Does a death or suicide need to be disclosed by a seller or a listing agent? I haven't been asked many times over the years, but it comes up every so often.  What's Texas law? Texas law states, in summary, that disclosure is only needed if the house caused the death. What does that mean? The biggest example always used is say a house was a known drug house. It's a never-ending debate as to whether or not to include a photo on a real estate agent's business card. Some say yes; some say no (duh, that's the definition of a debate!).
Although it's interesting, when you ask the question in a public forum, I've noticed that most answer in the negative, explaining that "no one cares about your face" or that "doctors and lawyers don't have their pictures on their cards," or simply that "it's unprofessional."

Hear me out here, guys, and I am sure 99% of you will agree with my stance on this! The "new" thing to do for Large REO Brokerages, & Large Short Sale Brokerages in my area is to have their "Office Number" as the only point of contact on their MLS Listings.
Conveniently, their "Office Number" is simply an automated voice, saying to press 1 if I am a buyer, or to press 2 if I am an agent. These are the only two options available, so obviously when I call, I press 2. This leads to the following automated recording: … (142 comments)

We've all heard of "Buyers' Remorse," perhaps even representing a buyer who has displayed this malady. 
Basically, "Buyers Remorse" is when a buyer decides not to proceed with their purchase, or contract.  And, within very clear "rights of revocation," they can revoke their contract. 
That's one side of the Buyers' Remorse coin.
The other side of the coin dawned on me after reading Cynthia Larsen's recent post.
YES -- a REJECTED OFFER based on the buyer's low-ball.  Now the buyer is in remorse, realizing they shouldn't have low-balled.  They actually WANTED to buy that home.

A client saying yes, but meaning no, is a very important aspect of the real estate business. The quicker an agent can recognize this, the faster they can assist their clients with making "right" decisions.

Yes that is correct Connecticut Housing Finance Authority (CHFA) Interest Rate Is At 3.875% This Week!!!  I could not believe my eyes when I saw the Connecticut Housing Finance Authority (CHFA) Interest Rate for this week, I have never seen it hat low.

I received a call from an out of area agent who told me how great my profiles were and that I was his first choice to represent his clients from Los Angeles who are relocating to Southwest Riverside County.  He went on about how he could not keep driving here from Los Angeles to show his clients homes.

It just occurred to me that I have a reasidential listing for 18 months.  I have an  excellent 'cash' offer on it since January 16th.  That's 9 months...long enough for this deal to have ripened and 'given birth'.  So, why hasn't it?

The Diet Continues - Week 52 - 1 year review! - 08:10 PM
This week I lost .4 pounds.  I have effectively been on maintenance for a while. 
Today is my 52nd check in, or 1 year.  When I started on 9/5/09 I weighed in at 362.2; today I weighed in at 303.  My low point was a weigh in of 299.4 on July 10th. 
I have lost a net of 59.2 pounds in one year.  My wife and I are looking at new strategies of weight loss for me.  I also need to get off the caffeine; but do not have the courage to do it right now.

We had a bank approval at 121,900, a buyer (not ours) and an inspection. The inspection read "recommend further testing for chines drywall". There were pictures. The buyer walked. He had young children. We believed there was no Chinese drywall and had 2 inspections done to our satisfaction indicating there was none. The cause of the "appearance of Chinese drywall........ was sulfur in the water.

This graph shows single family homes for sale and sold in the City of Worthington (and Riverlea combined) for the past 15 months.  A lucky 13 home sellers closed in August 2010 in comparison to 20 in August 2009, down 35%.  With 105 homes on the market inventory of Worthington homes is up  104.5% from August 2009.
