Every buyer is different. And every buyer has different needs, wants, and expectations when it comes to purchasing real estate.
So when it’s time to write an offer, it is very important to craft a strategy that addresses each client’s individual preferences.
The first question I ask the buyer before beginning is this:

I don't need to tell you what the state of the economy is just take a look around.  Today, many home owners are frustrated as they watch their home languish on the market.
Looking at market reports for many areas I see the the majority of the home sales are on the lower end of the market.  Those with cash or those fortunate enough to qualify for a mortage seem to consider  short sales or foreclosures over some of the resales on the market.

I had an incident recently where a certain type of inspection company representative, without my knowledge, after me referring my client to them for an inspection, entered into a dialogue about contract, commission rates, and at one point revealed that their spouse was an agent at a certain brokerage.
Due to certain circumstances, the client thought about perhaps selling their home as a FSBO, and this inspection company representative volunteered information to my client about how some brokerages have just done the paperwork for 2%.

Your forms to close are in the mail.  Our office does not deal with E-mail or faxes. In their efforts to accommodate buyers and make deals work, more Westchester home sellers are agreeing to either credit money to buyers for repairs or make the repairs outright. In general, I'd rather issue a credit; buyers can do the work as they see fit and sellers have one less headache.

On listing appointments and in friendly conversations with friends and family about selling real estate, I often come across the statement, "We'll just put the house on the market and see what happens". In the past, I've kept quiet when people make that LOOSE statement but I have a compliant personality. There is no need to rock the boat, especially when sellers are not selecting me to be their agent.

      New Hampshire residential home sales saw a drop in unit sales in August after 9 consecutive months of increases.  The median price for residential homes fell by 3 percent.
     There were 981 statewide residential home sales in August of 2010 in comparison to 1,113 statewide residential home sales in August 2009.  The the median price fell from $222,000 in 2009 to $216,000 in August 2010.
     Even though New Hampshire experienced two consecutive months of decreases, cumulative home 2010 sales were 1,804 through Aug. 31.  This is 4.3 percent ahead of January through August 2009 sales. The median … (9 comments)
