Is it just me or is this happening to others too? On three of our recent deals, something rather unique has happened that derailed the closing at the last minute.
On all three occasions, sudden conditions miraculously appeared during the final hours before closing. When we asked why these issues suddenly became significant we were given the same explanation:
“The original underwriter went on vacation and when the replacement underwriter looked at the file they discovered the problems.”
What??? One could understand this happening once, but not three separate times over a three week period.

What the heck is that? It's someone who throws around the term BUYER'S AGENT loosely, and says they represent the buyer, yet their actions say otherwise.

- You ask the buyer what they want to offer on a property, without running a CMA for them first (to support the value).
- You write up that offer, and APOLOGIZE to the listing agent for the fact it's not "high enough."

Do you play Foursquare? And no, I'm not talking about the old recess game on the blacktop. I'm referring instead to the newest application craze on the iPhone, BlackBerry, and Droid.

California to pass Mortgage Debt forgiveness Act - 11:12 AM
Until this bill passes Californian's with recourse loans had to be fearful of 1099's after a short sale or a Foreclosure.  For a background on short sales and taxes.

The bill would waive state income taxes on mortgage debt that has been forgiven in a foreclosure or short sale. It is expected to affect about 34,000 taxpayers.  (be alert to capital gain exposure.) Cheyenne Wyoming Dog Friendly Places.  As we venture into Spring and Summer, we see people out with their dogs..either walking, jogging, playing fetch, or just having a good ole time.  I am looking to see where Cheyenne residents think the most Dog Friendly places are. 
Holiday Park and Lions Park have great walking paths, and lots of open space to play.  Near the Humane Society is a dog park.   The walking paths throughout Cheyenne also afford great places to walk your dogs.

When hardship strikes an individual or a family, no one can be prepared for how they will feel...what they should do...who they should ask.....while the problems compound... as a result of under or unemployment, divorce, illness or death ....there can be a period of mental and physical paralysis.
