What's Ahead For Mortgage Rates This Week : July 19, 2010 - 09:36 AM
Mortgage markets improved for the 5th straight week last week as consumer confidence waned and inflation data tamed. Investors ignored the news that 19 of 23 reporting S&P 500 companies beat their respective earnings estimates and sold off on stocks.
There's concern about a potential economic slowdown for the months ahead and it may be well-founded.
Despite an improving jobs situation and booming retail sales, households are less optimistic about the future and so is the Federal Reserve. In its post-meeting minutes released last week, the Fed revised its U.S. growth estimates downward for 2010 and 2011.

Pre-Qualification or Pre-Approval? What's the Difference?? - 03:10 PM
One of my initial questions to a new potential buyer is "Have you been pre-qualified or pre-approved by a bank or lender for your purchase?"  When someone asks me, "What's the difference?" I actually get excited. This is probably a first time buyer-and I love working with first time buyers!  I'm a teacher at heart, and I know I can help them through the process of buying a home and make sure their home-buying experience is a good one.  We can avoid some real pitfalls before we even get started!

So Mr. Seller, you want to price your house so you have "room" to negotiate with a buyer? The problem is, the amount of room you want as a buffer may make the buyer think you're just not serious enough to start negotiations with. 
If you have negotiating room between your asking price and the actual value of your home, trust me, the buyer knows it. They've probably looked at a lot more homes in your price range than you have!

Oxford, MA Real Estate:The second quarter of 2010 was an important time for real estate.  We had the spring market surge, along with the winding down of the tax credit incentive.  Let's see how home sales went in Oxford MA, for the second quarter of 2010 compared to second quarter 2009.
Number of Homes Sold
In 2009, 23 single family homes sold during the second quarter of the year.  In 2010, 28 single family homes sold during the second quarter of the year.

There are no real estate transfer taxes in Shell Knob, MO.  However, due to a concern that the State of Missouri may implement such a tax, which is allowed under the Missouri Constitution, there is a movement to prevent a tax being charged.
 
A transfer tax is a tax that is imposed when a home, land or other real estate is sold.  It can ad thousands of dollars of expense to the sale of property.  Once the tax is on the books, it can be raised and increased by state, county or local governments without a vote.
