Is your head in the sand? - 09:28 AM
Sometimes, when I'm telling a story to one of my clients, I'll try to make a point about how we often "stick our heads in the sand" whenever we don't want to face a certain reality.  In fact, I usually start out my story with, "You know how an Ostrich sticks its head in the sand, blah, blah, blah."
Most folks get the point of the story of the Ostrich.  They know that Ostriches stick their head in the sand when they are being chased by a predator.  Or at least they think they know.
Guess what? Ostriches don't stick their heads in the … (5 comments)

Online Information Overload for Home-Buyers and Sellers - 03:26 AM
Lately, I've noticed most home-buyers who call me think they have their hands around the real estate market here in the San Fernando Valley.  They've armed themselves with zillow, trulia, redfin, google, yahoo, bing, and craigslist and much more only to get surprised when they talk to a professional real estate agent.
Unfortunately, a lot of the information these home-buyers are relying on can be grossly inaccurate.  Take for example a recent client I had who frequented the local crime database.  It seemed nowhere was good enough for his family.  Not even the safest cities in the San Fernando Valley / Los Angeles County.  Crime happens … (4 comments)

Tarzana & Woodland Hills Homes - More House for Your Money - 04:02 AM
You've spent months researching online.  You've read countless articles and viewed hundreds of homes.  (Hopefully not on Zillow or Trulia). You know you want to live in a great area of the San Fernando Valley but find that homes priced in Studio City, Sherman Oaks, and Encino are out of reach.
You're in luck!  If you want to live south of Ventura Blvd but can't afford the higher priced areas, then Tarzana and Woodland Hills is your best bet.  You'll get more house for your money.  Since I've been in real estate (6 years now) I've referred to these two areas as … (1 comments)

If you price your home correctly in the beginning and it is in good shape don't be surprised if you get some ACTION..... - 11:49 AM
It's a uncommon thing...sellers that listen to their agent and price their homes appropriately and have a lot of activity quickly and sometimes an offer or two in a the first week or two on the market. Why do I say it is uncommon? Well the vast majority of sellers always want a little more than the agent suggests...this can come back later to haunt them if they agent doesn't list the home at the right price.
Many sellers feel they might have given their beautiful home away or sold too cheaply or should have started higher....this is a common feeling … (2 comments)

So, How's The Denver Real Estate Market? April 2010 - 03:08 PM
Four Important Facts Indicate a Turn Around for Denver Area Real Estate 1)  Fact One: The housing inventory for single family and condominiums remains low.
Single family homes inventory decreased 22.9% from 2006 to 2010. Condo inventory decreased 33.6% from 2006 to today.  Condos will be the next product type to start to see an appreciable gain. 2)  Fact Two: Properties being placed Under Contract are rising faster than previous years.
The increase of Under Contract properties from March to April is 910 homes, which is the largest April over March increase in 5 years. This number could be attributed by … (0 comments)

"Operation Pay Back” - Mortgage Fraud Players Contributing - - 08:06 PM
Criminals also to blame for housing crisis!
A lot of blame for the housing crisis that helped drive our nation into a financial crisis has been heaped on "greedy" bankers and home buyers trying to live beyond their means. But there was another element that should not be forgotten - and that was outright criminal activity.
As you know real estate is a people profession. From the real estate agents in the field to the loan officers or loan processors working with borrowers to the title agents sitting down with families closing on their first home, we are people serving people.

A must read for Cedar Rapids "First Time Home Buyers." - 08:09 PM
A must read for Cedar Rapids "First Time Home Buyers"
Don't get inflicted with "First Time Home Buyer-itis."
This is our 9th year of helping home buyers purchase their first home in the Cedar Rapids real estate market, almost everytime the buyer will get 'the disease." It is a form of buyers remorse based on fear. (False Evidence  Appearing Real)
Sometimes the reluctance to go ahead with the purchase comes during or after the deal is being negotiated. Sometimes it comes after the home inspection, when the buyer finds out that the house isn't "perfect." Because first time home buyers look at … (0 comments)

Do You Help Other Bloggers? Shouldn't You? - 09:22 AM
ActiveRain is a fabulous community of folks, ‘bout 180,000 of them.
Anyone who has spent any time here beyond just creating a profile would likely agree.
Despite nastiness, griping, flaming, and plagiarism from time to time, the AR community gets along pretty darn well. Friendships are forged, referrals are made, and gatherings take place (here's a step back in time with some SoCal Rainers from 2007 at Crystal Cove in Orange County CA; and a larger event in Long Beach CA to celebrate the 1-year anniversary).
Most of us started out knowing little to nothing about blogging- what works, what doesn't, … (104 comments)

Barclay’s Take on the Housing Market????? - 05:53 AM
While I'm not sure what they had for lunch, but housing "experts" at Barclay’s Capital are convinced that the worst of the housing market decline is over. A look at the 4th quarter earnings documentation from 20 national and regional banks provided the data that led to Barclay’s conclusion.
The banks all seem to agree that the housing market has stabilized in all but a few parts of the country. The weakest areas where further declines may be seen are Arizona, Nevada and parts of Florida.
Housing still constitutes an area where troubled asset portfolios still trouble many banks, but the … (0 comments)
