Your emotional attachment to your house can cost you big $$$$ - 03:36 PM
Your emotional attachment to your house can cost you big $$$
Our homes are very personal to us.  And I know this from personal experience.  Thinking of my Grandmother's home brings warm happy feelings.  Thinking of my parents home does the same.  But when I think of the last two homes I lived in with my X husband I get a entirely different set of emotions.  And when I move the next time, I'm sure I'll be very attached to my current home... the one where I lived when all the children left the nest and became adults.  But when it … (34 comments)

ActiveRain - Joining the Conversation and then Watching - 09:11 AM

ActiveRain is all about active CONVERSATIONS and that is a very cool thing. Because of the point system, people have incentive to make comments. (25 points ea., up to 10 comments for credit per day for comments you make on blog posts which aren't your own)
I blogged for a while outside of ActiveRain and quickly lost interest in creating new articles. I did get comments but they were all SPAM. These are the comments where people leave the same generic comment on a bazillion blogs hoping to get clicks for their URL. But as you know AR is different. … (79 comments)

Using The Word REALTOR® Online -- Know The Rules! - 09:01 AM
I'm online a lot.
Now, I don't mean I turn on my computer and occasionally check my email or post on Facebook once a week. No...I am online ALL DAY. From the time I arrive at work until I decide it is time to leave, I am online. Roughly 10 hrs a day, give or take.
And, one thing I continually see online is real estate agents using the power of the internet to help them promote their business. All well and good, really. And, I'm happy to see it. I just wish more of them knew that using the word … (98 comments)

One Day at Time (or One Week at a Time) - 06:34 AM
One Day at Time (or One Week at a Time).    I was inspired last night by a post I read from Chris Alston called I tried to hold water with a noodle strainer...It didn't work!!!  I loved the metaphor on this post and if you haven't read it yet, you may want to head over there.
I have learned a TON on Active Rain, especially ideas on SEO, marketing and social media.  It's taken my marketing to a new level and I'm constantly improving.
But, there are certaintly times where I feel OVERWHELMED - both in how to do something and … (72 comments)

3.8% Sales Tax on Real Estate sales? - 02:27 PM
An agent in our office received this in her e-mail.  She asked her husband (the real estate attorney) if it were true.
Neither of them had heard anything about this.  You would think that if this were true, one of the two of them, would know something about it.
____________________
I immediately hit the internetsearching for the answer.  It must be true, after all, it says "verified" right in the e-mail itself.____________________
Well, as you can imagine it's only fractionally true.  If you happen to run across this e-mail, or a client of yours calls panicky after reading this e-mail, … (119 comments)

It's Time To Remind Ourselves Of The Basics - 09:35 PM
Lately, there have been a lot of posts on Active Rain about real estate professionals giving it up.  And it sort of reminds me of what it was like when I was a new agent.
Interest rates were down to 16 percent.  There were veteran agents in my new office who hadn't sold a house in so long, they'd forgotten how to fill out the paperwork.  And there were a bunch of fellow newbies who, like me, were clueless - we didn't know it was a crappy market.  We didn't know what we didn't know.  And our manager (new to managing) … (82 comments)

HOME STAGING IN KALAMAZOO AND BATTLE CREEK - 05:52 AM
When staging a property a professional home stager will find useable square footage.  Square footage adds value.  A stager will do this several different ways.  Decluttering is one way to show the useable square footage of a home.  Perspective home buyers will need to see beyond "you" when they view your home.  They will need to see the uses of the space, not how much stuff you have.
Often times when I am preparing a property for sale I look at each room and determine how I can set the scene to show all the square footage and uses of a space … (24 comments)

Updating Event Posts...Because Consumers are Looking - 09:15 AM
This weekend I was checking my analytics. I use several programs, site meter, google analytics and getclicky. They all give similiar results but sometimes different.
One of the things I noticed was that people in the Ann Arbor area are already searching for Halloween Events. But, like my Saline Christmas Parade post last year the information they are finding OLD posts.
I had an Art Event Chairman call me, upset last year and asked that I take the post down from Google since everyone was going to get confused.
She was not happy. Didn't understand the internet and indexing. I … (70 comments)

My RE/MAX Associates Office is Supporting Ronald McDonald House on RED SHOE DAY!
My office and fellow agents are doing our part to help support Ronald McDonald House Charities in San Diego. The Ronald McDonald House in San Diego  helps the families with hospitalized children stay where they are needed , here with the children.
The Ronald McDonald House in San Diego is a 47 bedroom facility that provides a bed, a warm meal and laundry facilities for the family members of children being treated  for serious or life threatening illnesses. They also have at this facility rooms set aside for day … (36 comments)

