In the world of real estate bigger is no longer better. Several years ago McMansions were all the rage.  We saw many 5,000+ sq ft homes being constructed.  Now we've seen a change in the size home that buyers are looking for.  Many people are interested in downsizing.  As people are looking for ways to cut expenses a smaller home is attractive.  It costs less to heat and cool and is easier to keep up.  2,500 - 3,500 sq ft is a very popular size.  The smaller size also appeals to the ecocounscious buyer.

Pros and Cons of Real Estate Signage on Your Car  Real estate marketing has undergone significant growth in the last few years, not just counting the on-line stuff you can do. You see billboards, bus benches, grocery shopping carts, ads on moving trucks, and more and more on agents' cars. 
There are some pros and cons to advertising on your car, and in addition to sharing my own thoughts, I hope folks will share their ideas and experiences.

There has been a lot of talk regarding Credit Scores in the last week after FHA came out with Mortgagee Letter 2010-29 on FHA Loans. Here was my post showing such changes with an explanation. Jeff Belonger's cheat sheet for ML 2010-29.
In my opinion, some of the confussion and or arguement with the new FHA loan changes is that FHA says that you can go down to a 500 credit score with 10% down. FHA even says that you can put the minimum down of 3.5% with credit scores of 580 and above.

I was thinking about the Realtor Code of Ethics the other day.  This isn't something I sit around and do that often, but it crossed my mind that day because I was mad.

Received a call from an agent about one of my listings as he and his clients were driving past the house. He asked about availability and price as it wasn't on his planned tour.
"Yes, it's available and the price is $340,000"
"Great, I'll show it now".
30 minutes later I received a second call.
"My clients love it - they plan to offer $240,000 with $10,000 closing cost assistance".
"Sir, you misunderstood - it's on for $340,000, not $240,000."

Many of the Real Estate agents here will mix in close-up shots into their MLS postings...photos of furniture groupings, doorknobs, fireplace tiles, and other interesting 'hardwares' and features that give the home distinct character.  When done correctly, it can really set the mood (like nothing else). 
Here are a few of my favorite (staging) close-ups I found today while rummaging through my desktop photos.  I'm still trying to merge two computer into one, so I'm sure I'll be digging up a few more as time passes.

I withdrew a short sale listing today. I couldn't be happier! - 04:01 PM
I listed a home this past week in Bradenton, and really she didn't want to sell it.  Those are the toughest appointments.  It's one thing when the seller wants to move, or has too.  But when a seller really loves their home having to put them on the market is not pleasant.  In Bradenton and Sarasota foreclosures and short sales are now accounting for more than 60% of the transactions.  If we can lower the amount of people having to list that would rather stay it will help stabilize the market's downward path.

WHAT is a QR Code you ask? - 11:30 PM
What is a QR Code?  According to Wikpedia: A QR Code is a matrix barcode (or two-dimensional code), readable by QR scanners, mobile phones with camera, and smartphones. The code consists of black modules arranged in a square pattern on white background. The information encoded can be text, URL or other data.
I remember reading an article on Agent Genius last March and that's when the light bulb came on for me.  Since last spring, I've been using them on my listings and flyers.

Short sales will soon be rated just as bad as a foreclosure by lenders.  The memos are already coming out to lenders.  A short sale will no longer be given "not as bad as a foreclosure" status.
How many folks went with a short sale to avoid the foreclosure stigma on their credit report in the past few years?  Sadly many of these homeowners were advised to do a short sale to save their credit.  That was based on the credit policy & guidelines of lenders at that time.

The glamorous life of the Realtor.  It was after lunch time and I was hungry.  I also had to take some pictures for a BPO.   So I headed out to take my pictures so I thought I would run by the taco truck to grab a burrito!
 
I got my usual Carnitas burrito and a Pepsi, and go back to my car.  Well my car is extremely dirty, I haven't washed it in a while.   There is still sand in it from my last trip to Monterey and I don't want to say how long ago that was.

What Do You Think Of Tai Chi?
I am participating in the "Take It Off In The Rain" challenge and find that exercise is always a challenge to me. I know I need to exercise, but always end up in pain which makes me hesitant to do more of the same. I find walking has been the best for me so far.
Walking is a good overall exercise but I sometimes want to do something different. I see all the great exercise videos on tv and think I could do that. In reality, my arthritis keeps me from doing a lot … (4 comments)
