I just posted on my Positive Real Estate Professionals blog site, (which is a great blog site by the way, you should check it out.) It was one of my follow up to the Phoenix RE Bar camp. Rather than reinventing the wheel, I though that I would just add my blog to this one. Darcy and I just returned home from the Phoenix RE Bar camp. What a great event! I can't believe all the great things that we learned. This from those that are out selling real estate on a daily basis, so the information is fresh and current.

I just listed another short sale home, this time in Carmichael, and even managed to stop off for a manicure. With my days, it's hard to squeeze in time to get my nails done. Jeopardy was on the TV at the nail salon. I'm always astonished when I know the questions on Jeopardy, especially when the contestants don't. Yes, really. Lt. Warf of Star Trek might say "Today is a good day to die." Klingon's like to battle and they often speak of being victorious and an honorable death. I hardly doubt this is what a few thousand link farms are going to be saying when they have their weekly staff meetings next Monday. Because with just one algorithm change, Google has made Link Farms as extinct as the dinosaurs that once roamed the earth millions of years ago. Jonathan Benya's recent ActiveRain post about "Why Some Homes Never Sell", discussing the widespread epidemic of overpriced listings and unrealistic sellers, generated a lot of comments. Most were from listing agents taking the "Just Say No" pledge. One commenter, though, laid some blame at the feet of buyer agents for not showing overpriced listings and encouraging offers to bring a dose of reality to those recalitrant and stubborn sellers. Warrenville Market Update - April 10, 2010 - 11:19 PM
There are 77 detached homes on the market of which 16 are under contract. There are 94 attached homes on the market of which 16 are under contract. That means 17 - 20% of the homes are under contract.....a definite improvement in the marketplace. However prices have declined quite a bit and we are back to pricing of the early 2000's.

Realtor Lawsuits? - 06:19 AM
I had someone yesterday tell me that supposedly homeowners who have lost their homes to foreclosure are coming after agents and suing because their home didn't sell and ended up being foreclosed on. Supposedly the lawyers are going after the E&O Insurance in these cases. Anyone out there hear about this? Anyone have it happen to them? Give the rest of us some details if its happened to you or you know about this happening to someone else. Thanks!

Phone or Email, Do you have a Preference? - 10:34 PM
In a response to my last blog someone pointed out the need to email so that you create a paper trail which led me to write this. I have been a strong proponent of email for quite some time for exactly the reason mentioned; a paper trail. Invariably it seems if I'm going to get burned on something it's because I had a phone conversation and didn't back it up with an email or have an email conversation to begin with.
