Homes Are Alot Like People... - 09:24 AM
Homes Are Alot Like People... ...TLC, a healthy diet and even a little surgery may be required! As a former nurse, I have come to learn the commonalities that Charlotte real estate shares with patients--they really do have a lot in common. No anesthesia is required for the treatments necessary to remedy the home aging process though! As homeowners, however, we may need a little anesthesia when we receive the maintenance bills if we don’t stay on top of our home's aging process right from the beginning. 1. Homes get wrinkles, too. Yes, believe it or not,

Chugach Grizzly - 08:18 PM
This little corner of the blogosphere has been pretty quiet lately. It hasn't been abandoned, but the truth is blogging has taken a backseat to a very busy spring and summer. Real estate in Fairbanks is still... well, real estate in Fairbanks. Today, howver, I'd rather talk about bears. Yep, those big furry, cuddly looking critters right up there at the top of the food chain. We came across this teddy bear a couple of weeks ago in Chugach State Park. While it's not the first encounter we've had this summer, ths is the closest we've been and certainly the

Active Rain - Why do I not get emails from you anymore? - 06:10 PM
Active Rain - Why do I not get emails from you anymore? Up until recently, when an AR member, or anyone for that matter, emailed me, it came to my Outlook and I knew to log in. When anyone made a comment on one of my posts, it sent me an email. That way I always knew when I had comments that I needed to respond to. Now, I'm on AR almost every day so I'm catching these things, most of the time. But twice in the past few weeks another AR member tried to send me a REFERRAL!

Mortgage Financing made to look easy - FHA loans Have NO Min Credit Score for Florida Homebuyers - Really??? - 11:47 PM
This makes FHA loans sound to EASY. This is extremely misleading... I must digress... this post was just sent to me. FHA loans have no minimum credit score for Florida Homeowners - From reading this post, the author makes it sound very easy to obtain FHA loans with less than perfect credit. The author states this - "At the same time FHA loans to (do) not penalize Florida buyers with a higher interest rate because of having less then perfect credit." Much of the information above and in the post is extremely misleading. I would consider this

Paid Directly for a Transaction??? - 02:54 PM
When I took my licensing test years ago I recall a question being asked "Is it OK to receive transactional income outside of escrow?" The answer is no. I'm currently brokering a lease for out of town buyers while we continue to search for their perfect home. What they are looking for has not been easy to find, so the short term lease will make their time here much easier. It's the busy season for vacation rentals here so finding a property to lease for 3 to 6 months has been near impossible to find. I've networked my local connections in

Relationship Building on Active Rain. Thank you Russell Lewis! - 10:30 PM
Social Media is all about relationship building. If you don't think this is true, let me tell you a little story. I started here on Active Rain almost 2 years ago. Didn't know a soul, haven't traveled much, a shy Italian girl afloat in a sea of very intelligent and experienced bloggers. I floundered for a tiny bit but found a really nice group of bloggers and followed them, commented on their posts, and started a dialog that I am happy to say resulted in some very real friendships, even though in some cases, we have never actually met or spoken

Does My Beautiful Home Really Need Advice From a Home Stager? - 07:32 AM
Dear Home Staging Expert: My home is beautifully decorated and I receive many compliments on my style and taste in furnishing and decor. I'm preparing to sell in the near future and my real estate agent advised I hire a "home staging expert" to give me some advice. I can't imagine what benefit I would receive from this service. (I actually find it a bit insulting.) Please advise. Sincerely, Divine Design Diane Dear Diane: Thanks for taking the time to ask this important question before dismissing your agent's recommendation. First and most importantly please keep this in mind: We

TOOLS OF THE TRADE - 08:54 AM
TOOLS OF THE TRADE. I have read many blogs talking about the tools that real estate professionals use such as marketing, phone, presentation, coaching, etc. What about the tools that you possess within your own persona? The tools that I believe are the most crucial for any of us are the tools that make up who we are and what we stand for. Here are my top FIVE personal tools that I believe need to remain sharp and well-oiled for use: 1. LISTENING- really and truly listening and hearing what others are saying is essential in business. You cannot simply shake your head

Working with a Porn Star - 10:30 AM
HAH! It's not what you think. And I bet you're hoping for some illustrative photos for this post. Would you work with a porn star as a buyer or seller?? Or would the choice of career be a stumbling block or an ethical or moral issue? And would it raise any issues for you in the process of helping him or her find a home? I had a phone caller some months ago asking for some information about buying a home in one of our high-end communities. I went through the usual questions - are you currently working with

