There is just one thing, however, that we'll need to rectify in order to do business with you, and that would be the amount you are willing to pay to live in this property. You … (152 comments)

Do you limit your enjoyment of ActiveRain? - 06:34 AM
When you comment on other people’s comments, on a ActiveRain post, do you think they read it? Sounds complicated, let’s try again.  You know, when others ask a question about your post and you write a comment do you think that person ever goes back and reads your answer. It is frustrating.
I am an avid comment reader and I read a lot of comments on my posts and others in a day. I feel some of the questions that people ask are rhetorical, but other really add to the post and should get an answer.
I know a lot … (88 comments)

Let's get down to brass tacks with the home buying process. You as a buyer are spending a lot of money and have the right to be comfortable and happy with your purchase right? Of course you do. So essentially the question is what needs to be done in order to ensure that this is so? Well, probably the most important thing is communication. Picture Perfect: the Profit is in the Plan - 06:02 AM
As far as home improvements go, landscaping is a solid investment - in fact, a well designed outdoor project can offer a better return than most of those inside the house. Good landscaping can add between seven and 15 per cent value to your home and has a recovery value of 100 to 200 percent, so shell out now and get it back when you sell.
Many REALTORS® will tell you that a well designed landscape will help you sell your house faster. With today's explosion of subdivisions, where many of the homes look similar from the outside, landscaping can set your … (3 comments)

Here's Looking At You! - 12:58 AM

As the second snow storm this week is dumping on my house, I find peace in looking at photos from a warmer climate.  Actually this was taken at the Butterfly Pavilon, so only the climate indoors was better.
Tips for shooting butterflies, go when they are sleeping!  Early morning before the sun rises in the sky, the butterflies are more dormant.  They lay around on leaves and hang upside-down providing wonderful profiles for a photographer.
Once the sun rose and warmed the room, they woke and started flying around.  Unless you have a large and fast lens it's really … (7 comments)

"My Buyer's Friend Said that Short Sale Approval goes much Faster...." - 06:53 PM
If an agent has done a short sale that involves an FHA seller...things get slowed up just a tad...a few more pieces of paper...snail mail required. (Interesing when email and faxes are acceptable for approval.)
We have explained the process,,,warned the wait may be a bit longer...we didn't know that relatives  of those same friends that know ....what the price should be...what you should write...the list price....are now advising on short sale tables...wonderful !
Does absolutely everyone want this to move faster ? Is there any merit in a snail's pace, a turtle race...a molasses drip.....yes...of course...adding another … (8 comments)
