Everybody talks about how hard it is for a buyer to wait for short sale approval, but you rarely hear people talking about the toll it takes on sellers. Short sales are no picnic for anybody, but they are especially difficult for sellers.

I wrote a post (Pigs have flown) a few weeks ago, about a lovely buyer-couple I had, who were attempting to purchase a "short-sale".  I had forewarned them that these often take an inordinate amount of time, just to get approval from the bank... and then when the bank does respond, sometimes the answer is a reverberating "NO".
In my prior post I explained that we had recently been notified that the BPO (Broker's Price Opinion) had been ordered... and a scant three weeks later, the bank had "approved".

I was going to answer Donne Knudsen's post asking why realtors take overpriced listings.  But my answer in defense was way too long for a comment.  So here goes, Donne.
None of us choose to take overpriced listings.  All my listings have been overpriced.  Everyone of them.  I didn't ask the sellers how much they wanted to sell their homes for and say, "O.K."  They were shown the comps, explained the ramifications of overpricing their listing and they didn't budge.  If I had not taken these listings someone else would have, and I would have no business.

While in Austin for Labor Day weekend, we ventured north to Taylor, Texas which is 17 miles east of Round Rock, Texas and 29 miles northeast of Austin.  Taylor is one of many small towns around our country that were built long ago and at one time had a booming economy.

I received an e-mail from an agent this week that started like this. "We submitted the first offer on your listing and were not given the option for highest and best."
From the tone of her e-mail, I believe the selling agent is accusing me of not playing fair. Yes, she submitted the FIRST of eight offers, but she didn't submit the BEST of eight ... not even close. Her client's offer was 15% below asking price.

I received an offer on one of my listings yesterday from an agent that had shown the house to the buyers 3 times.  That's right, about time right?  Well after 6 counter offers we could not come to an agreement between the buyers and sellers.

I've been reading quite a few posts of late, and in the past, from buyers' agents who are displeased (torqued, ticked, irked) at the lack of communication from the listing agent -- especially when an offer is presented.
Can't find the listing agent Don't hear back from the listing agent, Etc. Keep this in mind . . . the agent representing the seller is an AGENT of the BROKERAGE!  The listing agent hangs their license with their BROKERAGE.  Unless they are the broker/owner, typically the listing agent has someone over them, in a managing position.

My wife and I  decided to spend the day at two events in the Olympia/Tacoma area. The first event was a celebration held at Cabelas for the families of our Military. Old military vehicles, uniforms from past times and even a helicopter. A few speeches, an plenty of attractions for the children.

So they came and went, my out of town buyers.  An exhausting two days went by in a flash, with them feeling as if they had a good handle on the local market and the options available to them in their preferred price range.  My instincts turned out to be right on in terms of the numbers of properties to view.  I scheduled nine for day one.  We met at 1:00 and I left them to drive home at about 6:45.  At the end of the day he agreed that he couldn't have absorbed any more.

Not to be confused with Nicolas Cage and Leaving Las Vegas, today is my last day in So Cal after visiting for not quite a week.
After the Labor Day weekend, we hit the skies and found our way to Los Angeles, Burbank, Hollywood and Anaheim!
