THE NUMBERS GAME Real estate is no different than any other business… or is it? We are often told to look at it as business. And we do. Some agents employ different business models. One of those is so called 'Numbers Game'. The idea is simple. If you get certain number of listings, you can create the income stream that you would like. So, the more listings you get the better…. Better for the agent? Better for the client? I see it especially with short sales. The agent used his contacts and got several properties, and listed them as short sale.

PA.'s Broker's Fee Agreement - 02:46 PM
In PA., the Pennsylvania Association of Realtors(PAR) have given us a great tool to work with For Sale By Owners. It's called the Broker's Fee Agreement(BFA). It allows us to negotiate with FSBOs to show their property with complete assurance of having a commission agreement that relieves our Buyer client from paying our Brokerage fee. It clearly states that it is a commission agreement and does not create a business (agency)relationship thus avoiding the unfortunate practice of dud dual agency ! Many times I hear agents at the classes I instruct talk about wanting to start a team. As I dig deeper to understand their motivation, I get all kinds of reasons why they want a team. Unfortunately some see it merely as a way to make more money , through the efforts of others. They are mainly concerned with finding more horses to pull the wagon(lighten the financial load). Is that statement a complement or an annoying insult ? For years we have known that Recruiting is the "lifeblood" of any real estate organization ! But we get busy in the day to day issues of running our business and trying to make a profit ! We glance around our office or agent phone rosters and delude ourselves into believing we're almost at capacity(no room at the inn). Should I call 911? - 06:55 AM
It was a quiet residential street in Kew Garden Hills/Flushing, there would not be many walking traffic normally. If you saw more than 20 people gathering on the street, yelling, pushing each other, would you call 911? After one or two minutes, cars stopped and they still didn't move. I didn't want bad thing happened before it was too late, so I called 911. After few minutes they left liked nothing happened. But that is not the end of my story.
