Set Your Ego Aside, Talk Less & Master the Art of Negotiating by Listening! - 10:04 AM
In the past 3 years as a REALTOR in the Saint John area, I've seen many Realtors that speak before they think! They usually let their ego do the talking and lose their client or opponent Realtor at the other end. Being a former Math & Science teacher, I learned this early, but make it a point to reinforce it daily! I'm the quiet type and have an advantage, since I listen for fluctuations in their speaking (when on the phone) and read body language (when in person). I never let them realize this, I just let them talk, so I

Then I saw her face, now I'm a believer........................... - 03:28 PM
Two weeks ago today, I posted a blog titled "Not a typical day....................". You may want to read it before proceeding here.............. this post will make a little more sense if you do. If not, and you believe in determination, read on................. My 90 year old Mom was admitted to the hospital two weeks ago. Things did not look good for her for the first three days, but on the fourth day, she seemed a little better. Every day she progressed a bit, and finally was moved to re-hab within the same hospital. I know it was only two weeks, but when

With The Power of 183,675 - 06:34 AM
In just a few short hours, I will be speaking in front of a prospective client that could possibly ensure the financial stability of my real estate group over the next few years. My presentation is flawless, my answers accurate and current. Where did such an experienced, successful, well known builder/developer find my team? You got it. My online presentation of my recent new development, Carolina Village led this powerhouse right to my door. Without Active Rain giving me an avenue to freely market myself as well as my listings, there is no way my community or my name would

On Our Way Down? - 08:27 PM
As Realtors do you ever feel like you are fighting a uphill battle in today's market? I don't want to seem down but I think just dealing with the real estate market the way it is now takes a very strong person business wise and emotionally. Finding ways to constantly reinvent skills and keep positive is a job in itself in today's market. So what is to come? What keeps you as a Realtor of today motivated to keep on after the deal falls apart or you run a Buyer around for a whole day just to find out

Agents eager to learn from ActiveRain University - 06:29 PM
Agents eager to learn from ActiveRain University This morning, my team and I sat down and learned some useful information from ActiveRain University's "Winning the Listing Everytime" webinar hosted by Jared James. After Ken Speer - one of the agents - rolled over a desk, set up his laptop, cracked open his notebook pen in hand, he looked like a total student ready for his ActiveRain University lesson -- eager to learn! And when we asked him to put on the viking hat, it was too hilarious. Who's says you can't have fun learning! As for the webinar, it discussed, in short, how to

Blogger's Remorse? - 05:50 AM
Blogger's Remorse? You have all heard of buyer's remorse. That feeling of dread we get after making a large purchase. I remember working with a good closer once who would tell the buyers to stop on the way home and buy a bag of M&M candies and when the buyer's remorse hit just eat a green one and everything would be alright. It would help the buyer realize how silly the remorse was but what about Blogger's Remorse? That is the feeling you get when you pour your heart out into a post and you wait for your first comment. When You've Lost the Will to Dream - 07:08 AM
"I stopped dreaming thirty years ago, " the old man said, "when I started seeing the world as it was rather than as it could be." I could feel the old man's pain. My mind, clouded with cynicism, had begun to shut out the dreams of my youth. Oh, I know some of those dreams were wild and fantastic, but none were impossible, really. "What happened to you that made you stop dreaming," I asked him. "I settled with what life handed me, rather than the life I could have created." "What would you do differently?" The old man sighed, and

What Do You Tell Customers - With Current Economics? - 10:50 AM
I'm writing this as much for myself as I am anyone else... I am an Economics junkie - always have been. With the lower than expected jobs numbers released last Friday, there are really smart folks who think the numbers might actually be off because of some complicated seasonal adjustments /equations. They could be right, but the seasonal adjustments are not so far off as for the jobs numbers to be completely ignored. To me, the more interesting numbers, are the Daily Growth Index (started in 2004) and the Bureau of Economic Analysis (used by the White House). Unlike jobs numbers

Will Agents Be in Business in the Year 2013? Here's the Next Hot Thing - 09:59 AM
Lots of real estate agents want to know what's the next thing that's on the horizon for real estate. The savvy agents want to jump on that bandwagon and ride the road to easy riches. This morning, thanks to inspiration provided by Broker Bryant's excellent blog, I would like to share my thoughts about the matter. I look at the real estate market in Sacramento like an analyze-it-yourself medical chart. You know, the ones that say if you have a cough and a fever, you can diagnose that condition yourself. The option 1 arrow points to an increased consumption of liquids

If you must defend your position by personally attacking your opponent, then your position is probably indefensible. - 08:25 AM
I am a writer. I am proud of what I write. I have written many, many blog posts on ActiveRain, and I consider myself privileged to have had more than a few of my posts featured on the front page of the site. I do not shy away from controversial topics, and occasionally, I have a thought that I decide to “run up the flagpole” to see if anyone salutes it. As a result, in some cases I have been accused of using inflammatory language. The truth is that I do occasionally try to inflame passion by mixing things up

