Homes Are Alot Like People...  
...TLC, a healthy diet and even a little surgery may be required!  As a former nurse, I have come to learn the commonalities that Charlotte real estate shares with patients--they really do have a lot in common.  No anesthesia is required for the treatments necessary to remedy the home aging process though!   As homeowners, however, we may need a little anesthesia when we receive the maintenance bills if we don’t stay on top of our home's aging process right from the beginning.

Up until recently, when an AR member, or anyone for that matter, emailed me, it came to my Outlook and I knew to log in. When anyone made a comment on one of my posts, it sent me an email. That way I always knew when I had comments that I needed to respond to.

This makes FHA loans sound to EASY. This is extremely misleading...

 
I must digress... this post was just sent to me. FHA loans have no minimum credit score for Florida Homeowners -
From reading this post, the author makes it sound very easy to obtain FHA loans with less than perfect credit. The author states this -  "At the same time FHA loans to (do) not penalize Florida buyers with a higher interest rate because of having less then perfect credit."

When I took my licensing test years ago I recall a question being asked "Is it OK to receive transactional income outside of escrow?"  The answer is no.
I'm currently brokering a lease for out of town buyers while we continue to search for their perfect home.  What they are looking for has not been easy to find, so the  short term lease will make their time here much easier.

This morning I read a post titled How Do You Tell a Home Owner To........?  It was written by Toby & John Williams .
Toby and John were having a problem with one of their sellers.  Their question was... "How do you tell your homeowner to clean up, trash out, pull out worn out carpets(so often beautiful hardwood floors hiding underneath) or just plain give in and HIRE A CLEANING SERVICE !"
This was becoming a problem for them.  The seller just couldn't or wouldn't clean up their home... to make it more "showable."

Blogging has become an integral part of my business, in fact, I try to blog on 3-4 of my blogs at least 1-3 times per week. I've had struggles over the last few months deciding how much quantity I can put out and keep the writing at top quality. It's a never ending struggle.
One thing that's come up through watching my analytics, the posts I thought were my highest quality, were experiencing high bounce rates. Meaning, people would come to the post from a search engine, look at the post, and leave without reading it.

An article in this month's Realtor Magazine in the "Real Life" section discusses the fact that the issue of sexual orientation is finally being addressed in the  Code of Ethics. This turn of events is largely credited to a blog post written by an Active Rain member. 
In December 2007 Eric Kodner wrote an important post that pointed out the fact the Realtor® Code of Ethics has seriously neglected the issue of sexual orientation discrimination while Active Rain has thoughtfully included it in its guidelines.

The current market does not favor buyers.  I repeat, the current market does not favor buyers.
Allow me to explain.  For months, if not years, you have been told that the glut of housing inventory makes for a buyer’s market of epic proportions. Why, the ancient Greeks themselves would write songs about the opportunities that abound for any would-be hero with a hankering for a house.  The only problem with this suggestion?  It’s just not true.

How much of your valuable knowledge do you give away for FREE? - 07:10 AM
When a recent call began with "I don't need a real estate agent, I just need a few questions answered,"...I was pretty sure that there wasn't going to be any payday at the end of the conversation. That being said, I do provide some free information for callers, but I try to keep it within reasonable boundaries. I believe very strongly that our time and knowledge is valuable, and shouldn't be bartered too lightly. An interesting read this afternoon:  A post about an agent who does not sugar coat, gloss over, but knows the facts and is direct with her local market (which has lost 30% of value, overall.)

Unless you are living under a rock, I think most people know interest rates have never been lower than they are right now.  That's great news, but it is not doing much to stimulate the housing market.  Some people are wondering why, and I think the Associated Press just told us.  According to data from April, 2010 over a quarter of the American population has credit scores below 599, that translates to 43.5 million American's.  Most conforming and FHA/VA lenders have minimum credit scoring standards of 620.

Stowe Vermont - Hot Air Balloon Festival
We have lived in Stowe since 1987 and I have never officially attended the Hot Air Balloon Festival held every July in Stowe, Vermont.   It's easy enough to see the balloons as you drive around but I have never paid to be in the "show" area. 
This year, my son and I decided to really see it.  What a difference it is to be close up and experience the sounds and visual unbelievable colors.  It was almost too much to take in!

   This was a comment made by a selling agent ...who "knew about short sales" and had buyers considering writing an offer.  Short sales are not as common in Wisconsin as they are in some parts of the country.  Whether you choose to do them, get trained to list them or just want to understand the market....understand the term...
