   We enjoy and appreciate being part of a business where we can give referrals to trusted professionals and receive them as well.  With part of our practice devoted to short sales, we get and give those referrals as well as to transferrees to and from our area.  Here are some suggestions that we appreciate both in giving and getting that will help make the transaction go more smoothly.

"My Buyers signed everything, we'll close next week," said the selling agent for our Short Sale - 03:32 PM
     We recently listed a short sale that got multiple offers...a cute house that lots of families wanted to call home. The dirth of paperwork was completed by both the buyer and seller. The selling agent knew all about short sales..she had training in a sales meeting...and her signature indicated an "SFR" Short Sale Foreclosure Resource.
"Now that all the paperwork is completed, we can close next week," she decided.
  Hmmm....that would be nice...but...there is this matter of approval by the lender which for some reason she felt was an instant conclusion when everything was signed and sealed.

  The other evening one of our neighbors came to the door...had we heard that the house..over the meadow and thru the woods had been sold for OVER asking...maybe it did....we could only say that MLS reported it as "active with offer"...interesting he would "know" the amount paid for a property not yet closed....but then there are real estate experts everywhere.
    Crazy ? Hmmmm...crazy like a fox ....new roof....updated landscaping...granite and stainless kitchen...4 bedrooms...newer cedar deck....great location....priced below the market....paid over asking ...you bet !

Small Home Improvements - 02:50 PM
I realize that everyone wants to find ways to save money around the house, and these inexpensive home improvements will save a few dollars and some will pay for themselves.   Here are a few of my favorites: 
1.     Get a Programmable Thermostat
It can save you a couple of hundred dollars a year on heating and cooling costs.  You can program it to lower the house temp while you are sleeping, and warm up just before your alarm goes off. Average cost is $80 - you will save that in the first year.
2.    Compact Fluorescent Bulbs

It is time to take the sweaters off the trees Columbus!   Winter is finally over, the daffodils are blooming, it is time to take tree sweaters off.  Arborists recommend tree sweaters be removed immediately as it is getting warm quickly in Central Ohio.

I was browsing through Facebook, wasting valuable work time, when I can across an ad for a real estate investing seminar. It is being hosted by a local Realtor who I am familiar with. Back in the boom days (2005-2007), this same agent would host similar classes to teach "investors" how to purchase fourplexes in the Phoenix area. I attended one of them, it was good information. But I was amazed with the numbers, they were horrible! The very best case scenario (100% occupancy, top rent, low maintenance costs) had these properties selling at a 6-7% cap rate. DAY ONE
Day one of the Mortgage Bond Market standing on its own two feet w/o the Fed buying and we are seeing a moderate sell off, down about 40bps. Yield spreads are widening out against the benchmarks (Treasuries). We will need to get past tomorrow's Jobs Report and the effects of holiday shortend markets before getting a true gage of the Fed exit effect however.  There was an interesting article from Bloomberg yesterday indicating that many banks and fund managers will step up … (0 comments)

The vultures have landed ....... - 12:58 PM
The vultures have landed near my house ...... and I don't like it one bit. Who are the 'vultures?' Well the companies that you see currently circling neighborhoods all around the country - 'Asset Management or Asset Securing Companies'. AKA the ruffians that break into a house and 'secure' it for the bank.  I witnessed one yesterday while out walking my dog.  (I told my dog - go tinkle on their tires they are not nice people BTW).  But then, there is a need for these vultures isn't there?I've been trying to track down the seller of this house who now lives … (15 comments)
