Tonight I signed on to Active Rain... I was on several times already today and this were "normal", but now... ONCE AGAIN... the dear sweet folks at Active Rain have chosen to "FIX" something what WAS NOT BROKEN.
The state line-ups... that used to feature the Number One and Number Two Rainers at the top of the page, and then... underneath the two of them... came number three, number four, and so on... all being written up with their picture, their number of points, and their description of them and/or their businesses.

Have you ever had an escrow where you were hoping would be closing tomorrow so you wouldn't have to talk with the client again the day after?  I know!  SAD!
I find it incredibly amazing right now that there is so much distress, or chaos or whatever you may want to call it that we are having to manage for our clients.  I literally feel like I'm working quadruple time and getting the same salary or less.  Have less time for myself, my friends, family and anything else that I want to do.

I was cleaning out my junk e-mail, today and there was a message from a potential client in New York!  This gentleman is very undeserving of being assigned to the junk folder, why Outlook put his message there, I don't know.
I found his message stuck in between 53 other real estate agents' (who are now bombarding my email with their listings) together with 3 or 4 dating site offers and a variety of "great deal" junk emails too.
Why do other agents send me their listings? I have MLS access... and why in the world do the dating sites email me?

A thriving vibrant downtown say's a lot about a community. - 04:45 PM
When the recession hit here in Renton, Washington a couple of years ago the evidence was immediate in old downtown. In less than a year it seemed every 4th or 5th door was closed and there was a For Rent sign in the window. My heart went out to these small shop merchants. I use to be one. Monsoon Petroglyph Find: Jellyfish in Baboquivari Park - 10:14 AM

Saturday afternoon, and I found myself in the desert 60 miles west of Tucson.  The monsoon rains have come late this year, but they're here now!
At the entrance to Baboquivari Park (near Topawa, AZ, on the Tohono O'odham Nation,) is a magnificent structure, the Nation's Himdag Ki building. 
"Himdag Ki" means "Way of Life." It's both a museum and a cultural center.  The museum and its library are open to the public, and I spent nearly an hour in the library.  But that's another story...

Do you consider other agents in your area "competition" or "peers"?
I see very often where agents consider other agents in their area to be "competition".
I just don't see how that can be a good thing.  Even in a down market, there's still plenty of business to be had by all.
And now that we've lost alot of fly-by-nighters who thought by getting their license would insure a six-figure income, there's even a smaller pool of us now.

A very good friend revealed to me recently that they had their home on the market as a short sale ... with another agent.

I read an article the other day about a gentleman named Jay Shafer, who gave up living in his 4000 square foot home to live in a hand built 89 square foot house.  Amazingly, by taking some of the design styles that Frank Lloyd Wright incorporated into his architecture, Jay was able to build a house that has all the amenities needed without all the extra "stuff" that others tend to collect over the years.  The house, he lovingly calls "Tumbleweed" has a kitchen, bath, bedroom, living area with furniture and of course a front porch.  The house cost 13,000 to build … (64 comments)

Most every time we work with a buyer it involves searching for the right parcel that "fits" our client. In days past we looked like hero's as the general public could not access our MLS listings. Now days things are a little different, most buyers have already looked at your MLS before even calling so you have to be ready to step up your search game to stay successful. After showing houses over the weekend, the pre-approved buyers made their selection and were ready to write a contract.  So I did what I always do when preparing to write an offer, I called the loan officer to discuss closing costs and obtain a copy of the pre approval amount to submit with the offer.  Only this time I was told this practice would soon be going away! On July 12 I went way out of my comfort zone and purchased a 3 bedroom, 1 bath house to use as a rental. It was in good condition but really needed some updates. I read a book early on By Danielle Kennedy that had a load of great suggestions to get the most out an open house so I always prepared well and hoped for the best. Over on Facebook there's a thread speaking to the shot call feature. There's discussion how it's being abused and giving the rats of AR a way to manipulate its intended use. The shot call feature seems pretty simple. See a post you think is feature worthy then click the Suggest Button.
 
 
Common Complaints:
 
1. The same people get featured over and over.
2. The posts being featured are not worthy.
3. I write educated posts with excellent material and it never gets featured.
4. I have XXX amount of points, and I've never been featured.

The Diet Continues Week 44 - Back Track - 10:54 PM
I went Camping Friday morning for 3 days with my 4 oldest boys so I weighed in a day early.  I was up 1.2 lbs.  I am sure I am much heavier today as I ate the same food as everyone else on the camping trip.  It tasted great but made me kind of sick.
Anyway I am back home and back on track.  I am also going to give up caffine "again" sometime this week.

Search Redirect Virus - 07:22 AM
One of my 'puters contracted a Search Redirect Virus yesterday.  These are nasty little buggers that work like this:  You search for something in Google, Bing or Yahoo, and you get pages back containing your search results...then, when you click on one of the search results you are taken to pages of advertising and/or virus links instead of the page found by your search.
I had to copy and paste the URLS of each search result page in order to find the fix as I fought this thing off yesterday.

Existing home sales decreased by almost 10% between May and June, 2010. However, YTD sales increased by 10% due primarily to the Federal Tax Credit offered until 4-30-2010.  Many of the sales that closed in May and June were contributed to that Credit.

Harbor Tour of Portsmouth New Hampshire - 01:56 PM
This past Thursday night I had the opportunity to go on a harbor tour/cruise of Portsmouth, New Hampshire along the harbor out to where it runs into the Atlantic Ocean.

Portsmouth is a beautiful coastal city on the northern end of the New Hampshire seacoast.
In the harbor view above you can see a new, waterfront condo project under construction and the white steeple of the Old North Church to the far right. At only 13 miles long, the New Hampshire coastline is shorter than any other state that borders an ocean.
