Bigger is No Longer Better - 11:42 PM
In the world of real estate bigger is no longer better. Several years ago McMansions were all the rage. We saw many 5,000+ sq ft homes being constructed. Now we've seen a change in the size home that buyers are looking for. Many people are interested in downsizing. As people are looking for ways to cut expenses a smaller home is attractive. It costs less to heat and cool and is easier to keep up. 2,500 - 3,500 sq ft is a very popular size. The smaller size also appeals to the ecocounscious buyer. Does this mean that you won't be (29 comments)
An old buddy of mine called and asked me Does Active Rain work? - 04:47 PM
An old buddy of mine who is a well known & successful Realtor in Sacramento called me today and asked me about Active Rain. He asked me does Active Rain work? What Could I say? I told him briefly how Active Rain has accounted for a large part of my income this year. He said he would call back later to discuss more in detail. I'm so glad I joined when I did! I have already established an Internet presence because of Active Rain but there's so much more I've accomplished. As a result of my participation I have been able (25 comments)
How Did I Become Your Subscriber? - 07:05 PM
Recently, I posted a blog about re-blog and I mentioned that I read re-blogs especially when it comes from one of my subscriptions. I subscribed to a lot of members, but how did I become your blog subscriber? One thing for sure, it's not by accident. A lot of good reasons why I became your subscriber: You commented in my post. I usually check the profile of the members who commented in my post, and from your profile; I feel like we have something in common, that becomes a reason for me to be your subscriber. You commented in other posts, (32 comments)
The Pros and Cons of Real Estate Signage on Your Car - 11:34 AM
Pros and Cons of Real Estate Signage on Your Car Real estate marketing has undergone significant growth in the last few years, not just counting the on-line stuff you can do. You see billboards, bus benches, grocery shopping carts, ads on moving trucks, and more and more on agents' cars. There are some pros and cons to advertising on your car, and in addition to sharing my own thoughts, I hope folks will share their ideas and experiences. There are license plates, whole car wraps, magnetic door signs, rear windshield signage, and bumper stickers. Some people completely paint their cars.
How Cool is your Facebook Page? Do you have a Facebook page or just a Facebook profile? There are so many people that ask me how to create a Cool Facebook page? They want to incorporate some or all of their AR stuff, or show off a brand and flaunt their wares. It use to be so much more challenging, but I've found this site called pagemodo.com that will assist you in creating one. It's easy and it's FREE for the taking. So let me ask you? What do Lady Gaga, President Obama, and an Oreo Cookie have in common, (87 comments)
Generating Leads Is Easy. Converting Leads...Now, THAT Takes Effort. - 08:33 AM
If you follow me at all...you know that in just about any given moment, you can find me involved in one conversation or another on Twitter. Usually more than one...And the day that this conversation occurred is no different. See, I was talking with my friend Tamara about lead generation and conversion. We were talking about the fundamental importance of lead generation and the fact that most agents simply don't have enough leads and why I think most agents simply fail when it comes to this activity. Below is an exerpt from that conversation from Twitter (If you don't use Twitter, (119 comments)
I really love when somebody makes an appreciative comment. I like when they tell me they been reading my other articles too! So I'm thinking, "awesome, another subscriber!" But... I head over to my statistics page to look at my new subscribers and the person is not there. Huh? Did I miss something? Now I'm thinking that perhaps people are missing out by not understanding how they will benefit by subscribing. Let's look at that topic today. When an Idea for a Blog Post Pops into Your Head... What Do YOU Do ? - 02:24 AM
This will NOT be a post about WHAT to write about when you run out of blogging ideas. There are many, many posts on Active Rain that can give boatloads of ideas about what to write about. Just hit the Search link at the top of any Active Rain page, and do a search about "what should I blog about" and you should get gobs of Active Rainer's posts about it. This WILL be a post about what you DO... once you get that idea. * * * If you are a blogger, and try and blog consistently... perhaps a few times (88 comments)
There has been a lot of talk regarding Credit Scores in the last week after FHA came out with Mortgagee Letter 2010-29 on FHA Loans. Here was my post showing such changes with an explanation. Jeff Belonger's cheat sheet for ML 2010-29. In my opinion, some of the confussion and or arguement with the new FHA loan changes is that FHA says that you can go down to a 500 credit score with 10% down. FHA even says that you can put the minimum down of 3.5% with credit scores of 580 and above. Here is the problem (23 comments)