"Telling" an Owner Often Doesn't Work. Asking Them the Right Question... Usually Does ! - 10:47 AM
This morning I read a post titled How Do You Tell a Home Owner To........? It was written by Toby & John Williams . Toby and John were having a problem with one of their sellers. Their question was... "How do you tell your homeowner to clean up, trash out, pull out worn out carpets(so often beautiful hardwood floors hiding underneath) or just plain give in and HIRE A CLEANING SERVICE !" This was becoming a problem for them. The seller just couldn't or wouldn't clean up their home... to make it more "showable." The post, and some of the comments,

Do You Blog For Quality Or Quantity? Either Way Your Content Needs To Be Relevant - 04:29 PM
Blogging has become an integral part of my business, in fact, I try to blog on 3-4 of my blogs at least 1-3 times per week. I've had struggles over the last few months deciding how much quantity I can put out and keep the writing at top quality. It's a never ending struggle. One thing that's come up through watching my analytics, the posts I thought were my highest quality, were experiencing high bounce rates. Meaning, people would come to the post from a search engine, look at the post, and leave without reading it. On the other hand, a

NAR Addresses an Important Issue - Thanks to a Blogger on Active Rain - 05:17 PM
NAR Addresses an Important Issue - Thanks to a Blogger on Active Rain An article in this month's Realtor Magazine in the "Real Life" section discusses the fact that the issue of sexual orientation is finally being addressed in the Code of Ethics. This turn of events is largely credited to a blog post written by an Active Rain member. In December 2007 Eric Kodner wrote an important post that pointed out the fact the Realtor® Code of Ethics has seriously neglected the issue of sexual orientation discrimination while Active Rain has thoughtfully included it in its guidelines. Article 10 of the Code of Ethics

Vegas Bob wrote "when AR first started" AR started in June 2006.... Vegas Bob wrote "Thanks for stopping by Marilyn and things have really changed around here, when AR first started there was a huge group that would go around and gang up on poor little "Newbies: and poke at them. THE POWER OF PRESENCE.....your presence is..... POWER INDEED...... - 08:43 PM
You are more than just a well adjusted and dressed Real Estate professional. You are a walking/talking advertisement. Your peddling your first impression wherever you go. You are doing it whether you know it or not.. People buy from people first. Then, they want to know what you are selling. Your image is out there working while you stand idle at the grocery store, the office arena, the movies, walking down the street, recreational activities and yes...even on the phone...Your presence is at work I want to emphasize courtesy and manners on or off the phone at this time. It Is Not a Buyer's Market - 03:45 PM
The current market does not favor buyers. I repeat, the current market does not favor buyers. Allow me to explain. For months, if not years, you have been told that the glut of housing inventory makes for a buyer’s market of epic proportions. Why, the ancient Greeks themselves would write songs about the opportunities that abound for any would-be hero with a hankering for a house. The only problem with this suggestion? It’s just not true. What is a buyer’s market? Most would define it as a preponderance of available supply and an accompanying dearth of demand. Let’s take a

How much of your valuable knowledge do you give away for FREE? - 07:10 AM
When a recent call began with "I don't need a real estate agent, I just need a few questions answered,"...I was pretty sure that there wasn't going to be any payday at the end of the conversation. That being said, I do provide some free information for callers, but I try to keep it within reasonable boundaries. I believe very strongly that our time and knowledge is valuable, and shouldn't be bartered too lightly. Nevertheless, it's a good will thing to do a little pro bono work in the local community, and I suspect that most agents do the same. When

If You Don't Enjoy It, You Won't Do It....It's That Simple - 08:54 AM
After reading a post by Michael Thornton titled "Time Blocking and Blogging" it made me think about the organization skills and discipline exercised by many agents. I think the majority in this industry have good intentions. To go forth and apply those time management principles that are shared by others in our industry is an ongoing process. Again, our intentions are always good. Most agents continually attend courses and seminars that provide guidelines and assistance with managing time. We are given samples of time lines and daily tasks that may apply to our business plan. Again, most have good intentions of

"They Bought More Than They Could Afford"-- OH SURE . . . BLAME THE HOME OWNER - 12:31 AM
An interesting read this afternoon: A post about an agent who does not sugar coat, gloss over, but knows the facts and is direct with her local market (which has lost 30% of value, overall.) In a comment I read: " . . . there are no short sales [in a particular area] because people do not buy more than they can afford . . ." Shhhhh . . . I have a little secret. Promise not to tell?? MOST PEOPLE BOUGHT WITHIN THEIR BUDGET! MOST PEOPLE DID NOT BUY MORE THAN THEY COULD AFFORD! Through no fault of their own . . .

