Buying a Short Sale Is Not the Same as Shopping at the 99 Cents Only Store - 07:54 PM
Buying a Short Sale
I love the 99¢ Only Store. Have you ever been there? I guess that they have them all over. When I was in Mexico in June, I even saw that they have their own version of the store. I love the fact that you can fill up your shopping cart with things that you may need (and you may not need) and the whole thing will never cost more than about forty dollars. When my kids were a little bit younger, I would take them there for a special treat and tell them that they could select … (16 comments)

The Value of a Market Report - 08:28 PM
The Value of a Market Report
It’s been a few months now since I began writing real estate market reports for my local area. Now I do them on a weekly and monthly basis, keeping the weekly reports brief and expanding on the monthly ones.
I realized as I was doing last week’s report, that I now have an entire collection of market reports for Champaign-Urbana, Illinois. Since I’ve been including the link to the previous week’s report at the bottom of each of these blogs, it is easy to pull up months-worth of these statistics side by side in tabs … (44 comments)

Past Is Prologue - 05:10 AM
An interesting email came the other day.  It was from a former client, for whom I had done an inspection four years ago.  His house at that time was only two years old.  All the window trim on the house was beginning to rot.
My comment at that time was that this was a lot of rot developing in only two years, and that it would get worse.  I also suggested that since it was on nearly window that the problem was likely due to improper installation.  At that time I was unable to see what could have caused it, but … (41 comments)

Service After the Sale - What Do YOU Do? - 12:56 PM
What do you think? Does your job as a real estate agent end at a successful closing of escrow? The buyer has done their walk-through before the sale, the paperwork is all finalized, the buyer has their keys, and everyone leaves the closing with big smiles on their faces; most of the time, anyways. We all know not ever closing is as smooth as we'd like them all to be.
But you've gotten through it and it's done, right?
Now is the time that you have an opportunity to stand apart from the crowd and create a client for life!

"It's the End of the World As We Know It..." or is it? - 08:15 AM
REM sang it and now we are singing it too. "It's the end of the world as we know it." Of course, we are talking about the end of the Real Estate market. But hasn't that been the hit song sung by CNBC and the news headliners for the last 2 years? So what is the reason for the end of the world this time? Let's recap.
On August 24th it certainly seemed as if the housing market was falling apart at the seams when the National Association of Realtors (NAR) announced the sales forecast for the 2010 year fell short. … (49 comments)

A Home is Where you LIVE - 03:53 PM
After reading Donne Knudsen's post: It's a Home Not a Piece of Stock I had a thought.  And that is:  A Home is where you LIVE!
When we reach the age of majority, there is a time when we all fly from the nest.  When first starting out, we might call home a dorm room at college, or home might be an apartment with roommates.  But it's home . . .
We cross another threshold -- we rent an apartment or house.  And here's the rub . . . if we're not going to live in Mom's basement for the rest of our lives, there are two -- … (42 comments)

You're right! Home staging doesn't help sell homes!!! - 01:44 PM
NOT!  :)
Ok so have you ever heard that Home Staging Doesn't Help Sell Homes or perhaps maybe you have said Home Staging will not work for my properties.
Well, to be honest, after over 5 years in the Home Staging Business, I have heard those words again and again and again! Blah...blah...blah...blah...blah......
Who knew becoming a Professional Home Stager would be such an uphill battle.  When all I ever wanted to do was help Home Owners, Realtors, Investors market and SELL properties!!
Well...its time I stand up for myself and my colleagues and let you all in a little secret … (62 comments)

BDAMB from BHAM's Mid-Week Top Tips for Active Rain Newbies - 08:04 AM
BDAMB from BHAM's Weekly Top Tips for Active Rain Newbies (30DC9)
With so much going on in the Rain, newcomers are often torn between writing about their experiences, understanding SEO, reading post and commenting.  But before you can do any of that, you've got to figure out the logistics of the AR blogging Platform.
I highlighted the Top Tips from the post of other members so far this week as a way for Newbies (and some Oldbies as Karen Anne Stone calls them) to get acclaimated to ActiveRain.   This should ease the feeling of being so overwhelmed.  Now you've got purpose:  learn the … (28 comments)

