Beating Japanese Beetles around Cleveland Ohio Using DEEM - 08:03 PM
Beating Japanese Beetles around Cleveland Ohio can be a challenge. They come out like clockwork around the 4th of July every year, but this year, they came out several days ago and caught me off guard.

I've tried:
Plucking them by hand in the early morning and late evening hours and drowning them in water -- to limited success due to their sheer volume Spraying soapy water on them -- to limited success Shaking a tree and see if they would fall off -- not a chance Hitting the branches to see if the vibration/shock would make them fall … (0 comments)

Just Rented - 6119 Edgerton Road North Royalton Ohio

A very happy tenant just rented my rental listing at 6119 Edgerton Road in North Royalton, Ohio 44133.  This fabulous, fully-finished, two-bedroom, one full bath (plus another full bath in the basement), kitchen, living room and one car attached garage in a private setting is only a few years old and rented for $1,100 per month. If you thinking of renting your single-family home in the southern suburbs of North Royalton, Strongsville, Broadview Heights or Brecksville due to the sluggish housing market for sales, feel free to give me a … (0 comments)

Cleveland Home Seller Pricing Tip - Will Your Home Be Over-Priced? - 10:05 PM
Cleveland Home Seller Pricing Tip - Will Your Home Be Over-Priced?
Home sellers in Cleveland, Ohio oftentimes dread the topic of pricing their home for sale, given the strong buyer's market that still predominates most local, sub-markets in the Greater Cleveland residential real estate marketplace in June 2010.
While Greater Cleveland home sellers can't wait to hear the price their potential listing agent may tell them, and they are all ears at this point, the anticipation of a higher price normally gives way pretty quickly when the listing agent presents their Comparative Market Analysis (CMA) showing what a few comparable properties … (0 comments)

Cleveland Home Buyer Tip - What's This Home Worth? - 10:29 PM
Cleveland Home Buyer Tip - What's This Home Worth?
Home buyers in the Greater Cleveland, Ohio marketplace will ask me when they are inside a home we are touring and ask:
What's This Home Worth?
My answer usually is: I have no idea.  Sometimes, I have a general idea, but I would never spout off at the mouth until I have done a variety of tasks to see if my general sense is mirrors the reality of the market for this home, neighborhood, community, trends, and the like.
There are many things a good Cleveland buyer's agent will do before answering … (0 comments)

Little League Baseball in Greater Cleveland - One of Life's Greatest Joys - 10:45 PM
As an assistant coach on my son's little league baseball team here in Greater Cleveland, I think I have almost as much fun as he does, as there is just something pure about watching a bunch of 9 year olds learn the game of baseball.

They have had two games this year, and the first game they lost pretty soundly and the reverse was true in game 2.  While the league doesn't keep score as it's all about player development and fun at this age, these boys sure do keep good score in their heads and are pretty competitive. … (2 comments)

Now that the federal tax credit incentives are gone, what's a Greater Cleveland Home Seller to do?
How about get a little creative?  Let's face it, everyone who hasn't been under a rock for the past few years knows this is one of the toughest markets to try and sell a home in generations.
How so...one might ask?
Offer to pay for some of the buyer's closing costs (3-5K) can go a long way to making up some of that 8K Get crazy with with inexpensive cosmetic improvements -- we specialize in makeovers for our clients and it's pretty easy and … (0 comments)

Cleveland Dog Owners - Cleanup Your Dog's Droppings Please - 11:17 PM
Attention Greater Cleveland Ohio Dog Owners - Please cleanup your dog's droppings! The Northeast Ohio Regional Sewer District (NEORSD) has a radio campaign underway that I have heard quite a few times these days about the importance to our water supply, rivers, streams, and our community local health which can be improved by simply cleaning up your dog's poop.  You can read about the campaign here. I can honestly say, I have never NOT cleaned up my dog's (and I have two large Labrador Retrievers) droppings when walking about my neighborhood.  We have streams, a fishing lake and a swimming lake … (6 comments)

How to Choose a Cleveland Ohio Real Estate Agent -- Speak with Past Clients - 11:40 PM
How to Choose a Cleveland Ohio Real Estate Agent.
I have had many a client tell me how dreadful the process was in choosing a Greater Cleveland Ohio real estate agent and how they had a hard time trying to separate fact from fiction, sniff out hype, spin and exaggerations, and the like.
I encourage prospective clients to speak with my past clients, both from 4-5 years ago, to clients who have just closed on a home the prior month.  I encourage them to call 10, 20 even 30 of my references.
Why? My simple feeling is that there … (4 comments)

ListingBook.Com -- Other Agent Opinions? - 11:46 PM
Our local MLS is going to be rolling out ListingBook in the near future.  It sounds impressive, but then again, doesn't all product advertisements?
I'm wondering what other agents' experiences have been with this product.  While it sounds promising, I'm wondering if the hype matches the reality.
We have a client portal feature that ListingBook seems to include as well.
What say you?

