Mr. President, stop throwing money at the housing industry, that isn’t the problem - 12:42 PM

By Todd Clark (Broker/Sales Coach) 503-524-9494

This morning I read a report that the President says the problem with the housing industry is short sales and he wants to fix it. I thought GREAT, ABOUT TIME! But then I read the article and quickly I realized that our President has no clue about what is going on with the housing industry. As with most politicians he thinks if we throw money at a problem, he thinks it will go away.
You see, the President says the problem with short sales is that the sellers don’t want to move out … (132 comments)

Pleased to meet you I hope you catch my name...10,000 comments is a start - 10:06 AM

Comments and Connections – I’m reaching out to you, I hope someday you will think highly enough of me to share your trust in me. When I opened my Activerain Blog site this morning I noticed I was a few comments shy of 10,000. Is this sufficient evidence I am reaching out to my fellow bloggers? Or am I simply throwing a jumble of 10 words or more together and making little attempt to engage our connection.

I’ll admit, when I joined Activerain I had hoped to cull a New England Net Work of my peers. I have … (153 comments)

Even Great Warriors Die In Battle - 04:18 PM
For many, 2010 will undoubtedly prove to be one of the toughest years in the mortgage industry. The underwriting guidelines still continue to change daily, government regulation and intervention is at an all-time high, legislation is being proposed to change compensation models for Loan Originators, more fraud verification policies are being put in place to protect lenders adding confusion, borrowers are forced to jump through ridiculous hoops and great mortgage professionals are exiting our industry in droves. Let me repeat that.... "Great" mortgage professionals are exiting our industry, not "Good", but "Great".
I'm sure you know how we got where we … (49 comments)

The ActiveRain Open House Was Awesome - 10:15 PM

The ActiveRain Open House Was Awesome
I was thrilled to be there not only because spending time with the people living in my computer is always a sweet treat but because Lenn Harley went out of her way to attend the first ever ActiveRain Open House. I am star struck and in awe of this woman. I love the way her mind works and as far as I am concerned no one does hard core real estate the way Lenn Harley does.

While watching Margaret Rome and Lenn Harley chat I felt as if I were in the middle … (87 comments)

IS PRINT FINALLY DEAD? Read all about it!! - 09:17 AM
December 2009 saw the demise of Editor & Publisher Magazine, which had been around since 1854. It lays claim to being the chief chronicler of the American newspaper industry and has presided over the business for 125 years and is a clear signal that an era is rapidly drawing to a close.
NEWSPAPERS
Daily newspapers have been losing between 2% and 5% per year of their circulation base during the last 10 years. In 1940 there were 1,878 newspapers in the U.S. with a total circulation of 32.4 million. While the number of newspapers continued to decline — 1,611 in 1990 … (159 comments)

In 3 - 5 minutes, you can help make a wish come true today - 10:25 AM
Sam Callahan, the son of a Realtor (and my friend & Active Rain member) in Silicon Valley, is 14 years old and has cancer which is not responding to two different types of chemotherapy.  His cancer, Ewing's Sarcoma, had metasticized before it was discovered on September 22nd.  Sam writes about his battle with Ewing's Sarcoma on the Sam's Team website: http://www.samsteam.org/About_Sam.html He is an amazing 8th grader with a good attitude who wants to beat this thing.  If you read his "about Sam" page, you'll find he's a great writer, too.Normally, we can feel very helpless to "do anything" besides offer our compassion, … (99 comments)

Building Your Online Following with Jason Crouch - 04:50 PM
Building Your Online Following with Jason Crouch
Jason held a great webinar today from 1-2 pm Eastern time, all about building your online following.    He touched on a lot of topics, including blogging, telephoning, socializing, commenting, Facebook, twitter, and LinkedIn.   He really spent a great deal of the time speaking to how to utilize your blogs to pull in and build an online following (an "audience") from within and outside of Active Rain.
The beginning was more about comfort zone, and perhaps definitely!!    how you should stay true to yourself.    The beginnings of blogging, when you are a little ..... (I'll … (51 comments)

Slide, swing and run around in the SUN in New Milford, CT. - 05:27 AM
Slide, swing and run around in the SUN in New Milford, CT. New Milford Town Parks ROCK!