Advice for Sellers .... Study Your Competition! - 10:44 PM
An important piece of advice that I give to all of the home sellers that I work with is … Study Your Competition!   Learn as much as you can about the other homes that are for sale in your area that are similar to yours in price, condition, location, amenities, etc. I assure you this will be a very eye-opening experience!   Studying what your competition has to offer will provide you with a great deal of information.  It will help you prioritize what you need to do to get your own house ready to sell.  It will help you determine your … (34 comments)

Everything I Know About Open Houses, I Learned From Jim Weichert - 10:29 AM
Sometime back in the late 1980's, Jim Weichert bought Shannon & Luchs, the company where I began my real estate career, and I stayed on for about a year after the change.  And I have to give Mr. Weichert a lot of credit for teaching me two important things.  One was how to do a successful Open House.  The second was the importance of good follow up after the Open House was over.
For those of you who aren't familiar with Weichert Realtors, they are known for yellow signs.  And these signs are not just yellow.  They are pretty gaudy.  They … (50 comments)

Want To Get Paid For Your Work? Start Qualifying Your Prospects Better!!!! - 10:47 AM
This is not a blog about commissions and retainer fees (and you know I'm completely AGAINST up front fees or set amounts). But as I read yet another blog today which mentioned that retainers "were the future" I thought about why I never felt the need for one.
I have been a 100% commission sales person my entire working career in one way or another. I learned skills very early which taught me how to qualify prospects and spend my time wisely. I also learned how to analyze the time and cost of spending time with each prospect....this is critical. Do … (41 comments)

Short Sales - Distressed Homeowners Deserve Help - 12:05 AM
Doug and Lorena Foster's blog titled, "When The Wolf is Running The Hen House" struck a nerve with me.
"They are over and done with..." Despite their thoughts, Short Sales are going to be around at least through the end of 2012 when The Mortgage Forgiveness Debt Relief Act expires.  If you need some background on the subject read my blog titled, "Short Sales 101 - Introduction."
"Is this our new job? We don't think so!"  Short Sale listing agents are doing two and three times the work per closing but the end result is so satisfying.  When I first meet … (20 comments)

The Trend in Home Sales in New Bedford MA - Improving, or...?
Home prices in New Bedford on average are falling - but just slightly - and appear to be stabilizing! Home prices have fallen 1.0% since July of 2009.
The current average listing price of homes for sale in New Bedford MA is $206,854, down just 1.1% from a month ago. Compare this to the current median sales price of $158,424 - where half of sales are above this amount and half below it.
2 and 3 bedroom homes are selling for less while prices of 4 bedroom homes are … (7 comments)

Prospecting made Easier - Follow the 3 C's - 01:37 PM
Prospecting made Easier - Follow the 3 C's
Prospecting is a subject that most agents read about and then maybe do a few things as suggested - or not.  Lately their seem to be quite a few agents complaining about the 'market', the 'economy' or whatever story they're telling themselves to be true.   So they stop doing the things they know they should be doing to prospect and they buy into their 'oh whoa is me' story.
So we all know what good ole Dr Phil says, How's that Working for You"?  And here's what I say Oh - it's not working?  … (48 comments)

The Main Reason to Blog...Get My Listings SOLD!

So I Googled My New Listing 11110 Hidden Trail Drive, Owings Mills, MD 21117 ... explains how I encourage sellers, buyers, clients, customers, neighbors, friends and even other agents to google my listings.
How did I find out about this? Way back in 2006 when ActiveRain was a newbie, a wonderful giving and sharing agent by the name of Gena Riede started a group called Listing By Address. This is just what I had been looking for. Each and every one of my listings are special, had to have a story … (27 comments)

Reasons To Sign Up With A Buyers Agent - 09:37 PM
So you find yourself searching for houses on the Internet. You call some agent's names off signs in front of houses. You think you are a junior real estate agent. This stuff isn't hard. Print out a few pre-printed contract forms, do your own negotiation. What could go wrong? You should know there are
Reasons To Sign Up With A Buyers Agent.

