Selling homes is much more than showing someone a catalog and letting them "pick one out". Unless you're one of those discount listing companies, maybe. You spend a couple of hours interviewing the prospective sellers or buyers discovering their "pain" or whatever their motivation is. Then you use your training and experience to communicate with them the process based on what they have told you and what you have seen.

When my dad was 12, he and his family came across the ocean from Holland to make a new life in Canada.  My grandfather had arranged for his family (wife and 5 children) to help work a farm. They would live on the farm and make their living there.

One of the questions that we often were asked, both by our Clients and by their real estate agents, is whether the home passed or failed.
Homes don't pass or fail home inspections. If you are a real estate agent, please delete "pass" and "fail" from your home inspections vocabulary, and gently correct your sellers and buyers that homes don't pass or fail home inspections.

Imagine having your home for sale at market value, finding a willing buyer, and then having the deal fall through because of a low evaluation by the lender's appraiser. When you question the appraiser you are told the assessed value was based on 3 recently sold comparable homes in the area, 2 of which were foreclosures; thus lowering the appraisal on your home. This is occurring in many markets across the nation and is raising the ire of sellers and realtors alike.

I've seen various posts about milestones on AR. For instance, some people look t 50,000 points as a goal. For others, its 100,000 and so on. It got me to thinking is this the best way to measure success.
An immediate result I found, was a significant increase in Google awareness. Hopefully, this will translate in to more web traffic for my website, once I integrate my blog (yes, I know I should have done that on day one). I also like the habits that daily blogging or commenting create.

I've written quite a bit about salesmanship and pipeline building. Many of the comments are from agents trying to redefine the profession as "consultants," "advisers," "counselors." I disagree totally....I believe strongly in the tremendous value of a true sales professional and that's what we are. What I find interesting, is that I also find posts and real estate articles bemoaning the fact that sometimes we end up working for free. And we do!

How will home values ever stabilize if bad appraisers continue to knock thousands off our already low sales prices?  Why aren't all appraisers using good comps to derive value. How can one bad appraiser's opinion hold so much power?  How can the same house have substantially different values from one appraiser to another? Why aren't appraisals regulated?

Recently I learned that my grandfathered status with active rain had been removed. This meant that outside consumers could no longer view my page or read my posts.
Talk about a shock to the system…..