It was so warm yesterday, my oldest daughter and I packed her new baby and my other 2 year old grandson in the strollers and walked around the town green. I can hardly wait until the trees are budding and the flowers are blooming! From the town green in New Milford, CT we walked down to Young's Field, which was bustling with activity today. So many little ones out on the playground, sliding, swinging, running around. Everyone was enjoying the sunshine and wonderful … (46 comments)

Copyrights and Patents - 04:45 AM
Understanding the differences between patents, trademarks, and copyrights is essential for any creative entrepreneur. A thorough grounding in the concepts and definitions of these basic protections for intellectual property will provide you with a solid basis for protecting your inventions, creative works, and corporate reputation. Enlisting the help of a business attorney is an important step in ensuring your intellectual property is secure, but it’s equally important to inform yourself about the various methods by which individuals and companies can safeguard their creative efforts and protect their financial interests. Patents Within the United States, patents are granted by the U.S. Patent … (19 comments)

Spacey Realtors...Get Your Wits About You. Be responsible. - 09:02 PM
After blogging recently about sellers who want to remain in the home while it is shown, and stating some of the reasons why they should leave the house, I had to eat my words this weekend.I got calls from two different sellers who said they came home after a showing and the doors were 'wide open,' and the key box was open.  On one listing the keys had disappeared, and on the other, the key was in the front door.On the one with the missing keys, I called the showing Realtor's cell phone. No answer. I gave it a few minutes.  Then I texted … (102 comments)

Plants and Emotional Appeal in House Selling - 08:41 PM
As a home seller you want to initiate that positive feeling from a prospective buyer; choosing a new home is a very emotional thing and it is this emotional vibe that you want to tune into to. It is always the first impression that will dictate the buyer's mood.
Think of the times that you have been in the audience waiting to hear a speech. When the person walks onto the stage you are expectant and interested in what he has to say. In the first one minute he either has your attention - or you are wondering where he bought … (1 comments)

Build Relationships and Leads Will Follow - 08:57 PM
Starting out in the real estate business (or any business for that matter) can be a little anxiety inspiring. The initial stage of getting off the ground is always a challenge. There are plenty of ideas out there on how to get new business, but one of the best ways to build your business is by building on the relationships with your current customers. If you offer outstanding service and do the job right, you will get the referrals. Word of mouth is still one of the best marketing tools a business can ask for.
Always keep your seller in the … (0 comments)

Frustrated Homeowner Bulldozes Home - 09:54 PM
An Ohio homeowner takes matters into his own hands after a nearly 10 year long battle with the bank came to an end two weeks ago when the bank began the foreclosure process.  What was the homeowners solution?  Bulldoze it...

I have heard of people that have destroyed the insides of their home out of pure frustration from dealing with the banks, but bulldozing it down completely?  His response to the whole situation was "As far as what the bank is going to get, I plan on giving them back what was on this hill exactly (as) it was," Hoskins said. … (4 comments)

PLEASE HELP - I NEED A HOME!
My name is ZENA and the only family I have ever known had to move from their house to an apartment - and I couldn't go with them.  Can you help me?  Please?
I am three years old.  I'm a girl who is housebroken, spayed, and quiet.  Everyone is impressed by my personality and I'm a very loving and affectionate dog.
I can "sit" and "stay" and I walk on a leash.  I love to go for walks and to be petted.
I am mostly a Borzoi - that means I'm tall, but … (3 comments)

Active Rain's First Open House Gathering – Day One - 08:55 PM
It was a wonderfully busy, exciting day yesterday. If you've been keeping up with C Tann (as if anyone could keep up with that dynamo!) you know she's been one of a group of Rainers blogging about the First Active Rain Open House Gathering in Baltimore.
First there was an open house with real live buyers, wonderful friends, and being interviewed and filmed by Gabe and Katie Tarbox for REALTOR® Magazine's Masters Series.

Later, we enjoyed a luscious Baltimore crab cake dinner with TLH as a guest. You have to take a look at Anna's "Virgin Blog" which … (15 comments)

Wisconsin Realtors are Mooving from Keller WHO to Keller WOW ! - 06:28 AM
The whispers throughout the greater Milwaukee-Waukesha-Washington-Ozaukee county area are getting louder...the excitement is buildng.  Keller Williams  is an exciting, dynamic, technologicially, educationally, agent driven....prosperous and caring place for an agent who values the level of service they can bring to their clients and customers.  It is not that there are not good agents elsewhere....we have had the very great pleasure of working with many throughout the four county area.  It is that the resources that are available to Keller agents are not...and cannot be available to agents at other companies in this market.

Great advice...let you r eyeballs do the walking...talk to a realtor who knows...one who works every day in every way to help you with the best decision you can make for your real estate investment.
Via Dallas Chambers (RE/MAX Agents Realty):
8 Tips to Guide for Your Home Search1. Research before you look. Decide what features you most want to have in a home, what neighborhoods you prefer, and how much you'd be willing to spend each month for housing. 2. Be realistic. The Homebuilder Rally May Not Be - 10:09 PM
The market could be primed for these stocks since the Builders are selling off inventory and working from a leaner cost basis.
Via Tim Lorenz (TIM LORENZ of Keller Williams Realty):
The homebuilder rally may not be as great as we thought.  Homebuilding stocks have burst out of the gate in 2010 and are outperforming the market.  Oppenheimer and Compay's chief investment stratregist told us to hold on and not get on that train.
They are not convinced that the strength is a signal of things to come and would caution investors against adding homebuilders to their portfollios.  They are afraid that the … (2 comments)
