Judge Noah S. "Soggy" Sweat, Jr. (b. October 2, 1922; d. February 23, 1996, Alcorn County, Mississippi ) was a judge, law professor, and state representative notable for his 1952 speech on the floor of the Mississippi state legislature  concerning whiskey, which is considered a classic example of political doublespeak. The "Whiskey Speech" was delivered when lawmakers were debating legalizing liquor. Liquor was illegal in Mississippi but the state collected what was called a "black market" tax on it totaling millions of dollars.

A few weeks ago I posted the blog below about Important new rules that could severely affect buyers and sellers. Today one of our associate brokers reported that a client's credit was re-pulled a couple days before closing with the new rules that went into affect June 1st....  Just 1 little slip up caused a chain reaction that affects a heck of a lot more than just the buyers credit score!
The wife missed a $10 payment to Ann Taylor which caused her score to drop by 100 points. Since the credit score was now lower, the buyers no longer qualified for the same interest rate. Now the buyers interest … (5 comments)

With all of my short sale listings, my primary goal is to price the short sale listing correctly so that the seller receives an offer from a qualified buyer which will result in a successful closing. I tend to start on the conservative side with my pricing but will make price adjustments as needed.

Upon doing two BPOs recently that involved some land I must say I am SHOCKED, I mean absolutely SHOCKED on how low prices on homes with land have gone down to!
I don't have many buyers asking for homes on large lots but I will sure be sharing this info with them as I am sure many will be ecstatic to get more bang for your buck on these seemingly IGNORED LISTINGS! 
I wonder if people are automatically assuming they can only afford the tract home on the postage stamp lot (not knocking it, I live in and on one!)  … (7 comments)

I am constantly asked this question...How much is too much?
 
When I go into a house I look around initially, ask questions on lifestyle and what their schedules are. Do they have young children, teenagers or pets, etc. And then I start making suggestions.
Yes, I want the house to look as best as possible but and this is a big one the homeowners still have to live there. Selling your house is a difficult and stressful time in any ones life. My job as a stager is not to make it worse but to help make it easier.

JUNE 22, 2010:  Since the tax credits ended April 30, 2010, what has happened in Holland real estate?  Here is a snapshot of the real estate activity in the town of Holland, MA:
Active property listings:  Currently 28 single family homes are on the market.  Three of those single family homes currently have accepted offers but are accepting back-up offers.
Properties under  contract:  There are 7 single family properties under agreement.  Two of those were under contract before the April 30 tax credit deadline.  No condos are under agreement … (3 comments)

No response to advertising on the internet or traditional newspaper/magazine ads.  Price adjustments open houses, etc etc etc.  The home owner's frustration can be felt even as we touch base and give feed-back from appointments and showings.  They love their homes, and not finding some one else to love it is almost a personal insult.

Chinese Drywall is quite a large problem down here in New Orleans.  This list is very helpful is determining if drywall has a problem or not.
Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC):
An official list has been developed as regards the continuing investigation of problematic Chinese Drywall.  The list is important.  It identifies manufacturers whose drywall produces drywalls with emission rates of hydrogen sulfide 100 times greater than non-Chinese drywall samples.  Such levels are dangerous medically and corrosive chemically.

I know that many homeowners are considering installing artificial turf or xeroscaping to cut down on yard maintenance as well as water usage.  I came across this article while reading the Deseret News, I am not sure what the original source of the news feed was, but it does have a great alternative to doing completely away with your grass.  This is something that I like, I really like having a lawn.  Anyway here is the link to the article:

If you want to see something really gross, pick up your keyboard, turn it upside down and vigorously shake it. What you see on the tray, apart from the usual crumbs of pizza crust and bits of chocolate chip cookies, is stuff that falls off of you every day. You are shedding like crazy. Eyelashes, eyebrows, particles of skin. Ick. In my case, there is a lot of cat hair in my keyboard, too. I'm astonished the keys still go down when depressed with all of that crap in there.

As a recovering AR addict, I knew the risks, and I told myself to be careful.  My blog had became a MLS dump of listings and I told myself I needed a post or two with some legit content if I was going to link it to my new website.  I even told myself, "I'll make my posts shorter."
