Your House Might Sell When Pigs Fly - 06:22 AM
The following article was written by Lizette Fitzpatrick, a broker in Kentucky. Her insight is quite true - sometimes a home does not sell for reasons that baffle us real estate professionals. I am reblogging it in the hopes that it will give home sellers in MA some encouragement when their home seems to be passed by. Hang in there - it simply may not be the right time for you. Via Lizette Fitzpatrick - Broker-Realtor® Kentucky Homes - Horse Farms (Lizette Realty - Lexington KY - Richmond KY): Sometimes selling a home just seems to take forever. It might sell when

Taking Listings: Which Camp are You a Member Of? - 06:58 AM
Hello ActiveRainers. As I read through the fantastic library of knowledge here on AR, I have noticed that there seem to be two schools of thought when it comes to taking listings: Camp A) Take all the listings you can get; and Camp B) Take only listings that feel right for you (i.e. seller is motivated to take your advice). So I'm curious to know, which camp do you fall into? Do you take all the listings you can get, regardless of seller's motivation? Or do you take only listings where the seller seems excited to take your advice and

Massachusetts Home Buyers: Better Get an Offer in Quick if You Want the Tax Credit - 04:47 PM
Massachusetts Home Buyers: Better Get an Offer in Quick if You Want the Tax Credit We are coming down to the wire here folks. If you want to take advantage of the home buyer tax credit, you'd best submit an offer, because in two weeks you will have missed out. In order to qualify for the tax credit, you need to have a property under contract (that means Purchase and Sale Agreement signed by buyer and seller) by April 30, 2010. Since it takes time to submit an offer, negotiate, and have your home inspection completed before you sign that Purchase

Do you post lousy photos in MLS? You may be hurting yourself even more than you hurt your trusting clients! - 08:59 PM
It is clearly our duty to properly market property. Photo quality and selection are part of it. I cringe everytime I see obvious cell phone photos, with just a few crooked smeary foggy images from smeary, foggy cell phone lenses. Somehow the agent is able to fool the seller into thinking the home is being professionally marketed. For 400 days. I don't get it, but it seems to work for some people. I sold a listing recently, one that was fun to photo and to do the Real Estate Show. At one of the Open Houses, a couple came through. After touring, they

The Ghosts of Havre de Grace - 03:55 PM
It's possible you've never heard of the town of Havre de Grace. You might remember it as the town with a hard to pronounce name if you've used I-95 to travel the east coast. You might have noticed it in passing while crossing a bridge that crosses the Susquehanna River. Like most small towns, the history of Havre de Grace has been preserved more by stories passed among locals then by words published in textbooks. These tales seem to take on a life of their own while being accepted as fact even though there may be differing accounts of events and locations.

Another Interesting News Article from the Deseret News - 04:06 PM
The housing market must be big news in the State of Utah, either that or nothing else is going on. Two days in a row has seen news articles on the housing market in the State. Of course the State to most people, means the Wasatch Front, which is roughly the Ogden to Provo corridor which includes Davis and Salt Lake Counties. Often Cache Valley (Logan), Park City, Heber City and Tooele get lumped in, it depends who is talking. I grew up on the Wasatch Front, it is a great place! However interesting the article, I am reminded that all

The City of Sacramento Wants to Fix the Street Lights in Land Park - 08:55 AM
Kids today live in a much different world than I experienced growing up. Some parents center their lives around their children. Would little Aiden like to walk with us to Vic's Ice Cream after dinner? Would Emma like to play Rock Star with us tonight? When I was a kid, my father used to kick me out the door after dinner and yell, "Don't come back until the street lights come on." In the 1950s, we had those dorky street lights, the kind of goose-neck lamps attached to super tall wooden poles. They were designed to provide light, of all things.

Housing Decisions We Make as Parents For Our Children - 07:37 AM
Over the years, I've observed some of the unconditional acts of love displayed to me by my clients who are parents. Motherhood is a recent phenomenon to me and I've always wondered when it was my turn, how much would I bend my needs, my wants and my priorities for my child. Here I am today as a mother of a sweet and loving 2 1/2 year old. I must say I can see why now. Many of the clients I've served make their major housing decisions because of their children. Relocation to the area because the Plano/ Frisco Independent school

Short Sales The HAFA program will affect the way Realtors do Short Sales It is probably one of the most significant acts that the Treasury Department has put together to help homeowners in distress. Via Melissa Zavala Realtor® North San Diego County Homes (Broadpoint Properties): In a recent post, I mentioned that I am more excited for April 5th, 2010 (the day that the HAFA Program begins) than I am for my birthday or any other monumental occasion. I'm not necessarily excited because I believe that Obama will be giving me any great gifts on April 5th, but I am eager to

St George Real Estate - Diminished Supply - 11:54 PM
This is a St George Real Estate update to let buyers and investors know that I have seen local inventory levels of product on the market drop. Now, this is on short sales with fewer being available that are not already tied up with at least one offer on it, if not many. Also, that foreclosure listings have developed a two prong approach- either pricing is low enough to cause several offers or it does not "cut the mustard". As such many of them are pricing them low enough that they are often seized within the first month. Only savvy and