The ActiveRain Gods are putting the power to the people, yet I still read complaints. We all read excellent contributions to ActiveRain that for some reason, be it time of day or what not, simply gets passed over to be featured. You now have the power to hit the button and let your feelings be known. It still might not get featured but the chances are much better now. Many of us have always known that any member could recommend a blog post for feature. It was in the section next to the bookmark before the comments. Now it is moved

Out Maneuver. Out Smart. Out Play. Roar! - 08:08 AM
The inspiration for this post is the result of a recent conflict I found myself forced to deal with. I was given absolutely no choice. When all was done, and said, my thoughts were, the title to this post. If you're going to be in this business, for any length of time, out maneuvering, out smarting and out playing will serve you well. Pettiness will not. The only way to survive is to know when to react, how to react and when to sit back and let a situation play itself out. You gotta pick your battles. Personally, I rarely

An Email Trick For Getting More Business From Old Contacts - 01:25 PM
We've all had meetings with clients or done bids that did not turn into a signed contract. Sometimes they said they couldn't afford to hire a home stager, sometimes they said they were going to think about it and you never heard from them again, sometimes they just never returned your calls after you sent them your estimate. I just read a very interesting post on MarketingMonday.com titled An Amazing 9 Word Email That Revives Dead Leads. Its aimed at Realtors, but after reading it I thought "this could apply to home stagers too". In the article, the author Dean

Are the Part Time Agents Killing Our Industry? - 09:41 PM
Every agent has a reason for why they initially decided to get their real estate license. I think that the most common response is all the money that can be made by owning your own business and setting your own hours. With that freedom though, comes challenges. For instance, if you are not a very disciplined person, it could be difficult to treat it like a job since there is no one to tell where you have to be or what you should be doing. It is also easy to procrastinate getting anything started and to get distracted by other more

Did You Know: Foreclosure Recourse and Strategic Mortgage Defaults - 09:06 AM
By Danielle Hale, Research Economist Much attention has been given to mortgage defaults, especially ‘strategic defaults’—those in which the borrower has the financial ability to pay the mortgage but chooses not to. One factor that borrowers consider is the bank’s ability and likelihood of pursuing other assets if the sale of a foreclosed home does not cover the outstanding loan balance—that is, the bank’s recourse to assets other than the mortgaged property. How does this affect their decision making? Andra C. Ghent and Marianna Kudlyak have released a working paper, Recourse and Residential Mortgage Default: Theory and Evidence from U.S.

List 20 Properties in the Next 14 Days - 04:04 PM
Hello. If you opened this post, I would venture to guess that you have tried at least one of the "quick weight loss" diets that come along every year or so. Low carb, no carb, high fat, no fat, etc, and so on. All of them are quick fixes that usually don't lead to long-term weight loss. I'm sorry to report that there is really no quick fix for your Real Estate business either. If you are new to the industry, you need to establish yourself as a legitimate choice in your marketplace. If you're an "old pro," you need to

St Ellens Park, O'Fallon, IL - part 2 - 01:16 PM
Yesterday, was such a perfect day and a great Sunday afternoon to take a walk and enjoy life. The sky was as blue as it could be, with a few puffy white clouds a nice breeze and a temperature of around 80 with a low humidity. As I walked I was memorizing a bible verse. Dear friends, now we are God's children. What we will be isn't completely clear yet. We do know that when Christ appears we will be like him because we will see him as he is. So all people who have this confience in Christ keep

I always learn something useful at Lummis Day - 07:27 AM
I always learn something useful at Lummis Day, The Festival of Northeast Los Angeles. The photography lesson is learned from Lummis Day 2009: If you plan to video most of a day-long event, take 10-12 4 gig memory cards*; change the card inbetween each performer, even if the card is not full. That way you never run out of memory in the middle of a song. Lesson learned yesterday at Lummis Day 2010: One backup camera battery is NOT, Repeat NOT, enough. And I think I'll change the battery every two or three hours, so I don't have a camera die

More stuff I learned at Lummis Day - 09:29 AM
I went to Lummis Day yesterday with a fully charged camera battery, and a backup battery. Turns out it was not quite enough for a full day of video. And I sadly sat out some numbers by Ann Likes Red. Then the light went on! My phone! I can shoot some video with my phone! To my surprise, the sound/picture quality is OK. Not great, but OK. Lesson: When all else fails...use your phone!

"Please leave my Open House....Now !" Thought the distraught Agent - 07:23 AM
A realtor was holding an open house and a couple came thru that she judged to be "Tire Kickers." They found fault with something in every room...the house needed too much work...the this was the wrong color..the that was in the wrong place. The house was a short sale and in the best shape that it could be in given the circumstances. Mr. & Mrs. Tire Kicker had a short sale explained to them...the exact circumstances were not revealed...suffice to say that they knew that there was a hardship for the sellers to offer their home as a short sale.
