Quality Face Time Can Help Your Bottom Line - 02:03 PM
Be honest: When you're face-to-face with a client, just how good are you, really? Are you truly listening? Are you responding appropriately? Are you working as effectively as you can, not only with clients, but with fellow Realtors, home inspectors, mortgage lenders and everyone else you work with to get your job done?

Really knowing how to work with people can mean the difference between a healthy bottom line and a meager one. After all, real estate is the quintessential people business.

Fortunately, social scientists have uncovered a lot of facts that have led to useful tools that can … (3 comments)

Florida's Dogfish - 07:24 PM
We were at the beach on Wednesday and Ron was using his cast net to get bait before he started fishing. I was on the shore and when he emptied the net I put the fish in the bait bucket. Imagine my surprise when a plastic bottle full of barnacles came tumbling out of the net. It had a hole in the top of the bottle and I guess the dogfish swam into the bottle and could not get back out. Or perhaps he liked living in there and not having to worry about getting eaten by a bigger fish. Then … (9 comments)

Florida's Famous Skyway Bridge - 07:33 PM
Florida's famous Skyway Bridge is a favorite place among locals! Everyone flocks there on the weekends to enjoy the causeway leading up to the bridge. There are plenty of places to enjoy windsurfing, wade fishing, swimming, canoeing or just a day at the beach, grilling and enjoying music with friends and family!

It is one of those places that tourists don't come to and unless you know where some of the hidden little beaches are among the mangroves, chances are you won't find them. Oh, and having a SUV helps get in and out too!!!

Market Price versus Appriasal Price!!! - 04:58 PM
Lenders are afraid of prices going lower, so they want to make sure that there is enough equity in a property to ride though future rough spots, hence why appraisals are coming in low.  This can make for problems with a transaction in this market.  Even when buyers are willing to purchase and sellers are willing to sell at a higher price, they have to aware that the appraisal may come in low, even though the house may be worth more.  The bank is trying to protect their investment for the unforeseen future, not just for today.
The seller will have to … (3 comments)

Is It Time to Buy a House? Yes, But No Hurry!! - 08:44 PM
From Beyound the Headlines and Reported in the Wall Street JournalMany housing economists have said that for borrowers with stable incomes, good credit history, and FICO scores of at least 620, now is an opportune time to purchase a home. Although inventory rates are below the long-run average, there still are plenty of options available for buyers of high-end homes. KEEP THIS IN MIND
· Consumers trying to time the market and purchase their home when prices are likely to rise again are advised to take a different approach. According to one real estate consultant, while home prices have stopped declining … (0 comments)

DROID Does Tulips - 03:47 PM
I took a picture of a tulip growing in my garden with my Driod and my Panasonic DMC FZ 18.  They are as close to the same shot as I could get.  Both on auto.  Which do you think is which.  The DROID is a 5 megapixel camera while the Panasonic is an 8.

iPhone is a recording studio - 04:04 PM
I was reading the other day about a man who made an album almost entirely on his iPhone.  The report said entirely but because the iPhone CANNOT multitask he had to overdub on another workstation.  It actually sounds pretty good.  You can go to www.freematik.com and check it out.
Tom Freeman is a sound engineer and is the one who made the album.  He used different applications such as iDrum, Beatmaker and Flare.  I am sure he will not be the last.

What would you do if you were a Billionaire? - 07:58 PM
What would you do if you were a Billionaire?
Can you imagine going to your atm and check our balance and see there is over 88 billion in your balance. What would be the FIRST thing you would do? I think I would calmly sit down and call my daughters (because we are very close) and have a pow wow right away. Just sitting here thinking about it gives me goose pimples.
This gentleman was faced with this situation for approximately 5 hours. Could you just imagine what was going through his mind? I think of ALL the people I … (11 comments)

Get Your House in Order - 08:04 AM
GET YOUR HOUSE IN ORDER
Get Your House in Order.  Do it today.  Get your house in order.   Do it right away.  Why?  Because people will be coming, to see what your agent has raved about in the MLS and other marketing efforts.  I've added a little twist to one of my favorite songs by Dottie Peoples (Get your house in order) but the title is certainly fitting when homeowners decide to sell their homes.
GET YOUR HOUSE IN ORDEROkay so let's say you've decided to sell your home.  Other than deciding on a real estate agent or company, what else is … (14 comments)

Milestones and Anniversaries.... - 10:20 PM
Maybe it's a girl thing, but I think that milestones and anniversaries are so very important. Today was a day that was filled with both milestones and anniversaries.
It's our one year anniversary of being in business (for the BPO Automation Group). I am so proud of how far we've come in the last year. I'm honored to have been able to have helped provide what I feel is a very valuable service to each individual that has joined us in the last year. We have had huge growth in the 'depth and breath' of our products and services this past year and as such we've … (2 comments)

Neighborhood Showcase: The Bridges of Razor Creek - 10:51 AM

The Bridges of Razor Creek is a new development within Jeffersontown that began in 2004 and is filling out nicely. Elite Homes, famous for their Extreme Makeover Home Edition build for the Hughes Family, is both the developer and builder for this community. The development is off a less busy street so it’s very private. Homes start in the low $300k’s and move up to to the mid $400k’s. Looking to build in JTown? This neighborhood is worth a look!  Read More »

Stage That House for Higher Appraisals - 06:29 AM
From my page on www.mioaklandcounty.com (more "investigative" than "bloggy"!) ...

If you are still on the fence about the value of professionally staging a home for sale, here is another benefit to consider:  staged properties command higher appraisals.
Certified Residential Appraiser Linda Shurtliff, owner of Troy, MI-based Reliable Residential Appraisals, LLC agrees.  “A staged home has much more appeal than an unstaged home.  A staged home has no clutter, very few personal items and appears clean and welcoming.  A home that is well-maintained, has good functional utility including strategic staging of furniture, has fresh paint and is clean will appraise higher than one … (12 comments)