Right, Wrong and the Realtor Code of Ethics - 07:17 PM
I was thinking about the Realtor Code of Ethics the other day. This isn't something I sit around and do that often, but it crossed my mind that day because I was mad. You see, I had a seller who didn't listen to my counsel in regards to pricing. And then he decided to remodel the kitchen during the middle of the listing period against my advice, putting in granite and stainless steel appliances. Once the work was done (and it did look nice), the house was close to expiring. When I visited with him about relisting, he was only willing to give (65 comments)
How's The Market? Why Da Ya Wanna Know? - 01:02 AM
"How's the Market?" must be the most loaded question in real estate. Alternatively I hear it as (1) a taunt from those who think Realtors are narcissistic and overpaid leeches on society or (2) an invitation to spontaneously deliver a PhD level discourse on the interaction of monetary policy with the cost of mulch. After reading a rational, well-written and helpful post by Jeff Dowler, I realize I need to better understand the motivations of the questioner. Only then I can decide whether the answer requires 15 hours on the computer. CLIENTS who ask "How's the Market?" want to hear how the Realtor will simultaneously sell their home for more than market value (54 comments)
Received a call from an agent about one of my listings as he and his clients were driving past the house. He asked about availability and price as it wasn't on his planned tour. "Yes, it's available and the price is $340,000" "Great, I'll show it now". 30 minutes later I received a second call. "My clients love it - they plan to offer $240,000 with $10,000 closing cost assistance". "Sir, you misunderstood - it's on for $340,000, not $240,000." "I know, but they are only qualified to $250,000. They thought they'd offer less and leave negotiating room." "If they are only qualified to $250,000, why (63 comments)
DO I REALLY WANT TO ATTEND THE MONTHLY INVESTOR ASSOCIATION FUNCTION? I AM SO TIRED - 06:28 PM
DO I REALLY WANT TO ATTEND THE MONTHLY ARIZONA INVESTOR ASSOCIATION FUNCTION? I AM SO TIRED I just came home from another busy day of real estate. I was fixing dinner when a remembered that the Arizona Real Estate Investor Association meeting was tonight. I just got home at 4:30PM and it starts at 5:15PM. My inner voice was giving me every excuse in the book not to go. Yes, it was very tempting to stay home. However, I decided to attend the event. Phoenix has one of the best investor association in America. I am very grateful for the people (11 comments)
If You Can't Say Something Nice, Don't Say Anything at All - 08:32 PM
If you can't say something nice, don't say anything at all. In our part of Alexandria - Old Town, Del Ray, Rosemont, Beverley Hills, etc. - neighborhood list servs are a big deal. Much like one big party line, information is shared, items are sold, yard sales are announced, even if you just need to borrow something for the afternoon, the list servs can be your best friend. In fact, the blog post we wrote on list servs last year has garnered over 50 comments/requests from residents in the area. When we respond to a request for information, we always (18 comments)
I took this photo while on the Ski lift at Squaw Valley last Sept. The other day I ran across something while I was clearing away some of the many documents and papers associated with when I was president of our association of REALTOR®. It was a small little sign in a cardboard frame that I had in my board office at the time. It is only 4 words but it speaks volumes. In leadership, probably everywhere, it is always a tug of war between those in office and those that relish the idea that they (94 comments)
All right, Mr. DeMille, I'm ready for my close-up. ... - 09:41 PM
or..."I AM big, it's the pictures that got small! ..." Atta girl! You tell em. Many of the Real Estate agents here will mix in close-up shots into their MLS postings...photos of furniture groupings, doorknobs, fireplace tiles, and other interesting 'hardwares' and features that give the home distinct character. When done correctly, it can really set the mood (like nothing else). Here are a few of my favorite (staging) close-ups I found today while rummaging through my desktop photos. I'm still trying to merge two computer into one, so I'm sure I'll be digging up a few more as time passes. (66 comments)
I withdrew a short sale listing today. I couldn't be happier! - 04:01 PM
I listed a home this past week in Bradenton, and really she didn't want to sell it. Those are the toughest appointments. It's one thing when the seller wants to move, or has too. But when a seller really loves their home having to put them on the market is not pleasant. In Bradenton and Sarasota foreclosures and short sales are now accounting for more than 60% of the transactions. If we can lower the amount of people having to list that would rather stay it will help stabilize the market's downward path.