Title problems may interfere with foreclosure actions. - 04:11 PM
A recent court case in Florida signifies problems for banks wanting to foreclose. A bank filed for foreclosure and submitted an assignment of mortgage as basis for the case. The court found that the mortgage was carried on the books of Fannie Mae and, thus, didn't belong to the servicing bank. Apparently only Fannie Mae, the owner of the mortgage, had the right to foreclose, yet the servicing bank filed the case. The judge found that the servicing bank's actions amount to a knowing deception and are therefore fraud. How often does this type of fraud occur? Are there a large number of … (30 comments)

If at First You Don’t Get a Contract on Your Short Sale, Try Try Again - 12:59 PM
You tried to sell your house as a Short Sale before but couldn’t get a contract.
There’s a reason you couldn’t.
When agents list distressed properties, they should market them the same way they would for traditional sales ... by not skimping or shortchanging on service or marketing efforts.
But there’s one aspect that must always be handled differently with a Short Sale. And that’s with price.
In a Short Sale, an aggressive pricing strategy should ALWAYS be applied.
Too often, Short Sales listings are priced the way houses are normally priced ... by trying to … (11 comments)

30 Day Challenge - OH What A Crazy Ride! - 10:44 PM

THANK YOU.  There are just far too many of you to mention.
For those who checked in on me when it was getting late and I hadn't posted yet - THANK YOU!  Especially, Margaret Rome (who actually called me on more than one occassion to remind me).  It … (78 comments)

You'll see this house...when...!
After waiting 4 days to gain entry to a foreclosure property that my clients were interested in, I finally received an answer. No, not going to happen! It is unusual in this area for a foreclosure property to have occupants and I had to ask...and the answer was...
Apparently this house went into foreclosure while the occupants were still living there. They were in negotiations with the bank's attorney regarding Cash for Keys and if they did not come to an agreement, the house was off limits to everyone! They refused to cooperate at all.

Hello, Agents - Need Your Opinion - Poll - 12:13 AM
I would like to hear other agents' opinion on the following questions because I want to know if I am off-base in thinking I should disclose as much information as possible about a property I am listing, or selling.  Please write your answer on one or more of the following questions in the comments section.  Thank you!
If you are the Listing Agent:  Do you think it is important to disclose everything to a buyer and their agent upfront?  Or would you overlook certain minuses that could be issues, and not show the less desirable features in your photos, leaving it … (64 comments)

Don't skip past your own profile. - 10:19 PM
A stalwart long-timer on Active Rain recently asked the question about how to figure out how many subscribers you have.  It prompted me to realize that not everyone spends hours and hours admiring their own photo on their profile page knows what goodies are sitting right on their own profile page.
So, as a public service, 'cause you know I never offer a post up selfishly just to see my own name and picture in lights... it's always just to serve the people... to enlighten and edify the membership of our blessed Active Rain... to.. er... ahem.. oh yeah.

How to make $10,000 from Rentals - 08:57 PM
How to make $10,000 from Rentals
A while back I wrote Rentals can be a Great Source of Income while Growing your Business.  I received several emails with questions regarding rentals and after turning down a potential rental client today I decided to write a post on how I handle rentals. FIRST, rental commissions may be different in every area, so making $10,000 from rentals might not be possible in certain markets. In my market it's very possiblesince 2-4 rentals can easily be equivalent to selling a home.  I personally only spend a few hours on each one making them a great source of quick income for me.SECOND, you need … (98 comments)

Do you understand this? I can't! - 03:34 PM
Do you understand this? I can't!
I got a call from an agent, whose house I showed the other day. She complained that my business card didn’t meet the requirements set forth by our MLS. I laughed because I thought she was kidding. She said that she was going to report me because my cards violated Rule 180. I told her I would review the rule.

