Got a client???????? Know a friend?????? Thinking of trying to "fudge" on the occupancy declaration when you're buying a home?????? I have never seen the logic or understood the rationale of anyone willing to sign fraudulent loan documents and risk activation of the "Due On" clause in the fine print of all mortgage documents that can (will) call the entire Note due in the event of fraud or sale. Moreover, the mere idea that a loan officer or broker would jeopardize their career or license is pure lunacy! It appears Fannie is getting REALLY serious about preventing occupancy fraud and are (50 comments)

Here on Active Brain we are fairly civil to one another, but on many other sites, (such as those that rhyme with Pillow, & Foolya as well as others), they seem to be a little bit of the Wild Wild West, with little, ineffective or no moderation at all. Commenters and questioners are often subjected to, how shall we say, colourful language, sarcasm and outright attacks by semi-anonymous posters, with little else to do but hang around waiting for their next victim while hiding behind interesting double-entendre Icons and Screen names. I recently read an article in The Washington Post, By Dina ElBoghdady that talks about this extension. The Bill, if it passes, would give home buyers three additional months to close on properties that went into contract on or before April 30, 2010. A few of the highlights from the article are: Senator Majority Leader Harry Reid (D-NV) is putting together a Bill that would extend the deadline for home buyers who took advantage of the recent Home Buyers Tax Credit. I had a client whose parents passed away, so they became responsible for getting the house in shape to get on the market to sell quickly. As realtors, we are always under the microscope. Sellers and buyers want to know they are dealing with a straight shooter. Someone who has integrity and a good work ethic, as well as knowledge of the market and the ability to get the job done. I used to tell my Marines (back in the old Corps) that someone's true character was best tested when no one was looking. Do you do what's right because you don't want to get caught red handed, or do you do what's right because it's the right thing to do? Think about that for a second. (42 comments)
Make sure your documents match when you contract a listing... Agency designations matter. If NY agents contract a specific commission with a seller, advertise a split, not file as a dual agent when working for both the buyer and seller on the same transaction, there is a distinct possibility one may discover that they may not be entitled to the percentage of payment they believe they earned for wearing two hats working hard on one deal. Markets are local and state laws vary, so some of the issues presented here may not pertain to a lot of people outside of (17 comments)

New Milford CT Real Estate, Losing Three Listings Is OK By Me. This past week I lost three listings after presenting my price. Am I mad? No, it's ok by me. Did I lose to another agent? Probably on one, but that is a horse of a different color. All three of the homes are in New Milford, CT. I met with the home owners of two of the homes and told them not to sell if they don't have to. Last year I paid for a two day webinar, and came away with a lot of good knowledge and a designation to put on my business cards, website, etc. This training gave me the designation of "expert" in short sales. I since found that a fair amount of online reading could have given me the same knowledge, but without the title or the expense. There have been numerous posts this week about the control of listing information and how it gets disseminated across the web. And it is all connected, I'm just not sure how it got to be this way. So much has changed since I was licensed in 2004...as a new agent, I was making fliers in Word and wishing I had enough money to get my listings on Realtor.com and in the newspaper. Kanye West's car crashes into a house at Diamond Head - 04:10 PM
Rapper Kanye West is renting a house at Diamond Head. His car, a Porsche Panamera, smacked into a the wall of a house last Saturday at four in the morning. The accident occured at Hibiscus Drive, a normally quiet side street.
West was not on Oahu and had authorized his cousin to drive the Porsche. After the accident, three men were observed fleeing the scene. A theft report was filed, the identity of the three men in the Porsche has not been determined. There have been times (Oh this is one of them!) when we have gone through hard financial times as a family. Sometimes it is so hard you do not even want to look at the check book. But you have to look at the books and you have to get an idea of where you are so you know what you have to do. First off I want to say I am not talking about the local schools in Brentwood. I am very happy with them. But I know some very high end areas that are part of very challenged school districts. I would like to hear what others have to say, but here are a few things that you might say, and I would say some of these things about any school district good or bad: Focus on the successes within the schools. Small picture not big. Get the buyers to see how the schools might work for thier kids, even though they have (5 comments)

Who says you can never go home again? Yesterday, I had the pleasure of returning to Galludet University in NE Washington DC. The event was Rain Camp. Now Rain Camp is not a meteorological gathering. The attendees were not followers of Bob Ryan's golden shovel or Louie Allen's stick figure prognostications. Nope, this group was there for the wisdom shared by Bob Kinney, Bob Stewart and Brad (I don't know why there is an extra H) Andersohn. My wife and I were in the garage last night talking about it and trying to figure out how it got a dent in it. Finally figured out someone tried to break in. However, I feel that the number has increased and will continue to increase in the next few years. Our MLS system does not allow for a simple search of such properties, but I am able to create specialized searches for bank owned real estate. Ancient history the battle of the DOJ and NAR: Once upon a time long, long ago in a land... well right here in the USA, the DOJ (Department of Justice), and NAR (National Association of REALTORS®) fought a battle. Carla Jacobs wrote: "NAR fought a hard legal battle when the Dept of Justice filed an anti-trust lawsuit against them (years ago). When the DOJ asserted having the MLS' "priority" and not open to the public, they deemed it anti-competive, not consumer friendly, etc. When NAR lost, DOJ did this to us -- not NAR. The Columbus Board of REALTORS MLS (multiple listing service) lumps the Village of Riverlea in with the City of Worthington. Kinda arbitrary. Last Day of School is a Reality Check for This Momma - 09:05 AM
It's been a whirlwind school year at our house. For me, it's been a reality check. Today is my son's last day of school, and that means he will be a SENIOR at Newberry High in August. He's jumping for joy because he got an "A" on his toughest final exam yesterday. Today was the last day I will ever have to drive him to school too. He is getting his drivers license and will be driving himself to school next year. This is proof I am getting old. As a "mom", it's just another way I have to "let go". (1 comments)

How do you best organize your contacts? Each software has it's own term for how they group the contacts. One of the primary functions of a CRM is to be able to select a certain group of contacts with which to work. You may want to contact a certain group of people to call them to follow up, send a form letter or e-mail to that group, a post card, etc. In order to accomplish that, the contacts need to be categorized or grouped.
After about 12 years of trial and error, some of the categories I recommend to my clients (3 comments)
