The Obama administration is inviting the redefinition of "required use" offers. If discussions lead to an expanded definition of real estate settlement law, they could level the playing field, giving more real estate players a chance at the action. "Required use" is the term applied to the lucrative practice popular with home builders in which home buyers are offered special discounts, paid closing costs, construction upgrades and other incentives if they use mortgage and real estate services affiliated with the builder. In this day of multiple addenda, additional disclosures, and mandatory reviews, there has been one interesting side-effect that restores some of my faith in humanity. More often than not, verbal negotiation is employed as a means of expediting acceptance of an offer. And while verbal commitments may or may not be legally binding, the trend seems to be leaning towards honoring verbal promises. The result is significantly less time expended achieving a meeting of the minds. That was the question my clients asked me when I pointed out the dangers to small children inherent at their home inspection. This patio sold the house! It is beautiful. Now don't get me wrong! I grew up in the 50's and 60's. We ate asbestos and lead, rolled in radon pits and swam in creeks and golf course lakes while drinking the water. When is a short sale Pending? The lender is not a principal and does not sign the contract. The seller negotiates with the buyer through their agent in good faith and then submits the offer to their lender for 3rd party approval. The process is longer and more difficult to complete as we all know in today's market. Let's take a vote. How many of you think?... 1. I Used to Think ActiveRain was the ONLY Blog I Needed... ...Then I began to test the waters on other blogging sites--hours were spent re-wording posts so that I didn't get penalized because of duplicate content (which we've since learned, right here on ActiveRain, that what we were first to believe about duplicate content is/was not true). Hours were spent spiffing up a variey of blogs so that they didn't all look identical--nor did they compete with one another. It was nearly a 24/7 job!

It seems everyone in the Real Estate Industry is a fan, or at least participates, with branding themselves via photos. The good majority of agents have their pictures on their business cards, for sale signs, websites and all the other marketing material they can get their mugs on.
I have slowly adapted to this practice. I have to be honest, it wasn’t easy but after I took the small baby steps it became easier and easier. I've "dropped the ball" by failing to do what I said I would do; by losing the little scrap of paper where I made myself a note to do something; by simply forgetting that I said I'd do something; by misunderstanding what was expected of me and sometimes by just letting time get away from me. Price adjustments are very common in today's market. Would you agree that most price adjustments you see would be going in the down direction? This morning, I was browsing the MLS and came across a very interesting listing. Price adjustments went up, and not just one, like happens sometimes, but FOUR!Yes, this house has had four price adjustments UPWARD. It has been listed for 221 days. It listed on 11/14/2009 for $427,395. On 2/1/2010, the price went UP to $436,995. On 4/11, it went UP to $439,995. On 5/7, it went UP to $474,995... but I guess they thought that number (33 comments)

Ybor City is a historic neighborhood just east of Tampa Florida. It was founded in 1886 by Vicente Martinez Ybor, a prominent Spanish-born cigar manufacturer and in its peak had 200 cigar factories and rolled 700 million cigars per year. The residents were from Cuba, Italy and Spain making this a very diverse city. Many of the old buildings are still there and there has been an effort to revitalize the community. "My Buyers Love the House but the basement was repaired incorrectly...." - 12:04 PM
We appreciate when an agent takes the time to give us a showing report especially when there are offers whispered among agents so that everyone can put their best offer forward. Many homes in Wisconsin have had basements with reinforced beams and structural work done by reputable contractors. If we have a listing with such work, we offer a copy of the warranty to any prospective buyer for their review or give it to the home inspector so he knows what work as been done as some of it may have involved exterior excavation.
