This Ain't No Crazy S-trap - 02:37 AM
The proper sink trap is a P-trap. Such a trap, assuming the sink gets used fairly often, will keep water inside of it and that blocks sewer gas entry into the home.
Often we inspectors see S-traps. These look similar to a P-trap but they are slightly different and they might end up going dry and that can allow sewer gas into the home.
The other day I think I saw the most obviously wrong trap that I have ever seen. There is just plain not even a suggestion that this thing might retain some water.

This one is so … (8 comments)

Bellingham Home Inspections (King of the House) -- Paint on the House - 11:27 AM
The sole purpose of paint is not to make the house look bright and colorful. Obviously, keeping the trim and the cladding in a well-maintained state is desirable to the home owner who has pride of ownership at his or her property.
But there is much more to maintaining the paint than simply doing so for eye-appeal. Below you can see an area where the paint has failed. When paint gets to be in this condition, rot and de-lamination of any areas that are mitered, mortised, glued or physically attached to one another, will not be far behind. Wait too long … (3 comments)

Happy Fourth of July from King of the House - 11:44 AM
I cannot believe it. Another year has passed by since the last Fourth of July. How time flies. But here we are, time for the big wingding tonight.

I have attended many fireworks displays over the years. One of the most memorable was with my folks, when I was a kid, down at Sedro-Woolley which is a small town to the south of Bellingham. Another time I was at a convention and the festivities were on the Queen Mary, the famous ship that was a hotel in Long Beach, CA. That was one memorable night and quite spectacular. A full … (8 comments)

Fundamentals of Home Inspection Course -- Washington State Approved - 12:26 PM
The hours are counting down. How that past month and a half have flown. The next Fundamentals of Home Inspection Training Course will begin at Bellingham Technical College on July 12 -- a Monday. Yikes, that is only a week away.

The course is three weeks long and it fulfills the state's requirement of 120 classroom hours of fundamentals training. Course content includes all of the basics -- exterior, structure, roofing, plumbing, electric, etc. The final week consists of 40 hours of approved field training. Students who successfully complete the program will be eligible to take the state licensing exam.

What is America to You? - 12:16 PM
We all have a story of how we got where we are today. Many of us were not citizens when we called this place home !
I love JPs story of his family roots and how they built their appreciation of this country :o)
Via J. Philip Faranda (J. Philip LLC) Westchester County NY:
I had a nice day yesterday at my 84-year old uncle's home in Connecticut. He was a graphic artist in New York City for decades and had a chance to rub elbows with some very big names. He had a penchant for that; as an adolescent he caddied a number of times for … (2 comments)

HAPPY 4TH FROM A GREEN CARDER !!!!! - 12:16 PM
Just a quick note to wish you all a very Happy and Safe 4th of July ! I read a terrific post just now from JP Faranda on how his journey through life, and his background came together. Sometimes it takes a reminder such as that for us to stop for a moment and look around at our lives, and realize how lucky we really are !
The list of freedoms that we are blessed with in this country is probably longer than any other country in the world !
Sure it's easy to always think the grass is greener, and that we always … (25 comments)

How Have We Forgotten - 04:58 PM

Via William J Archambault Jr (The Real Estate Investment Institute ):
The wisdom of Man. Self evident truths? The rights of man? The horror of dictators Royal or other wise?
How have we forgotten: "... most men with nothing would rather protect the possibility of becoming rich than face the reality of being poor."

John Dickenson, member of the Continental Congress as depicted in the movie "1776!"
How have we forgotten: that entitlement is the opposite of opportunity?
How have we forgotten: that we fought a revolution because of repressive taxes?
How have we forgotten: that unbridled governmental … (1 comments)

Just another brick in the wall! - 11:09 AM
One of the cool things about gravity is that it makes things heavy.
Without gravity everything would float around like mold spores and clouds.  Even bricks would be relatively harmless unless you ran into them instead of them falling on you.
We can use gravity to our advantage.  Without it how would we get the rain down here?  How would we keep rivers and oceans where they belong?  (For the most part anyway)
Without gravity there would be no bungee jumping or skydiving.  Even sport climbing would become boring.  The majority of adrenalin producing sports rely heavily … (29 comments)

How the new government HAFA program can help you. - 11:18 AM
What is HAFA? HAFA is the Home Affordable Foreclosure Alternative. It is a government program that provides incentives and rules to financial institutions to allow home owners who cannot continue to make payments on their property to Short Sale their property for less than they owe and to even walk away with up to $3,000 in relocation expenses. In addition, HAFA requires that the lender fully release the buyer from any further obligation.
How can it help me? HAFA allows for the home owner to retain a real estate agent to list and sell their property. If the home owner sells … (3 comments)
