Eaton Canyon-A Power Hike to the Water Falls-One of the great things about living in Pasadena is being close to some excellent hiking. Want To Test The Market? It Doesn't Work That Way - The Market Tests You! - 06:15 PM
All over the country, home sellers are telling real estate agents, "I don't care what your analysis says my house is worth! I just want to test the market at a good bit more than that." The next thing we hear them say is, "Listen, it just takes one!" OK, that's not how it works. You need something more than a hunch or a crystal ball to come up with the magic number that will attract offers on your home. You need an analysis that will give you a well-focused snapshot of what is happening in your building or neighborhood - (72 comments)
A Blog Is a Negotiation - 01:31 AM
A blog is a negotiation. From the agreeable dispensation of non-threatening content which the audience will accept at face value, to the unapologetic delivery of overwrought, editorial hyperbole that is received with abject horror, the post itself represents but an initial listing. In the case of the former, resolution is immediate. All parties walk away happy, commending each other on being so well-reasoned and pleasant to deal with. It doesn't occur to the satisfied author and reader that a little might have been left on their respective sides of the table by moving straight to common ground. Then there is the (76 comments)
Create a "Positive Real Estate Experience" - 11:58 AM
One of my goals as a Realtor is to create a "Positive Real Estate Experience" for my Clients. I want my Clients to feel good about the transaction we completed. And I want them to also feel good about me as their Realtor and the experience we shared during the process. That way when time goes by, they have happy and positive memories of the purchase/sale of their home and of me as their Realtor.
Think back to one of your most recent large purchases like a car, engagement ring, house or even a high-end, expensive restaurant. Most times if (28 comments)
To get something you never had means you have to do something you never did. - 12:39 AM
To get something you never had means you have to do something you never did. So you want something NEW in your life: A better shaped or sized body More business A better relationship More recognition & appreciation A long time ago I dated a garbage man-he was a rich dude. I remember him telling me that he got rich because he was willing to do what no one else was willing to do. Hmmm, what are you willing to do that most are not willing to do? I know one thing I have been doing is taking some of the AR (28 comments)
I Got a Lead from Active Rain Without Blogging - 07:33 PM
I Got a Lead from Active Rain Without Blogging. As Realtors we spend a lot of time figuring out where our business is coming from, where our next lead is coming from - if business will come. Sometimes our business comes from places we are not expecting. Sometimes maybe we shouldn't think too much about where our business will come from. I hadn't really thought about blogging in this way, though. As many of us do, I try to incorporate blogs about local communities. For my most recent blog I decided to go take a few additional pictures in a community (33 comments)
Newest Discrimination: PREGNANCY and Your Mortgage App - 09:00 PM
I closed on a house today where the buyer was asked by BANK OF AMERICA about their future child plans! Not if the wife was pregnant now, but FUTURE plans. This is a young couple moving from their first to second home. At the last minute, the underwriter (of course) requested several more forms and more information. Okay, normal. But one question they asked the husband was "Do you plan on having more children?" WHOA. Lani Rosales wrote about this recently on AgentGenius about this topic and her point was she was SHOCKED by the question. She didn't understand why more (134 comments)
Be not afraid of blogging! - 03:39 PM
William Shakespeare wrote in Twelfth Night, "Be not afraid of greatness: some are born great, some achieve greatness and some have greatness thrust upon them." Methinks had the great Bard been living in modern times, he might have phrased that line, "Be not afraid of blogging: some are born bloggers, some achieve blogging and some have blogging thrust upon them." I hear from many people, "Gee, I'd love to blog, but I have no idea what to write about." Really? Then you're thinking too hard. Inspiration is all around you! Stop and look around. I bet there are topics for five (36 comments)
Tell me you are not a bridge burner? - 08:28 AM
" I am bringing in an offer " yes...it's music to the ears of the listing agent I received that phone call the other day and yes I was thrilled ..not only because we have had the seller's condo on the market for a number of months but because it is being written up by one of my favorite agents.. What a difference it makes to work with someone, as he puts it "Were gonna make this happen - all stops are out and what ever it takes...we are going to make (91 comments)
Should REALTOR Sales Statistics be Public? - 10:26 PM
This post was inspired by the recent Agent Genius article entitled "Realtor matching Ends- Are Agents Just Insecure Posers?" The article examines the circumstances around the Houston Association of Realtors program that (shutter) disclosed how many homes member agents sold in a given locale. Very transparent move if you ask me. But the program was ended. But why? What is so taboo about asking the question "How many homes like mine have you sold in the past year?" It is a simple question, but all too few agents will give you a number. Oh, they'll tell you they have been a Triple Micronium (42 comments)
Top 10 Lessons From My 1st Year Blogging - 08:30 PM
Top 10 Lessons From My 1st Year Blogging First I had to ask myself: Why did I learn the lessons and what motivated me to blog? Building Your Potential Home Purchase ... Starting From its Infrastructure Up!
Are you considering a move into a different town, different subdivision, county, or state? There are many facets of a purchase that are important. Location. The condition and cost of the property being considered. Finding the right professionals to represent you. Mortgage financing concerns. Finances themself. But, here's something additional to consider very seriously. What is the condition of the infrastructure in that area? What services are included in that property's infrastructure? First, the definition of infrastructure: The basic physical systems of a business, nation, or government entity. Transportation, communication, (18 comments)
Tainted Drywall Settlement Offers $50 Gift Cards to Homeowners, Millions to Attorneys - 11:27 AM
Tainted drywall settlement offers $50 gift cards to homeowners, millions to attorneys. In one of the first cases to reach a settlement, Lowe’s Companies, Inc. has agreed to offer customers who purchased defective drywall gift cards ranging from $50 to $2,500, depending upon the documentation presented. An article in ProPublica.org describes the Georgia based case now under review.
While most of the victims will receive Lowe’s gift cards, a few may also be eligible for an additional cash settlement of up to $2,500. However, the big winners in the case will be a group of attorneys who negotiated the settlement (51 comments)
This post is a significant milestone for me. It represents my 500th blog post. Not something I even had a thought of making way back when I first joined ActiveRain. My very first blog, back in February of 2008 was about the oncoming Spring Market. Being a person sometimes seeking that instant gratification, I was disappointed when I didn't have 50 buyer clients calling me immediately to get them a home. Along the way, I learned how some of the 'pros' do it by reading other blogs, commenting on a blog, and occasionally posting another blog. But again, 50 buyer (56 comments)
Suffering from "Financial Analysis Paralysis"? - 06:17 PM
Are you among the millions of Americans who are totally confused, suffering from a severe case of "Financial Analysis Paralysis" and convinced of the country's financial downfall? Have the disjointed messages from the government and the subsequent media "spin" by the Talking Heads on the evening news left you wary to make any steps...sideways, forward or backwards...in the financial aspects of your life? The sharpest and more severe financial slump in the history of the United States has created a vacuum in the collective consciousness of the American consumer. That vacuum is fundamentally the result of an absence of trust. We (37 comments)

