When Will I Ever Learn? - 01:02 PM
Well I have gone and done it again. I listed another short sale. Things were going ok. The bank took a while to approve the short sale but we got it. Now we have a contract offer that doesn't meet the minimum that the bank is willing to take after expenses. Buyer has had a pending offer on the property almost since it hit the market. Cash deal who could ask for anything better? Without the bank making anymore concessions we are running the risk of loosing the best offer will ever get on this property. Why are short sales so

Another Bentana Park Condo in Reston VA sold by The Earl of Real Estate Team - 09:23 AM
We truly enjoy selling condos in Reston Virginia. Reston is a special place and has some of the most interesting and unique mixes of condominium complexes in the Northern Virginia area. With the arrival of the Metro to the Reston Area in a few years, we continue to be upbeat about the Reston Condo Market. Our recent sale was located within the Bentana Park Condos, located off of Northern Shore and Weihle Ave. What made this sale so special and bittersweet was the fact that we had found this great ground level condo unit for our client just a few years ago.

Northern Virginia Purchase Closing Costs - What are they made up of? - 04:32 PM
Northern Virginia Purchase Closing Costs - What are they made up of? Real property in most jurisdictions is conveyed from the seller to the buyer through a real estate contract. The Northern Virginia Real Estate Market is no exception to this. The point in time at which the contract is actually executed and the title to the property is conveyed to the buyer is known as the "closing". It is common for a variety of costs associated with the transaction (above and beyond the price of the property itself) to be incurred by either the buyer or the seller. These costs

Buying a Southeast Michigan Short Sale Listing- Negotiating Tips- Part 1 of ? - 03:06 PM
Since about a quarter of the home sales in Southeast Michigan are short sales, I thought I should start posting more articles about some of the tactics my buyers have been using when negotiating with a seller. Basically a short sale is when the seller owes more than the house can sell for and is unable or unwilling to bring the difference to the closing. In those instances the seller is asking the bank to reduce the mortgage payoff in order to produce clean title at the closing. Please go to my short sale page for more detailed information. One thing a buyer needs to

Calling all Active Rain Members! Literally! Join the Fun. - 09:07 AM
Via Judi Barrett Integrity Real Estate Services, 580-212-5946: Calling All Active Rain Members! I make it a habit to call at least one Active Rain Member every week. It is exhilerating to make those calls. All of a sudden you have a voice to go with that face you've been looking at. Sometimes I feel like I already know the person from reading their blog posts. If you've been a member longer than 24 hours (hopefully you've been on the site at least an hour during that 24 hours), you know that Active Rain is about much

Who Has All The Answers? - 09:30 AM
Via Barbara Todaro (RE/MAX Executive Realty in Franklin, Ma): After reading a blog written by Brian Rugg titled "So You Are A Real Estate ‘Expert'....Really?" it inspired me to write a few words on that topic myself. What are the requirements that would render an agent an expert? Would it be income; years in the business; education; or the number of transactions completed? I think to use the word "expert" is a slippery slope. Whenever you feel you have met a person who has a thorough knowledge of a topic, there is always someone who knows more. Rather than representing yourself as

Being Carnivorous Can Certainly Be Attractive | The Pitcher Plant - 12:13 AM
Being Carnivorous Can Certainly Be Attractive - The Pitcher Plant The exotic looking Pitcher plants are very unusual in the botanical world, being carnivorous, they adapt to very poor soil . They attract and consume insects and extract their needed nitrogen from their diet instead of the soil. When I was at the Huntington Botanical Gardens near Pasadena, I captured this specimen. I was first attracted to it's unusual color. The Pitcher plants are dived into two main families; the Nepentheceae (Nepenthes) and Sarracenaceae (Sarracenia). This specimen is of the Nepenthes family. It may sound familiar because of the Nepanthe

The Fundamentals of a Blog Post Made Easy - 06:16 PM
The Fundamentals of a Blog Post Made Easy The overriding goal of a blog is to have a place where you can build a bridge out to the public, come together and have a conversation. If you recall hearing that before, it was most likely in the context of Social Media. Here again, Welcome to ActiveRain. The next most important goal of a blog is to update it regularly with fresh relevant content. And you may ask, relevant to what? Could I have a blog called the Voice of San Diego Real Estate and then write about Metrowest Massachusetts Real

Three tools to help you find Land - 03:07 PM
Three tools to help you find Land. Several articles have come out about how you find Land to invest in. Here are three tools I have used for years to help locate and evaluate Land. If you are interested in a specific market area Google the county and state and use the search words "Surry County NC MLS" for example. MLS stands for Mutable Listing Service. Wikipedia defines MLS "A Multiple Listing Service (MLS, also Multiple Listing System or Multiple Listings Service) is a suite of services that enables brokers to establish contractual offers of compensation (among brokers), facilitates cooperation with
