What Is HAFA? What Does It Mean For Lees Summit Home Owners? - 09:33 PM
HAFA or Home Affordable Foreclosure Alternatives, is a program initiated by President Obama on November 30, 2009. HAFA helps families in distress who are having difficulty selling their homes. HAFA along with HAMP, the Home Affordable Modification Program, to revitalize the real estate market.
HAFA provides incentives to families to take advantage of selling their Lees Summit home by means of a short sale (the home is sold for less than the value of the loan), or a deed-in-lieu of foreclosure (the home owner voluntarily gives the deed to the lender.

A Soulful Approach to Expired Listings - this Saturday Live in the SWS Studio - 03:47 PM

I used to lump the pursuit of expired listings (and for that matter, FSBO's) into the same category as cold-calling, door-knocking and farming. As in (and I quote from the introduction of Sell with Soul):
"For those of you who shudder at the thought of chasing down your prey, this book is for you. First, I'll help you build your business using respectful, non‑invasive techniques. No farming, cold-calling or door-knocking. You won't have to hunt down For Sale by Owners (FSBO's) or Expired listings if you don't want to."
However, upon further reflection, I'm realizing that there is something truly "soulful" … (9 comments)

Feng Shui and Clutter, What type of Clutter do you have?. - 05:43 PM
Feng Shui and Clutter, What type of Clutter do you have?
Clutter is the number one Feng Shui Principle that is discussed, but just like everything else in Feng Shui there are multiple levels.  Many times when Clutter is addressed we tend to focus on the materialistic aspect of this Feng Shui Principle.  Clutter relates to the physical properties of your surroundings as well as your mind.
As you now, you should release items or materials that you do not "need, use or love." This will allow more room for what you want to bring, create and enhance into your life.  … (19 comments)

The People of Nashville, TN, have my utmost respect and support... - 10:03 AM
Being from metro Atlanta, one of the places that is close enough to take some long weekend trips to is Nashville, Tennessee. It is about a four hour drive from Atlanta, and two hours of that is very scenic, so it's really a pretty nice drive. The Opryland Hotel & Resort is one of the most fantastic places I have ever stayed. It is 9.5 acres under roof and very beautiful. The Grand Ole Opry, downtown Nashville, Titan Stadium, & numerous other great American places to see, as well as many residences were tremendously impacted by the flood of the Cumberland River. … (2 comments)

6 Cool USB Flash Drives - 11:00 AM
these are great, brought to you by Stephen Fells....
Via Stephen Fells (AgencyLogic):
A good friend of mine used to be head of technology at a global bank and about 5 years ago managed a project that involved buying 3 terabytes of storage at a cost of $1,000,000 per terabyte. You can now buy the same amount of storage from Staples for $89.99. The sad thing about technology is that as soon as you buy something there's already a similar product that is faster, lighter and cheaper. With disk storage, USB flash drives are now so cheap that many companies gives them away. … (0 comments)

Is a distressed property the right deal for you? - 03:18 PM

Is a distressed property the right deal for you?
With the first-time homebuyer tax credit deadline having come and gone, you may be asking yourself, “What now?” Fortunately, the door is now open to a new wave of savings: distressed properties.
For many buyers, the term foreclosure brings up images of run-down homes with no heat and rotting wood. While this is still the case for some homes, it’s no longer the standard. In fact, first time buyers are snatching up distressed deals in decent condition for great prices.
According to a November 2009 Keller Williams Research Buying Distressed … (0 comments)

Summer in the City of Boston or Beach time on Cape Cod - It's Nice to Have Choices! - 07:26 PM
Summer in the City of Boston or Beach time on Cape Cod - It's Nice to Have Choices
There is so much to do in Boston Proper during the summer months, Duck Tours, New England Aquarium, Harbor Tours, Trolley Tours and more. The best thing to me is that within a 1 1/2 hour drive, you can be on the beach on Cape Cod.
If you are new to Beantown, Cape Cod is a penninsula located approximately 90 miles south of Boston. As native Bostonian, one of my earliest memories is playing paper dolls in the dunes on "Old Cape Cod."

What's Ahead For Mortgage Rates This Week : June 1, 2010 - 12:32 PM
Mortgage markets worsened last week as concerned of a global debt crisis lessened and stock markets rebounded. The gains in stocks came at the expense of bonds -- including mortgage bonds.
Conforming and FHA mortgage rates rose for the first time in 5 weeks, pulling mortgage pricing off its best levels of the year.
The best mortgage rates of last week were locked Tuesday morning.
This week, mortgage rates may rise even more. In addition to the release of May's jobs report and consumer confidence data, fears of broader economic slowdown appear to be easing.

Day-by-day, the chances of rates … (0 comments)

Safety and Security While Protecting Triangle Area Listings. - 11:16 AM
This week one of our brokers received a call from someone claiming to be the owner of one of our listings and said they were locked out of their house and needed the combination to the lockbox in order to get in.  When the agent told them that she couldn't give them the lockbox combination due to TMLS rules, they were very polite and said they understood, but were really in a bind and needed to get to work.  The agent offered to come and let them in and they agreed and thanked her.   The agent then went to the file … (0 comments)

Via Realty Works e-Pro Broker:
Will I owe the bank /Lender  money after a Short Sale?
(also known as a deficiency judgment)? This is the most asked question and it has a multi-part answer.
If the home is your primary residence and you're still living in it, this is the best position to be in and usually results in no contribution from you. Yet even with a primary residence, there is no guarantee that you won't be asked to contribute. Why? There are a couple of reasons this … (2 comments)

Fannie Mae's LQI and what it means to home buyers - 03:55 PM
Fannie Mae is releasing a new initiative call "Loan Quality Initiative" (LQI). This has many aspects and impacts to the mortgage business. One of the most important begins today. Beginning today a buyers credit has to be re-ran at closing and any new debts or inquiries must be factored in and the loan re-underwritten to account for any changes.

This has the possibility of causing HUGE delays at closing if new debts have been incurred during the escrow period. It is more important than ever to not make any large purchases or any changes to your credit profile during the … (0 comments)