WHAT is a QR Code you ask? - 11:30 PM
What is a QR Code? According to Wikpedia: A QR Code is a matrix barcode (or two-dimensional code), readable by QR scanners, mobile phones with camera, and smartphones. The code consists of black modules arranged in a square pattern on white background. The information encoded can be text, URL or other data. I remember reading an article on Agent Genius last March and that's when the light bulb came on for me. Since last spring, I've been using them on my listings and flyers. We (@ Homes Realty Group) are the only Real Estate company in Huntsville using QR Codes...we like to be forward thinkers! (Shameless Plug!) The QR Codes are certainly increasing the traffic on my website. (103 comments)
Like the rest of Larchmont NY homes, homes zoned for the Chatsworth Ave Elementary School feature the best of what a Westchester bedroom community has to offer. Homes in this particular school zone cover two distinct neighborhoods. Homes in the Village of Larchmont: Homes in the village of Larchmont feature tree-lined streets and pre-war homes packed with Old-World charm and character. They range in style from rambling Victorians with wrap-around porches, graceful colonials and impressive Tudors. Typically, the homes in the village sit on smaller lots, though there is still a feeling of space and privacy. These are mature neighborhoods (11 comments)

A Tale of Two Agents! Apologies to Dickens & Frost! - 01:22 PM
A simplied parable of sorts: Two agents come to a fork in the road. To the left side was a cafe with all the cups half empty, a dollar a cup. To the right side was a cafe with the cups half full, also a dollar a cup. The left cafe talked about 10% unemployment. The right cafe talked about 90% of people having jobs! The left cafe played dark gloomy music, lost loves, lost jobs, my dog done runaway kind of stuff! :( The right cafe played music like the macarena... you might not like it, but it (47 comments)
Life is a Great Journey: Will You Be Remembered as Just Another Pot-Hole? - 10:16 PM
Today as I was driving around Hampton Roads, I was listening to a motivational speaker on my iPod and the point of discussion hit me like a thuderbolt. In our lives, we cross the paths of numerous people throughout our day. Some people leave a greater impact than others. The speaker was talking about how WE will be remembered by those who cross our paths. There are two main options. Will these people be glad for the interaction or will they be in the category of those who are quite content that you are now in their rearview mirror? What approach (27 comments)
100,000 POINTS - what time does the limo show up? - 05:07 PM
OK, I just hit the 100,000 point mark, I heard that ActiveRain sends out a Limo to pick you up and celebrate the landmark I just reached - what should I wear? Casual, Beach, formal? can anybody that has gone through this already - please let me know? Short Sales Will Soon Be Viewed Just As Bad As A Foreclosure - 06:45 PM
Short sales will soon be rated just as bad as a foreclosure by lenders. The memos are already coming out to lenders. A short sale will no longer be given "not as bad as a foreclosure" status. How many folks went with a short sale to avoid the foreclosure stigma on their credit report in the past few years? Sadly many of these homeowners were advised to do a short sale to save their credit. That was based on the credit policy & guidelines of lenders at that time. Once again times are changing. So if your client has done a (97 comments)
I was at a meeting today and while I introduced myself to some of the attendees, a gentleman indicated he had overheard me talking about doing loss mitigation work and wanted to speak with me after the meeting. After the meeting, he wandered back over and began to tell me he worked with groups of investors looking to purchase homes and sell them using owner financing. This sounded good to me so I asked him if the purchases were going to be cash or some type of financing. He responded that it was neither. He arranged for buyers to buy (52 comments)
Real estate is a belly to belly business. When it comes to education, seminars and conventions, it seems like we've heard it all. But that is one of those lines that seemingly sticks with me. In a world of email, texting, and smart phones, we tend to forget about the one on one. While we criticize tweens and teens for their social ineptitude, we often suffer from the same problem. Do we deliver our offers in person? Do buyers agents meet us when they submit an offer on one of our listings? There are several reasons why this might be (77 comments)
Dear Listing Agent - 12:24 AM
Dear Listing Agent, I would really like to sell the little, pink house that you have listed in the north part of town. In fact, I already have a buyer! A nice young couple with good jobs, good credit, enough cash for a down payment and a preapproval at your asking price. I've even explained that this is a short sale and it could take awhile to close but, you know what? They don't care. You see, this is their dream house. He's already designing a fence in the back yard and she's picking out furniture and towels for the bath. (47 comments)

Austin Home Landscaping Tips - 12:46 PM
If you just bought a new home in the Austin area, you may have gotten minimal landscaping from the builder. Usually this means sod in the front yard and perhaps a couple of trees. Here a few landscaping tips for you. One of the most popular types of grass for the back yard in recent years has been zoysia. Because of its tolerance of drought, sunshine, shade and temperature, the use of zoysia has spread widely throughout the Austin area. Bermuda has also been very popular because of its drought tolerance, but it spreads more quickly and can be very invasive (1 comments)
Landscaping, the Hill Country and Deer - 01:10 PM
If you live in Central Texas and are not in the thick of a major city, think about deer if you are putting in a new landscape. Even cities like Lakeway have significant problems with deer. At first they are cute and everyone loves seeing the critters in the yard. But after they eat all of the fresh landscaping you just put in the yard of your new home, they aren't so cuddly any more. So what do you plant and what do you avoid? What deer will generally not eat are plants native to Central Texas and anything that will (1 comments)

The flame acanthus, also known as the hummingbird bush, is a great plant and hummingbirds love it. This plant will grow to around 4 feet high and can easily occupy a space around 4 feet across or more. The blooms are long and slender and are orange in (4 comments)

The glamorous life of the Realtor - 05:47 PM
The glamorous life of the Realtor. It was after lunch time and I was hungry. I also had to take some pictures for a BPO. So I headed out to take my pictures so I thought I would run by the taco truck to grab a burrito!
I got my usual Carnitas burrito and a Pepsi, and go back to my car. Well my car is extremely dirty, I haven't washed it in a while. There is still sand in it from my last trip to Monterey and I don't want to say how long ago that was.
