AN IDEA CAN PEEK OUT like a prairie dog from it's hole and then disappear into the hole just as quickly.
In Rose Park while walking yesterday morning, a sweet little prairie doggie had his nose poked out from a little opening just beside the concrete picnic bench next to the playground.  The perky little nose peeked out just an inch or so and that  was it.

Everyone seems to know that it's not OK to talk about commissions.  Fellow real estate agents can't have a discussion about what they charge.  You can advertise what you charge and other non-agents can discuss and compare commissions that are charged but competing members in the same business can't discuss prices with each other.
But how about discussing fee structures?  How about discussing things like charging an upfront retainer or charging processing fees in addition to commissions?  Is it just illegal to discuss specific prices or is it also illegal to discuss more general pricing policies and strategies?

This morning as I left my building, I noticed my friendly produce vendor's push-cart had a familiar umbrella that I hadn't seen in a few years. Foxtons, the now defunct 2% real estate broker from London. Foxtons tried to make a big splash here several years ago. They spent $billions in negative advertising against full service brokers. Their advertising didn't work. They barely made a dent in the market before going out of business.

We get the acceptance letter from the lender who approves a short sale we have the listing on.   
Then we get another email that says that we have to reduce our commission by 1%.  That was strange, we thought.  We have done a lot of short sales with this particular small lender and never had an issue before with our commission. It is a small lender who mostly owns their own notes and services their own notes. This of course saves us a lot of time. Bank of America just approved the short sale for Island Princess Unit 310 on Okaloosa Island, Florida. It took a longer-than normal 4.5 months.  And we're going to have a hard time complying with the closing requirements....
The approval letter date: yesterday.  
The closing deadline:  today.

     A new agent presented a cma he did for a new customer and asked me to look it over before he presented it to the seller.  He's new to my office, but has been licensed a few years and worked previously with one of our competitors, so I was confident that the cma would be of professional quality and up to par.

The physical inspection is where we as licensed agents sometimes hit a bump in the road.  It is the main discovery process for the buyer, and probably the most apprehensive time for them, especially for those buyers who are a little more distrusting in the first place.

I was talking with a friend the other day from the town I use to live in and they had just sold their house and bought another down the street - they needed to downsize. Their house sold quickly and they were happy about that.

Great post!  I've said this until I'm blue in the face to some sellers, yet they never put out the $400 to get it appraised once and for all to settle the controversy on pricing.  Hope they will start to come around because I'm just saying NEXT and moving on.