Would it have been SO hard to have picked up the phone??? - 07:46 PM
You know, now more than ever, it is critical to not burn any bridges, and to keep your reputation as dazzling as possible. ... and that includes how we act to our fellow REAL ESTATE AGENTS !!!! It is astounding to me that so many agents STILL believe that they dont have to carry themselves with integrity, and who feel like they dont owe anyone else anything - even if it's a just a simple phone call ! I was helping a client find a rental over the past 2 weeks, and last Wednesday we submitted an application for

they who serve and protect. - 02:46 PM
"Here's the lock box code... I'll be there in about a half hour", were the instructions I received from the listing agent, who asked me to "open" his broker's tour today. He was running a touch late, and wanted me to get the house open for any agents who might show right away. [enter combo code]... click, the door opens... and I hear that familiar - beep, beep, beep - "What is it?" I ask myself. "Is a garbage truck backing up?"... "someone playing Playstation?"... or "maybe someone left the refrigerator door ajar". It couldn't possibly be an alarm beeping, could

Spokane Washington Real Estate Expert - Ross Quintana Hello Everyone, Cracking open the vault of the TQ secrets here.... Have you ever wondered how you could get your clients to tell all their friends and family about you. Is it recipe cards, a stack of your business cards, or constant reminders for them to refer you? People are most likely to talk about you when you are selling their home, in particular they will be most excited about you in the beginning of the listing. Credit Scores are the Problem, Not Consumer's Credit - 04:02 PM
Unless you are living under a rock, I think most people know interest rates have never been lower than they are right now. That's great news, but it is not doing much to stimulate the housing market. Some people are wondering why, and I think the Associated Press just told us. According to data from April, 2010 over a quarter of the American population has credit scores below 599, that translates to 43.5 million American's. Most conforming and FHA/VA lenders have minimum credit scoring standards of 620. The report also indicates that the group of American's with credit scores over

What's the deal with "empty" comments on Blogs? - 06:52 PM
Ok, before we get too far in this post here, I have to confess ... I have sometimes posted lame comments on others' posts such as "Great post. Thank you". Grant you, I really thought it was a great post in some way and I was really grateful someone had taken the time to write it so I could read it. And, I'm not a very good writer myself (or should I say controversial or interesting), so not only are my posts not usually interesting enough to be featured (hope this is the exception, I am putting myself out there), alas ...

Posting to your blog or company website has just gotten that much easier. WordPress released it's new Post By Voice option a few days ago and I have been dying to try it out. Since I have opted to not receive regular emails updates from WordPress, I must rely on catchy headlines before I am made aware of important changes and additions. Last week I saw the announcement come across from WordPress.org about the Post By Voice feature that is now available on all WordPress blogs. ...of Comments and Other Minutiae - 01:28 AM
...Of Comments and Other Minutiae Over the past several days, the halls of Active Rain have been buzzing with all sorts of notions about a fairly innocuous subject: Blog Comments. Russel Ray recently posted about reasons he deletes comments from his blogs. Margaret Woda just posted a great piece about acknowledging and/or recipricating comments, which itself alluded to another great post by TLW about reciprocity. And a member recently (and unforgettably) blogged about how she felt long comments were, shall we say, counterproductive to the blog post. Her post garnered many comments from folks who agreed, but predictably drew

Time Blocking & Blogging... - 06:39 AM
Time Blocking & Blogging... Far too many folks get bogged down in what they refer to as time management issues. The resounding cry, "I don't have time to do..."is echoed by many busy professionals. Post a Comment or Send a Private Email: A Matter of Etiquette or Is It? - 09:39 AM
Post a Comment or Send a Private Email: A Matter of Etiquette or Is It? I've read several post over the past few days about members receiving private e-mails to point out the "so called" err of the recipient's ways. Lenn Harley's comments specifically standout (as they always do), as she has received an email (or two-hundred:) criticizing her for her topic choices and ensuing discussion of those topics. I could understand Lenn's fury about someone trying to dictate to her what to write about. The thought of telling someone what to write about or not write about would never cross

Helpful Info for the Bank of America Short Sale Site for Sellers - 05:31 PM
Hi Folks. If you are involved with any Bank of America Short Sales then you know that they have been using www.Equator.com to help make the process go smoother. My opinion is that it is working like a charm. Bank of America Short Sale approvals are coming in 45-60 days instead of the 6-12 months they used to take. The Equator system is quite simple. Just upload the contract information and away you go. If you do your assigned "tasks" in a timely fashion you shouldn't have much difficulties. However, you also have to make sure the Seller is doing
