Just provide the facts Jack, take your hearsay elsewhere! - 04:29 PM

Just provide the facts Jack, take your hearsay elsewhere!
hear·say
second-hand information: information that is heard from other people Synonyms: rumor, gossip, tittle-tattle, idle talk, word of mouth, scuttlebutt
REALTORS® know that everything in real estate is written, that hearsay has no legal bearing. Show me photos, solid proof or signed documentation to so-said claims and then let's discuss the information.
During due diligence, I love to research a property to the fullest and rely on trustworthy documentation to educate and inform. Hearsay is similar to the rumor mill, in the respect that some things may be true but due to … (43 comments)

Flood Safety: Warning or Watch Stay Informed - 06:09 PM
Flood Safety: Warning or Watch  Stay InformedCurrently the East coast is pounded with rain, here in the Gettysburg Adams County area it has rained all day and we are approaching record rainfall numbers. The National Weather Service has issued a flood warning for our area. It got me to thinking do people really know the difference between a flood warning and a flood watch.
Knowing the difference between the two is important in planning for flood safety. A flood watch means that floods are possible in your area, a flood warning is when flooding is already happening in the area. Some tips … (24 comments)

The Real Costs Of Selling A Home - 05:33 PM

Original source: The Real Costs Of Selling A Home
There are many fees and extra costs associated with selling a property. The last thing you want going to the closing table is unknown costs popping up at the last minute.
Any decent Realtor will give you a net sheet sometime prior to closing, but I also recommend you become familiar with these costs make sure you aren’t getting the short end of the stick.
The Cost Of Selling A House
Sales Commission – This is going to be your biggest cost associated with selling a home. Realtor commissions can be up … (20 comments)

The Chicken and the Egg of Real Estate - 09:25 PM
The chicken and the egg. Which comes first? When a potential buyer calls and wants me to show them a home, one of my first questions I ask is are you pre-approved for a loan? The reason for this question is simple. If I don't know what you are qualified for, I will have no idea what homes I can show you.
Buyers, I know this may not be what you want to hear, but you MUST get pre-approved for a loan before asking to be shown homes. Your pre-approval letter contains very important information.
The maximum purchase amount - It … (125 comments)

COPYRIGHT INFORMATION FOR ACTIVERAIN MEMBERS! - 10:50 AM
COPYRIGHT INFORMATION FOR ACTIVERAIN MEMBERS!
COPYRIGHT TIME.  Several posts in the past few days about copyright and some pretty risky advice contained in some, made me think that it's time to do the copyright thing again.
I'm not an attorney.  These posts reflect my experience in pursing copyright violators, folks who copy and past content created and published by me from my web pages, Google images, etc.  I have over 100 Copyright Certificates and pursue each and every violator for damages.
$30,000 JUDGMENT RECEIVED.  I received a note from my attorney's office last week that a Default Judgment against a copyright defendant … (90 comments)

You Aren't in the Real Estate Business - 07:55 AM
Paul Crego, my original broker and mentor, called costly mistakes "tuition in life." Maybe he knew that spin was far more empowering than my own on my goofs. He had another turn of the phrase when not such good things happened, and that was "now you are in the real estate business," as if those occurrence were rites of passage. He was right. They are. You aren't in the business until you get out there and get yourself exposed to good, the bad, and the ugly.
So, with tongue planted firmly in cheek, I'll run down how you aren't in the real … (157 comments)

Beware of Shadow Inventory! - 01:37 PM

Beware of Shadow Inventory!
Big announcement today:
There is still approximately $460 billion dollars worth of shadow inventory (inventory the banks have taken back but not yet put out on the market).  Wow, who keeps track of that???
Current estimates are that it will take 41 months to release all of that inventory.
Here’s my thinkingt:  More shadow inventory will be added even as this is being released.  What exactly do they mean when they say it will take 41 months to release what they’re holding now?  Just putting it out on the market is going to take almost 4 … (20 comments)

Some Active Rain Things We Need to Know and Remember - 09:23 AM
Yesterday I wrote a post about using outside material.  The blog was inspired after I had read an AR post by a relative newbie.  The person had completely copied some outside material.  This is against the Active Rain rules, so I thought it was probably a good time for a reminder, not only for myself, but for the many new folks here in our community.
The responses to that blog pointed out a couple of things that I thought were interesting.  I think there are some things we need to remember here in our little community called Active Rain.
First, someone … (68 comments)

Want to know what I got out of the 30 in 30 challenge? ...CRAPP! - 10:04 PM
I was a little late in finding out about the 30 in 30 Challenge but I did manage to finish it.   In the 30 days I posted, I took 2 long road trips: one planned and one unexpected.  But I was determined... I would not be stopped.

