A blog is a negotiation.
From the agreeable dispensation of non-threatening content which the audience will accept at face value, to the unapologetic delivery of overwrought, editorial hyperbole that is received with abject horror, the post itself represents but an initial listing.  In the case of the former, resolution is immediate.  All parties walk away happy, commending each other on being so well-reasoned and pleasant to deal with.  It doesn't occur to the satisfied author and reader that a little might have been left on their respective sides of the table by moving straight to common ground.

I closed on a house today where the buyer was asked by BANK OF AMERICA about their future child plans! Not if the wife was pregnant now, but FUTURE plans.

The article examines the circumstances around the Houston Association of Realtors program that (shutter) disclosed how many homes member agents sold in a given locale. Very transparent move if you ask me. But the program was ended. But why? What is so taboo about asking the question

Facebook previously announced plans during October 2009 to (1) remove application boxes and (2) application info sections on our personal profile pages. Facebook also informed users they planned to reduce the width of the application tabs "to optimize for the new profile and Facebook Pages format."

If the banks only knew how much their silly nonsense in processing a short sale is costing them!!  In my market they are going for below what they could get as an REO sale and here is why I think so.
Ocala & Marion County, Florida has 23% distressed sales in its MLS, about 40% REOs & 60% short sales Our market is still declinging 1-3% per month depending upon subdivision. I was enlightened today to the copyright of Google Images that are on the internet.
I was pulling Google Images for use in my blog thinking that if they were posted there they were there for free use. Not true! As I am researching, I am now finding that Google Images, as well as other images found throughout the internet, almost all have a copyright. Even on vacation, I tend to answer my phone when able.  Its much easier to handle buyer and showing agent requests on the spot, then find time for callbacks.
So, yesterday I fielded not one, but two calls from residents of The Preserves at Sugar Creek, an estate lot community just minutes from Lake Oconee.
"we are having a problem, and need your help" said the first caller.  "who is responsible for mowing the right of way on Tanner Lane?"

A Second Appraisal? Tomorrow I was suppose to have a closing, but the underwriter had to rain on my parade and request a second appraisal yesterday.
What, a second appraisal two days before closing?
According to the loan officer it doesn't matter to the underwriter that the buyer is putting almost 60% down or that the appraisal came in a hair over purchase price.This all steams from the property being a "flip"that was purchased six months and one day ago, but since we went under contract before today they've said the property isn't seasoned and the seller/investor is profiting too … (216 comments)

Some of you saw the posting on Facebook, while others who aren't my "friend" have not seen the news... I went ahead and chopped my hair off!

I didn't go as short as I initially thought I would. I thought I would go above the ears. I chickened out!!  But that's ok, because the length turned out great. I'm not partial to the curly version, so after a couple of hours of trying to get used to it, I washed it and straightened it. MUCH Better!! Some people have been confused about the length. MAJOR CHANGES TO FHA MORTGAGE INSURANCE PREMIUMS - 12:23 PM
FHA has announced major upcoming changes to their Mortgage Insurance premiums. 
Currently FHA charges an Upfront Mortgage Insurance Premium of 2.25% of the base loan amount which gets financed in.  Also FHA charges Monthly Mortgage Insurance with an annual cost of .55% on downpayments less than 5% and .5% on downpayments of 5% or more.  The large Upfront Premium has given many buyers heart-burn given just how expensive it is.  However, because interest rates have been so low, the overall effect on actual mortgage payments has been minimal.  This is all changing.

Worthington ... on this day in history - August 10, 1803 - 03:26 PM
August 10, 1803 the Scioto Company voted to name the town in Ohio "Worthington" after Thomas Worthington, one of Ohio's two first senators.

The Timeline on the Worthington Memory site tells me so.   Timeline of Worthington History
"1803 August 10" also according to the timeline the Scioto Company voted to fund the first library in Worthington on that date as well!  I have a note that says August 11 (but I do not know the year) Orange Johnson came to Worthington.  Not sure if that is on the Timeline of Worthington History too and I am just not seeing … (0 comments)