That Which Does Not Kill Me Makes Me Stronger - 09:03 AM
OK, maybe Nietzsche is a little bit heavy for breakfast, but the theme of many blog posts I have read lately from my colleagues around the country is that this industry, which was never a walk in the park, is a real test of endurance, strength, and fortitude on both a physical and mental level.
When I was on the college rowing team we had a race with Princeton University, which was a far higher calibre of program. They were Ivy League, which is the top of the heap in crew. We were a club. The race was at Carnegie Lake in Princeton, New … (34 comments)

A Letter to Real Estate - 09:04 AM
Dang you, Real Estate!  You keep getting in the way!
We used to be such good friends, but then you left me after the tax credit expired.  You didn't call me up anymore to go see houses.  And you didn't want my expert advice about where to price your FSBO house.  And suddenly, I had a whole bunch of time on my hands!  I was actually getting home in time for dinner with Diane.  And she liked that.
But you're a fickle one, Real Estate.  Just when I got used to being able to blog all day, you showed back up, … (38 comments)

Thou Shalt Not Plagiarize Other Bloggers Posts...
I don't know about you, but I like to keep abreast of those AR members who magically "leap" into stardom in the AR point rankings when I (and so many others) diligently post, comment and add members and subscribers to increase our chances at being noticed legitimately on AR.
Why did I highlight the last few words?  Well, in addition to raising my suspicion that something is "up" with these AR members, I also click on their blogs to see what is going on - are they posting hundreds of blogs a day?  … (60 comments)

Be the Driver of Your Own Bus - 07:54 AM
Excuse me, but who are you letting run your business? It's not with pride that I ask this question, honestly who's running your business?
Carrie Heath wrote a blog about What do you do with early morning phone calls. In her blog, she talked about 5:30am phone calls that one of her clients feels it's appropriate to do. To make matters worse, she feels guilty about not answering her phone.
Carrie's incident reminded me of the rookie Realtor - Loreena Yeo that I was. Now, the rest of this post comes solely from my experience. It is no reflection of what … (71 comments)

It Takes Cooperation! - 06:31 PM
How many times have you heard;
I’m thinking about changing directions on selling my house, can I interview you for the job?  My agent is not advertising enough…  I need someone with a different perspective… Today, while waiting in line for coffee, the person in front of me noticed my RE/MAX logo on my shirt and proceeded to incorporate all three of those lines in one sentence. I told her that until she was out of contract with her broker I was not legally able to give her any advice.
She replied “My listing expired yesterday!” and proceeded to give me … (48 comments)

It's not about you...really!! - 09:38 AM
First of all....I warn you, this is my first post on AR. I decided something was bothering me enough to put it out to the real estate world-just to get it out. Bear with me....
Recently I had a couple closings that made me both angry and embarrassed for the other agent though they had no clue that their actions were striking a nerve. Because they were focused only on themselves and really didn't know anyone else existed!
Picture this....you've been working on a transaction for weeks....one of which was a piece of cake; the other was a nightmare. You get to the closing … (57 comments)

Do You Clean House Periodically....Or Are You A Hoarder ???? - 08:20 AM
We know that the agents who are dead weight have created their own destiny.  For each idle, non producing agent within an office, there is a cost associated with that agent.  In my opinion, this is the time for broker/owners to meet with each agent and seriously discuss the future.  There are some who still have hope and potential, but they need to be monitored closely.  A few months of zero income will determine their destiny.  They will eliminate themselves.
There are those who have done nothing except use and abuse the office as a meeting place to socialize.  They have … (117 comments)

Brentwood California Pool Homes - 05:07 PM
Brentwood California Pool Homes
Pool Homes are one of the most popular type of homes in Brentwood.  When you go to look for Pool Homes a lot of agents list homes that have an association pool, a non functional pool, or an above ground pool as a Pool Home.
I sorted through the MLS to find true Pool Homes - Single Family Homes with their own Functioning Pool.
Right now there are 23 Pool Homes for sale in Brentwood, 3 of them are estate homes priced over a million dollars.  Those homes are not selling at this time and I pulled … (1 comments)

