For the 30 days ending August 25, 2010 in the 3 nearest townships, there were 51 single family and twin homes that settled at an average price of $660,740. This is an improvement again this month in total homes sold since the previous month, somewhat surprising given the fact that the tax credit buyers are no longer in the numbers and the local media had reported a bad July. The average discount off the original asking price also held on and remained the same as last month at a respectable 93.4%. Contrary to markets in other areas, and even contrary to (0 comments)

How many new home buyers are still looking for their 'Dream Home". To some, it may seem like a fairlytale, but it's not. It just takes a little more money and a little more effort. We have to work harder to find those first time home buyers with perfect credit, (it would be great if they found us) but it's not impossible. There was a time when we were "fairy godmothers....and fathers''..lol, but not anymore. Those days are gone. They are not going to buy a house with no money and no credit, by the wrist of our fairy warn.

If you look in clothing stores or attend some running road races occasionally you will have that rather long torso T shirt for example where they say ONE SIZE FITS ALL. But I think it is rather obvious In The REAL World One Size Doesn't Fit All. Take for example in some brokerage firms with training for new agents, they still rely on what are called "scripts and dialogues." New Page 1 Pending Home Sales Surprise To The Upside The National Association of Realtors (NAR) reported today that July pending home sales surprised to the upside today, up 0.1% from June. The forecast had been for a 1% decline based on the end of the homebuyer tax credit and weaker employment. Even better, the increase was in all four every regions of the U.S. With all the backslapping and glad handing, let's not forget the sobering fact that July represented a 19.1% decline from the previous year. So that bank-owned property you've been watching is going to auction, and you hope to snap it up at a bargain price. Not so fast! Negotiations may not be over even when you hear those magic words, "Going once, going twice, SOLD!" Whether the auction is on-site or online, unless the auction is ABSOLUTE, the "winning" bidder has not actually snagged a sale price. If the seller's minimum or reserve price has not been met, the highest bidder has merely won the right to negotiate farther. We are a real estate company helping buyers and sellers with Kennewick homes, and we were ecstatic with Kiplinger's top 10 list of places to raise a family in the United States. Kennewick Washington is in that top 10 list out of potentially thousands of United States cities to pick from. Does not surprise us however. We moved here about 8 years ago from Southern California. Avoiding the Global Warming Impact of Insulation - 01:26 PM
New data from Environmental Building News shows that the high global warming potential of certain foam insulation materials counteracts a lot of the environmental benefit of high insulation levels. Can insulation materials, which we use to save energy and help prevent climate change, cause greenhouse gas emissions? Yes, in two ways. First, it takes energy to produce and ship these materials-which we refer to as "embodied energy"-and using fossil fuels for these energy needs releases carbon dioxide (our most significant greenhouse gas). Today, it looks like I sold one of my listings. But, one of the statements from the buyer that frustrated me was one that I’ve had a problem with for awhile. She said “Wow, the house actually looks like the pictures. I’m tired of thinking I have found my dream home to only find out they photoshopped the kitchen to be twice the size it really is!” Now, this made me happy to hear that as I have never photoshopped a listing photo in my life! Homes that have completed the foreclosure legal process frequently revert back to the bank, if they're not perviously sold at auction. While Crofton, MD doesn't have a significant number of bank owned properties, some are always available for preview and purchase. Bank owned properties can be a great deal for potential home buyers. Crofton, MD has had a total of 193 homes that have sold from January 1, 2010 through August 31, 2010. Of these, only 15 were bank owned (foreclosure) sales. This equates to 7.7% of total sales. Compared to other communities in the area, this is a very small number. (3 comments)

I have some Active Rain Questions I am hoping someone can answer. What is an Association and what does it do? How is it different than a subscriber? I know a Subscriber is one who subscribes to your blog or vice versa, got that much. But what does an Association do? It doesn't appear to be like a "friend" on facebook. You don't get any notifications of anything that they post. I don't think you get points for having associations do you? So what is it?

Quick Trip To Colorado College With Youngest Son And Driving Jeep Out, Flying Back. - 12:18 AM
When you have more than one child, spending time with one of the kids and having each other's undivided attention is special. My youngest son is heading back to Colorado College in Colorado Springs and this year Elliot has a jeep to tool to the local ski areas. But sending him out by himself was not something I wanted to miss out on so on the road. In Cleveland Ohio tonight and planning to fly back Sunday after getting him settled in for another year of college. Most of the articles we see about advantage and disadvantages of an FHA loan concern the low down payment, or higher qualifying ratios, or lower FICO scores. And there is discussion about the costs of mortgage insurance premiums. But rarely do we see very much written about some of the advantages of an FHA mortgage down the road. So since so much has been written about "getting" an FHA mortgage, I will skip that part, with one exception. Delaware Mortgage Rate Advisory for Thursday September 2, 2010 Thursday's bond market has opened in negative territory again as yesterday's sell-off extends into this morning's trading. The stock markets are showing relatively minor gains with the Dow up 18 points and the Nasdaq up 15 points. The bond market is currently down 11/32, which should push this morning's Delaware mortgage rates higher by approximately .125 - .250 of a discount point.None of today's three reports showed a surprise significant enough to affect mortgage rates. The revised 2nd Quarter Productivity reading revealed a 1.8% decline. This was slightly weaker than the 1.7% (0 comments)
