Managing The Needy Client and Still Managing Your Time - 07:54 PM
Everyone knows immediately who I'm talking about. Doesn't matter if it's a first time buyer or a real estate investor, it's the client who calls/emails all day long with every question which pops into their minds. I think we all feel for these clients, it's a big purchase/transaction, they are unsure of the process, or the timeline, or the costs, or the disclosures, and they need to speak to you; you need to explain it to them and ease their minds.

In the day and age of the Extreme Makeover, there is little mention of the value of consistency.  When my kids were growing up we had a saying: “Q: How do you eat a Whale?  A: One bite at a time!”  It was a silly refrain from a much loved Shel Silverstein poem, but it drove the point home. As I have mentioned in previous posts, this is my fourth market.  Throughout the various stages of my wifes education we have moved from city to city and each time I must start building my business from scratch.  As I have only sold in each city for a few years my focus has always been on the immediate sale.  I did not put any effort into maintaining a relationship with my client.  While working with them I know I worked hard and did my best for them, but our relationship ended when the transaction closed.  I have never had repeat business.

The Lie of Multi-Tasking! - 07:46 PM
One of my big ah-ha moments at Keller Williams Family Reunion this year was that multi-tasking is a lie!  When I heard this I was crushed. I was always so proud to be considered a multi-tasker!   Then I find out it's all a lie!  Gary Keller points out that multi-tasking isn't true because when you multi-task nothing really gets done effectively and many times your unfocused efforts result in mistakes.

This woman is extremely bright, and she asked all of the right questions. Have you seen the local cactus blooming in Mesquite NV yet?  Mesquite is in Clark County NV, on the Arizona border, 80 miles northeast of Las Vegas, about 10 miles from Littlefield  and Beaver Dam Arizona and 35 miles from St George, Utah.  Located in the desert with elevations averaging 1800 feet and surrounded by mountains, not really the Death Valley kind of desert - more of a hilly little valley of desert terrain with bluffs and canyons - beautiful sunrises on the eastern mountains - and gorgeous sunsets on the western bluffs.

Hey ActiveRain, . . . . Why Not Underwriters? . . . . . - 05:44 PM
We've got 28 different types of real estate professionals that can set up profiles and contribute to this forum.  We have everything from environmental services to real estate media.  And, despite the fact that one is involved in every non-cash or non-seller financed transaction, we don't have underwriters!
My weekend project (amongst other things) is to set up proposed policies and protocols for internal DELRAP association review and approval.  I'm starting to get to the end of compiling and drafting all this and it's decent work.  But, I'd love to get more eyes on it and probably, there would be other underwriters that … (51 comments)

     My assistant called a listing agent yesterday to make an appointment to show a house today, and the listing agent explained that I had to call her back after 9 pm last night to make the appointment.  Apparently she didn't have her "journal" with her and did not know her schedule for Saturday.  I confess that I forgot to call her after 9 last night since I try to save some time for my family and my time on and with Active Rain after 9 at night.

About 4 years ago, I added a category to my "source of business" list.  I typically ask customers and clients how they got my name and/or phone number, etc.
I usually get the standard answers of, "on the Internet, " "I saw your ad in the Homes Magazine," "I was referred by a friend," etc.
Sometimes, I get the answer of, "I just see you around everywhere."  Others say, "Don, I see your signs everywhere!"

The Diet Continues - Week 26 - Over 50 Lbs Gone - 05:30 PM
As of this week I have lost 52.2 pounds.  That is an average of two pounds per week and over 50 pounds in exactly 1/2 of a year.  My waste size has gone down 6 inches.  I am still way too big, but I believe I can and will do this.  I still have over 100 pounds to loose. 
I quit taking arthritis pain medicines when I started the diet, apparently some of them can inhibit weight loss.  As part of the vitamin program I do take condroytaint (and I know I have spelled that wrong).  In general my pain is … (5 comments)

In California we are about to release thousands of prisoners to relieve over crowding and due to budget issues.  We have seen enough high profile crimes recently in California to know how good they are about selecting which prisoners to release. 
I have no problems with realistic reform, and I want to see people get out that are capable of putting an honest life together.  However, so far the we have not provin very good at this and these people are not being released for any reasons but budget and over crowding issues.

Senna Hills Austin TX is having a great year thus far. It's only March and look at the market activity and homes for sale happening around here.

As you can see, there are still several Active listings on the market, but you can also see that within the past three months, several have sold.

You are looking at Senators Lindsey Graham and Chuck E Schumer - the authors of yet another attempt by the President to bring in illegal immigration amnesty. If you don't already know which one is the Republican and which one the Democrat, don't sweat it - it truly doesn't make much difference in this instance.

Here in Northeast Los Angeles, we have amazing homes of every size, style and description; from small cottages built in the 1800s, to mid-century modern and newly built contemporary.
In my quest to properly name the styles of homes in my neighborhood, I have been buying and reading architectural textbooks.
One small volume I bought is titled "What Style Is It" and there are a couple sentences in the introduction that so perfectly describe the homes in Northeast Los Angeles, I just had to quote them here:

I was surprised when on one of my google alerts I saw one of my own listings - no , not surprised at seeing the listing as we (brokerages) share information all the time.  I was surprised at the notation on the listing:

This home is flagged as a short sale. We're sorry, we don't tour or write offers on short sales because of the slim chance that you'll get the home.

  Lots of buyers, sellers...agents and lenders ....people in general, rely on "Mother in Law Research". This is a term coined long ago that means...ask the people you know...not the people THAT know....and draw your conclusion based upon this "research."
   Everyone wants family and friends to agree with them, applaud decisions, congratulate successes,it is human nature to want approval. When there ar large decisions to be made...the Mother in Law system may not be the "highest and best source" for the answer.