Real Estate - Austin TX - How Long Does it Take to Buy a House? It Depends on You... - 11:09 AM
I get asked a lot, "How long does it take to buy a house?" My response? "That depends on you!"I usually get strange looks or silence if they're on the phone...In the past year, I had some buyers that took 8 months to find a house. Yes, 8 months!  Yet, I had buyers that took a week... you never know until you start the process. These buyers contacted me on a Friday, we scheduled to look at houses on the next Tuesday, and we submitted an offer on Thursday.  From contact to contract was less than a week!!The 8 month buyers... Another Reason I Love Living in the Central Valley - 04:33 PM

As I have stated before I really like living here in Turlock.  One of the reasons is the close proximity of some world class destinations.  One of those is the world famous Napa Valley.  And when I go to the Napa Valley I love to stay at the Candle Light Inn.
The Candle Light Inn is located in Napa and offers easy access to either the Napa Valley or Sonoma Valley.  The rooms are spacious and beautiful, with large whirlpool tubs and fireplaces.  The breakfast is the best I have ever had anywhere.  The evening wine receptions are a great … (0 comments)

Featured Dallas Neighborhoods - 05:59 PM
Everyone is aware of the great investments that the real estate market has to offer today.  And, for investors and first-time home buyers that have been “shopping the market” they know there is no better investment than Dallas Texas.
Dallas has many featured neighborhoods that have not only continued to hold their value in this devastating state of economy, but are expected to rise greatly in value.  With many of the neighborhoods continuing expansion and having record employment rates among US cities and towns with a crime rate below cities state wide, the following are considered a prime investment.

Are New Englanders getting too complacent about Hurricanes? - 10:22 AM
I have lived in Rhode Island all my life and have seen many Hurricanes. Mostly I have seen many Hurricanes miss us!
A few years ago, we were "watching" my neighbors waterfront home on Labor Day Weekend. As it happened, the National Weather wasn't too sure whether or not Hurricane Eduardo was going to hit us or not, so we figured we better shore up his house since we felt "responsible" for it. We bought plywood and proceeded to spend the Gorgeous weekend putting boards up. The Hurricane missed us.
Last year, I don't remember the specifics, either a Hurricane or … (7 comments)

Baltimore Condos..I List 'em...I Sell 'em...I Don't Forget the Condo Docs! - 04:06 PM
Condos..yes I list em,I sell em, I blog em...I Don't Forget the Condo Docs.
The delivery of the condo documents is crucial...the buyer has 7 days after receipt to recind the offer with no reason and with no penalty.
With HOA (Home Owner Association) buyers have 5 days. If you are listing condo properties or those with mandatory associations, get those documents ordered at the time of listing or when you feel an offer is coming in. It is better to present the documents along with the ratified contract. Then the 5 or 7 day review, can coincide with the home inspection period. Waiting until you … (14 comments)

When Breath of Life Becomes Breadth of Life
Today was a day spent at the doctor's office with my Mom. She has pneumonia, got a couple of shots and a breathing treatment. She is breathing better now. The doctor wanted to put her in the hospital, but she refused. Spending time in the local hospital is a sure way to get sick. If you aren't sick when you go there, by the time you eat the food and spend the night, you will be sick. So she said as long as I was with her to help her, she would be … (5 comments)

This May Be The Time To Simplify - 01:08 PM
Reading Pat Haddad's article the other day about limiting the stuff we tend to accumulate in our homes and lives, made me smile.  I saw so much of myself in it.  As a real estate broker serving the Long Island real estate community for 25 years, I've seen a lot of homes.  They run the gamut from cluttered and uncared for to just about perfect.  You know the kind, it looks as though the occupants live somewhere down the street and keep the home you're seeing as a showplace.  Members of my family are charter members of the perfect home club.

Where do most fatal accidents happen? - 11:34 PM
Most auto accidents happen within a mile of your own home. I suggest now might be a good time to move!
But seriously folks, since September is National Safety month, according to the National Safety Council,
2.16% of fatal accidents happen at work. 18.81% of fatal accidents happen somewhere else. 33.04% of fatal accidents happen in a motor vehicle 45.99% of fatal accidents happen in the home. One person suffers a fatal accident every four minutes.
So, if I were you, I would either spend more time at work and take your chances or make sure you have good life insurance … (4 comments)