Americans' Love Affair with Real Estate and . . . . . - 01:12 PM
. . . . . Sports.   Americans like real estate.  Investors can't get enough of it, in good times and bad.  Ordinary people with ordinary incomes save and dream of that vacation home or small investment.   It's great to be a Realtor in this country.  People are genuinely excited about your product.
The same for sports.  Used to be that Soccer was a sport played in Europe and South America and generated little interest here.  After all, Americans have so many other sports to occupy concentrate on:  Baseball, Basketball, Football, Hockey, professional and college.  This appears to be changinig.  The first … (4 comments)

Am I the only one NOT angry that the June 30th deadline was not extended? - 10:28 AM
Am I disappointed, yes. But angry? NO!
Think about it folks, everyone - every single person - knew the deadline to close was June 30th, yet how many real estate agents, including myself, were contacted by buyers the LAST WEEK OF APRIL, who expected us to work 24/7, bust our butts, and come up with a miracle?
I made it expressly clear to those buyers that there were absolutely NO GUARANTEES that they would make any of the deadlines. I then had the talk with them about "do you want $8000 or do you want a home that you love at an … (5 comments)

Take a deep breath and count back from 100 ... 99, 98, 97, 96, 95 ... - 10:01 PM
Take a deep breath and count back from 100 ... 99, 98, 97, 96, 95 ...
Sound familiar?
A heathcare professional may have said these words to you. You did as you were told and the next thing you remember you were waking up in the recovery room and everything was over with.  Wanna know why? And more importantly, wanna know how this relates to real estate?
It's simple. Your brain can't do emotion and math at the same time. Seriously.

I've been in an MRI chamber a time or two ... and I am claustrophobic! How did I manage? Easy. … (2 comments)

Ask The Expert Blog - 09:27 AM
How would you like to be the "Expert" in your market and have people know it to be true?
I am a member of several MLS (multiple listing services) that cover West Michigan.  Many of you maintain dual memberships in your own state or area as well.  Those dual memberships are a service issue for your clients, expanding listing and search exposure.
For myself, I have just added another option into expanding my business by teaming up with our local newspapers on-line version of real estate section.  The on-line location of the Grand Rapid Press featuring Grand Rapids Real Estate homes for … (4 comments)

Company Logo Updates - 10:44 AM
Branding and logos, how people recognize you and your company.  Many logos have been a staple with consumers.  The irrefutable Golden Arches comes to mind.  Millions are spent on the branding every year.
How can you compete with this mega marketing budget in your own market.  Many small companies survive only because of the personal integrity of the broker/owner and the foresight of only hiring the talented integrity minded agents.  So their reputation and word of mouth advertising keeps them going.
Creating a recognizable company logo that becomes a trade mark of your business can also create branding that boosts your company recognition … (5 comments)

Love Knows NO Obstacles! - 11:10 AM
Many of you may not know Russ Ravery...if you don't you should.  He lives in Michigan and has been a staple on Active Rain until recently.
He posted an article that expressed more than devotion and commitment for his love and appreciation of his wife and soul mate.
Send Russ and his wife "Well Wishes" they should be in our hearts and prayers.  Everyone goes through life issues but when they come into your home the world around you ceases to exist as it was before.  I have not met Russ personally but have chatted on the phone and emailed back and forth … (2 comments)

Survival Real Estate - 06:18 PM
Survival in real estate isn't just for those that are licensed real agents and brokers.  Many that are poised to lose their unemployment benefits, may face the possible loss of their homes.
The local "Legal News" is published weekly, a publication covering the courts, financial, real estate, business and miscellaneous news.  The number of pages covering foreclosures has grown to 44 pages now.
Scatter among those pages includes prominent real estate agents and brokers along with businesses and others in financial trouble.  The housing market continues to show little sign of conventional real estate when the unemployment rate is second in the nation.
