The Village of Flint in northern Franklin County has been annexed to the City of Columbus for some time. Or perhaps there are still unincorporated areas along Flint Rd. and Park Rd. mixed in among the City of Columbus neighborhoods in the area: The Village at Worthington The Village at Forest Ridge Christopher Woods The Sanctuary Maybe The Sanctuary is NOT really part of what was Flint, but doesn't it back up to the Flint Cemetery? As the way the real estate industry has evolved over the past decade we have moved away from "The Brand." People have slowly moved away from having to associated with using a specific branded company. There may be a slim percentage that are still brand loyal. More and more buyers and sellers are moving to those that have self branded themselves. When you can basically offer the same exact things as other agents it comes down to who you are and how you can effective do your job. These are the latest figures for Detached Home Sales for April 2010 in the entire MLS region of Northern Illinois and I wanted to share them with you to give you an idea of current market conditions. These numbers do include the buyer tax credit incentive so next month it will interesting to see if the numbers are stable or have declined. Saline MI Real Estate Statistics: Price Per Square Foot Trend is Flat Over the Last Year The sold price per square feet is hovering above $110. The chart provided by Affinity Valuations, appraisal company, shows the trend line of average sale price per square feet sold in Saline schools over the last 12 months. As you can see the trend line shows prices are flat over the last 12 months.
Shown in chart below, Saline asking prices were up 11 percent from April 09′ to April 10′ and median sold prices are up 17 percent for this time frame.

Dexter, Michigan Real Estate Results Shows 14 Months of Homes Available for Sale Dexter residential supply is now about 14 months. It would take 14 months for all the homes to sell if no other homes came on the market. Anything over 6 months supply is a buyers market. For the Dexter Luxury Market, check out this post. Residential (single family homes and town homes) shot up in April. I suspect as a result of the home buyers tax credit and some positive economic news. This should spill over to closings through May and possibly June. The absorption rate has dropped to 9 months for the month of April. The lowest value we've seen since the beginning of the housing crisis.

Lately, we have talked to a lot of people who have been concerned with their city assessments. Most have complained that they are too high. While the city continues to raise assessments, market values have not caught up with them. You are not alone! Its important to understand that city assessments have NOTHING to do with what your house is actually worth. The city just merely gives your property a value to base its taxes on it.