In my MLS, we are still required to leave a business card when we show a house listed on the MLS. This was fine when we had key boxes that didn’t require and report … (85 comments)

Dear Agent G, I'm Curious.       (Unstoppable Woman!   -  Day 25)
Dear Agent G:
I met one of your sellers this weekend.  Actually, one of your ex-sellers.  I was holding an open house for a fellow agent - a group of condos - and your ex-seller came in to look.  During my conversation with her I found out that her house had been listed for sale with you, but the listing had expired.  I found out that you had not yet removed your sign.  I found out that she couldn't remember your name.  And that she thought you were with my agency.  … (28 comments)

Continuing Ed Changed the Way I Do Things - 09:23 AM
There I was in beautiful downtown Ocean City, Maryland, on a beautiful sunny 80 degree day with the bluest and clearest of skies and a refreshing ocean breeze...  seated in a windowless convention center ballroom for required continuing education at the Maryland Association of REALTORS Annual Conference.
This continuing ed was a good refresher on Fair Housing Laws, among other things.  The instructor was one of my favorites (Deb Hutson, for those of you in Maryland who may not have heard her) and she approached this topic with the assumption that no one in the room would deliberately discriminate against the … (45 comments)

Should The Listing Agent Accompany Buyers And Their Agents? - 06:43 PM
Long before I was a Realtor, I was a repeat homeowner who had already sold four of my own houses, all located in different U.S. cities. I didn't have to become a real estate agent to realize the standard processes and procedures of a Realtor. Could it be possible that the protocol on showing a home differs from one region of the country to another and that locally we are doing it all wrong in the Hudson Valley region of New York?
I am always looking for creative ideas to set myself apart from the rest of the agents in my local community without overstepping my … (114 comments)

Catch the new Hawaii Five O tonight - 01:49 PM

The new Hawaii Five-O series pilot will be on TV tonight!  Check it out on CBS.  In Hawaii it will be airing at 9 p.m. on KGMB.  In other states, please check your TV schedule.
My favorite thing about watching the original Hawaii Five-O TV show is checking out the landmarks.  For example, along Ala Moana it seemed like there were just two tall buildings in the late 1960's and early 1970's - 1350 Ala Moana and the Ala Moana Building.  Catch an episode with a shot of 1350 Ala Moana and you'll be thinking "where are … (0 comments)

The theme this year is "Forever Nature"
The Beaver Brook Association encourages people from New Hampshire and neighboring states to enjoy nature.  There are activities to emphasize the importance of wildlife and environmental conservation.

WAV Group Paper: The Property Search Delta - How Brokers and Agents are loosing the online battle to third party websites - 11:03 AM
Professional real estate websites are losing the battle for consumers online.
Todays real estate consumer has a dizzying array of websites that provide them with access to real estate listings.  There are numerous third party websites like Zillow and Trulia as well as national real estate Franchise sites and local real estate company websites.  Consumers likely assume that all of these sites offer the same quality of information. Unfortunately this isnt the case.
This white paper from the WAV Group chronicles research findings on the consumer search experience.  WAV Group has calculated the differences between third party websites, franchise websites, and broker websites to measure … (0 comments)

Austin TX Sellers - Your Pricing Strategy Can Make or Break Your Net - 08:22 PM
Austin TX Real Estate Pricing Strategy can make or break your selling experience.  You can end up staying on the market longer than you should, and also making you net less than you probably would have if you don't think about your strategy in advance.  I have two examples...One Austin TX Seller got an unofficial appraisal of his home for $750k. But you don't have the report? No, says Mr. Seller. The appraiser came over and looked around and such and told me a number.  Oh great...  It comes time to list it. The Buyer Loves Everything! They Are Not Going to Buy! - 06:20 AM
The Buyer Loves Everything! They Are Not Going to Buy!  Are they lookers or buyers?
Being in real estate for twenty years, some observations were made early in my career.  When a buyer, that I didn't know and had not worked with previously, walked  into a home and loved everything, they usually would  not buy it. Either they were  not ready or they could not afford it.
Have you ever seen this happen? A family makes an appointment to see a property, they are so excited. The kids are going, WOW, look how big that room it, I have never seen ceilings that high, Look … (18 comments)

Outer Banks Summer Season Could Be One For The Record Books - 12:12 PM

The summer of 2010 on the Outer Banks is shaping up to be one of the best on record according to various economic data that is finally coming in. I live just over the Wright Memorial Bridge in Kitty Hawk and I can say for a fact that the traffic getting onto the island did not stop letting up until 8-9pm, which was about 2 hours longer than normal. Many of the rental companies and hotels were at 100% occupancy for most of the summer. Renters looking to get discounts by booking last minuet found themselves without a place to stay. hello - 06:29 PM
In the world, according to Geri, change is disruptive and to be avoided at all costs.  I've stayed at jobs way longer than wisdom would have dictated, endured relationships when they were no longer nurturing and wallowed in my self inflicted trough of garbage.  Where did I miss the concept of a literal translation of garbage in, garbage out.  I think when they taught that course, I left at the lunch break and missed garbage out.
As part of my commitment to create a new me, both physically and environmentally, I determined I was going to rid myself of clutter.  I'm working on … (0 comments)