When They Say Mean Things About Their First Agent - 10:31 PM
It's not unusual for any of us to be the second agent, getting the call after the sellers' first agent got fired - or fired himself.
Once, as a new agent, I found myself in the living room of a beautifully renovated house.   They had listed it for about four months with an agent with decades of experience and a wonderful reputation.  Then came what should have been a great big red flag.
The wife said some really awful things about the first agent.  It was pretty nasty rant.  It wasn't like there was one big issue - there were … (101 comments)

What's In a Name?--Your email address can say a lot about you - 05:53 PM
It used to be the car you drove. Then, it may have been the clubs you were members of. These days, I am starting to understand that your email address says a lot about you, and your level of sophistication and credibility. I have begun to notice it in my profession, that of an real estate attorney. I can't help wondering why someone who would appear in many ways to have a sophisticated law practice has an email address like Frankjones@aol.com or martjasmithesq@yahoo.com as his or her business email. It says to me that this person has not reached a level … (69 comments)

The Secret To Lighting A Fire Under Your Own Butt - 10:51 PM
Sometimes if you have been around awhile and gone through enough motivational seminars you can't take the hooey anymore and just want to throw up if one more Tony Robbins type comes bouncing off the walls at a meeting room near you. But there is
The Secret To Lighting A Fire Under Your Own Butt.
I am talking self-motivation not motivating that Bozo next to you. That's their problem and they will only act on motivation if they want to anyway. If you need six pack abs, to lose weight, get that sales goal, run that marathon, attend all your kids soccer … (99 comments)

A Dozen Essentials for a Smooooooth Home Inspection - 09:36 AM
For some time now I have wanted to put together a long list of all the things that a seller should consider doing to get their home ready for the home inspection.  The more I thought about it, the more I realized my list was starting to look more like my 90,000 item report template, than a “to-do” list for a seller to get ready for the inspection.
And then I got to thinking----if sellers actually did all those things then I wouldn’t have a job!  Well, I don’t “really” believe that---based on what I know about how things … (91 comments)

The Rent vs. Buying Media Blitz - 03:15 PM
Is it just me, or has the media started a BLITZ with "Rent vs. Buy"?
Unless someone is, actually, living in Mom's basement, there are two options when providing a roof over one's head:
A) Rent
B) BUY
It's been this way for a really, really, REALLY long time now.
Interesting, I've never heard peep one from "the MEDIA" about "renting" . . . until only recently.
I would like to think that people, AKA ADULTS have figured out their housing criteria on their own.
But, "the Media" needs to continually spoon feed people.  The latest tripe on their MENU:  "Rent vs. Buy" … (43 comments)

To Whom Am I Speaking? - 04:16 PM
To Whom Am I Speaking?
Call me fickle, but when I respond to a comment on a post that I've written, I feel a little awkward when I don't know to whom I am speaking.
You know the ones that I am talking about.  When they comment on your post, the only identifier may be a team name or the name of the company for which they are affiliated.
I'm going to use my friend Robert Amato because I don't think he'll mind being used to make a good point.  I'm not picking on Robert, but he's the only one I … (103 comments)

Door Knocking For Business Is Dangerous, Desperate & Borderline Pathetic... - 12:48 AM
I read a featured post about "doorknocking" earlier tonight. Most of the comments were filled with obligatory compliments. Maybe they were worthy to those that were looking for door knocking advice. Not sure. Perhaps door knocking can work anywhere, but it doesn't mean I have to agree with it, like it, or respect the practice. Because I don't.
As a homeowner I don't like strangers on my lawn, plain & simple. I get jumpy when grown men knock on my door and expect to shake my hand, get answers or share a conversation about anything other than me winning the Publishers … (137 comments)

Are All The Professional Designations Really Important? - 11:12 PM
First of all, I want to make a full disclosure that I have done two or three designations.  In some classes I learned alot that would not only benefit me but would also benefit my clients.  In others,  I may have picked up a few new ideas but my greatest benefit from all the classes was the opportunity to network with agents across the state.  I have had several opportunities to refer clients when it was in their best interest to have a neighborhood realtor and I have been fortunate to receive a few in return...and I made many friends.

No Donuts More Information say my agents.. - 10:37 PM
When I first entered the mortgage business years ago, I learned the sink or swim method.  Nothing formal, just some advice from the Senior Loan officers. That was about all the training I recieved.  Nice, huh? Well being that I have always been a person that refuses to fail at any endeavor, I decided that I would work until I would become the top producer in the State of New Mexico! If enthusiasm was the key, them by golly, I would get it done quickl The first thing I was told to do was to go and visit the Realtors and bring … (26 comments)

There has been a lot of talk about other comments left on posts written of lately. Some responses or posts that have been written have stated this :
Some comments are rude. Some comments are long, could be a whole post itself. Some comments are spammed comments aka canned comments. Comment etiquette. Am I missing anything else?  Let's start with this thought.. don't we all like comments?  Want comments?

So, you really want to buy a crappy home?! When clients won't listen to good advice. - 10:46 PM
"I will NEVER sell a home built by a builder that has an "F" rating."  I told my friend several weeks ago as we were walking our dogs together. "I can't sell a product I don't believe in!"  I told her.  So, that means certain subdivisions are OUT in my book. I'm not going to take a buyer there, and I won't list a property of a shoddy builder.

(note: the above home was NOT built by the F-rated builder)

Fall is a wonderful time to buy a home in New Hampshire.  Not only is the fall foliage beautiful this time of year, but there is an excitement in the air as we enjoy the colors and the festivals.

The First World War Ends on Sunday - You heard me Right! - 12:24 PM
Yes World War One ends on Sunday!
I know you thought this thing was over on 11/11/1918; but that was a mere Armitice.  On Sunday the staggering bill put at the door step of the Germans will finally be paid in full (or at least the sum it has been negotiated down to).
The German's have not always been prompt with the payments.  Things like the Great Depression and WWII got in the way (Wonder how they effected the German's FICO rating?).  I also wonder who made the payments when the country was split after WWII; sounds like one of those … (6 comments)
