Flint - #17 of 365 Places to Live in Columbus - 11:09 PM

The Village of Flint in northern Franklin County has been annexed to the City of Columbus for some time.  Or perhaps there are still unincorporated areas along Flint Rd. and Park Rd. mixed in among the City of Columbus neighborhoods in the area: 
The Village at Worthington The Village at Forest Ridge Christopher Woods The Sanctuary Maybe The Sanctuary is NOT really part of what was Flint, but doesn't it back up to the Flint Cemetery? As the way the real estate industry has evolved over the past decade we have moved away from "The Brand."  People have slowly moved away from having to associated with using a specific branded company.  There may be a slim percentage that are still brand loyal.  More and more buyers and sellers are moving to those that have self branded themselves.  When you can basically offer the same exact things as other agents it comes down to who you are and how you can effective do your job.

Saline MI Real Estate Statistics: Price Per Square Foot Trend is Flat Over the Last Year
The sold price per square feet is hovering above $110. 
The chart provided by Affinity Valuations, appraisal company, shows the trend line of average sale price per square feet sold in Saline schools over the last 12 months. As you can see the trend line shows prices are flat over the last 12 months.

Shown in chart below, Saline asking prices were up 11 percent from April 09′ to April 10′ and median sold prices are up 17 percent for this time frame.

Condo sales remained strong through April 2010 by volume and the one month absorption rate is now just over 10 months.  We'll have to wait a few months to see if the end of the homebuyer's tax credit has any effect on the sales rate and prices.

Martin County, Florida - Residential Market Report through April 2010 - 07:51 AM
Residential (single family homes and town homes) shot up in April.  I suspect as a result of the home buyers tax credit and some positive economic news.  This should spill over to closings through May and possibly June.  The absorption rate has dropped to 9 months for the month of April.  The lowest value we've seen since the beginning of the housing crisis.