Another Short Sale Rant On the Big Banks! - 06:23 AM
If the banks only knew how much their silly nonsense in processing a short sale is costing them!! In my market they are going for below what they could get as an REO sale and here is why I think so. Ocala & Marion County, Florida has 23% distressed sales in its MLS, about 40% REOs & 60% short sales Our market is still declinging 1-3% per month depending upon subdivision. Vandalism is rampant on A/C units, appliances, etc. Buyers are wising up and avoid short sales and are causing multiple bids above list price for REOs Investors are jumping on (61 comments)
Jumping In With both Feet - 06:10 PM
Most of the people I know have told me the same thing in the last couple of weeks: "Why would you want to go into Real Estate now?" My generic reply usually is, "Because it's something I've always wanted to do." So, after a 20 year trip in radio broadcasting, now is the time. I figure that, even though the national media is nothing but doom and gloom, it's the hard work that I put into my new career that will make it a positive experience for me. Even on vacation, I tend to answer my phone when able. Its much easier to handle buyer and showing agent requests on the spot, then find time for callbacks. So, yesterday I fielded not one, but two calls from residents of The Preserves at Sugar Creek, an estate lot community just minutes from Lake Oconee. "we are having a problem, and need your help" said the first caller. "who is responsible for mowing the right of way on Tanner Lane?" "Have you spoken with the county", I asked. "yes - they are mowing the main road, but not the cul-de-sac road. (35 comments)
A Second Appraisal? - 09:13 AM
A Second Appraisal? Tomorrow I was suppose to have a closing, but the underwriter had to rain on my parade and request a second appraisal yesterday. What, a second appraisal two days before closing? According to the loan officer it doesn't matter to the underwriter that the buyer is putting almost 60% down or that the appraisal came in a hair over purchase price. This all steams from the property being a "flip"that was purchased six months and one day ago, but since we went under contract before today they've said the property isn't seasoned and the seller/investor is profiting too (216 comments)

Cheyenne Wyoming Farmers Market - 04:47 PM

I didn't go as short as I initially thought I would. I thought I would go above the ears. I chickened out!! But that's ok, because the length turned out great. I'm not partial to the curly version, so after a couple of hours of trying to get used to it, I washed it and straightened it. MUCH Better!! Some people have been confused about the length. MAJOR CHANGES TO FHA MORTGAGE INSURANCE PREMIUMS - 12:23 PM
FHA has announced major upcoming changes to their Mortgage Insurance premiums. Currently FHA charges an Upfront Mortgage Insurance Premium of 2.25% of the base loan amount which gets financed in. Also FHA charges Monthly Mortgage Insurance with an annual cost of .55% on downpayments less than 5% and .5% on downpayments of 5% or more. The large Upfront Premium has given many buyers heart-burn given just how expensive it is. However, because interest rates have been so low, the overall effect on actual mortgage payments has been minimal. This is all changing.
